The newly upgraded interior provides a modern feel. The kitchen is fully equipped with modern appliances, ample counter space, cooking basics, and a dining area. The living room offers a plush sofa and a large flat-screen TV for relaxation. Paid parking is available onsite. A coffee machine with coffee, cream, and sugar is provided. Situated in Downtown Atlanta, this apartment is within walking distance to great restaurants, public parks, and fast transport options, including the nearby MARTA Station. It's conveniently close to Americasmart, World Congress Center, GA Capitol, Peachtree Center, Mercedes-Benz Stadium, GA Tech & State Sports Stadiums, World of Coca-Cola, Georgia Aquarium, and Centennial Olympic Park. The Peachtree Center Marta Station is just 3 blocks away, offering easy access to the airport, Midtown, and Buckhead. The condo is also near the on-ramp for I-75/85 and I-20, and BYRD scooters are available outside the building. As this apartment is located in the heart of the city, guests may encounter houseless individuals smoking and drinking around the area and outside the building. The building is currently under construction, which may result in noise from blowers in the lobby and hallways. The on-site parking lot is privately owned and may have visible trash, and guests may find the parking lot creepy at night. AC and heating are available seasonally and are controlled by the HOA without a thermostat. Quiet hours are observed between 9:00 PM and 9:00 AM. This space is for residential use only and not for social gatherings or parties. No pets are allowed at any time, with a minimum fine of $500. Behavior resulting in a false fire alarm incurs a minimum fine of $150. No eating, beverages, or smoking are allowed in the hallways or other common areas of the building, with a minimum fine of $50. Do not block elevator doors. Do not put pizza boxes or other large items into the hallway trash chutes, with a minimum fine of $50. Do not let people follow you into the building/elevator. No noise should be heard coming from your unit at any time. Bicycles are not allowed inside the building. Guests are asked to leave the condo tidy by emptying trash in the same floor trash room, loading the dishwasher, and leaving dirty towels in the bathroom. The AC is a PTAC system - wall units controlled by the HOA without a thermostat. We check the weather frequently and try to notify guests if we think it can be problematic, which may happen in transition seasons like the start of Spring or Fall. If you have very high standards for the temperature, we may not be your good choice. As your hosts, we try as much as we can to be available from 8:30 AM to 9:30 PM but please note - we may be in a meeting, at a doctor's appointment, and after-hours, sleeping.
