2191 Bolton
Just around the corner from the biggest park in New York City, 2191 Bolton Street is situated on a cozy block lined with similar-looking midrise prewar and midcentury apartment towers. Completed in 1941, the facade is clad in yellow brick and punctuated by white aluminum framed casement windows. One is immediately transported back in time upon seeing the Art-Deco-style adornments, including colored marble flooring with geometric inlay, stained glass windows and curved frosted glass sconces. For those looking for good value in the Northeast Bronx, this cooperative, with its spacious multi-bedroom apartments starting at $105,000, is worth considering. Fifty-four residences across six stories range from studios to two-bedrooms. Units don’t come on the market often, only about one or two per year. Because the building was designed in 1941, the apartments vary greatly somewhere between being well-maintained in their original condition and completely gut renovated. Regardless of size, all of the homes have just one bathroom. Like most prewar layouts, the homes here are spacious, featuring formal rooms like a salon-like foyer with a walk-in closet (sometimes two), a proper dining room and a generously proportioned living room. Unrenovated apartments feature prewar architectural detailing, including wide arched doorways, crown and floor molding, wainscotting and recessed shelving. Unit #4E, a 600-square-foot studio with a renovated kitchen and a bathroom with a jacuzzi tub, sold for $109,999 in the last quarter of 2023. Apartment #5D, a 775-square-foot one-bedroom with the original parquet wood flooring, arched recessed shelving and a separating dining alcove, netted $125,000 in the third quarter of 2024. A 1,200-square-foot two-bedroom, #3G, has an eat-in kitchen, a 16-by-12-foot primary bedroom and wide arched doorways; it was last resold for $229,000 in the second quarter of 2023. It should be noted that there is just one three-bedroom in the building, #1B: spanning 1,400 square feet on the second floor, the corner unit comprises three king-sized bedrooms, six colossal closets and a massive sunken living room; it sold for $310,000 in the second quarter of 2021. The elevator building has a live-in superintendent and part-time maintenance staff, offering only the essentials. On the lower level, residents can find rentable personal storage lockers and laundry facilities with folding tables and wire basket carts. Plus, a new security system was installed with security cameras surveilling the entrance and building perimeter, remote guest access and package delivery to the mailroom. The blocks in Pelham Gardens are unexpectedly long, lined with prewar co-op towers and postwar apartment buildings. The pace is slower here, and people tend to know each other by first name. On any given day, one could see a cool dad walking his kids to the school bus, a foxy grandpa returning from his daily swim at the YMCA or friends toting tennis rackets on their way to the courts. Just around the corner along Bronx Park East, Pelham Bay Park offers 2,772 acres of green space; it is known for its miles of bridle paths and hiking trails, the Bartow-Pell Mansion, two golf courses and a 13-mile saltwater shore lining the Long Island Sound. Back inlaid along White Plains Road, there’s a limited supply of big box stores, chain restraints and conveniences, including Bank of America, CVS and McDonald's. Residents can shop at local grocery stores, including Key Food, Pelham Supermarket and Premier Russian Food Market. The co-op is just under 500 feet from the nearest subway station, Pelham Parkway, which provides access to the 2 and 5 trains. Nearby major thoroughfares — Bronx River Parkway, Cross Bronx Expressway and Pelham Parkway — make around the Bronx easy and to Manhattan manageable.
