Walking along Lincoln Square’s West End Avenue, it doesn’t take very long to notice a pattern: most of the residential buildings are wide, brick-clad towers whose small windows are punctuated with compact AC units. 200 West End Avenue breaks the mold. Designed in 2006 by architect Costas Kondylis, the gridded, glass and concrete facade yanks the streetscape into the 21st century, and inside, residents encounter an equally modern lifestyle. The taller portion of the L-shaped condominium reaches 27 stories, its floor-to-ceiling windows flooding units with natural light. The numerous amenity spaces are ideal for entertaining, both friends and kids, but the immediate area is full of attractions, as well, including parks, refined restaurants, museums and theaters. Some units have been renovated since the building’s completion, but the bones — oversized windows, sometimes floor-to-ceiling, and Brazilian Cabreuva hardwood floors — still make for a stylish backdrop. Original kitchens may feature wood lower cabinets and glass upper cabinets, black granite counters and Viking appliances. Even the smallest studios have spacious kitchens with an open floor plan and peninsulas for added counter and storage space. Studios and one-bedroom units have a combined shower and tub in the bathroom, while multi-bedroom residences feature a separate shower stall and deep soaking tub by Waterworks in the primary bathroom. Also present in each unit: a full-size washer/dryer. Studios begin at roughly $950,000, while one-bedrooms start closer to $1.25 million. In recent years, two- and three-bedroom condos have sold between $2.1 and $2.8 million. A select few units, including balcony-wrapped penthouses, have more than four bedrooms and have sold for as much as $10 million. This white-glove condominium offers concierge services, a live-in superintendent, a 24-hour door attendant and a valet garage, but its well-designed communal spaces set it apart. In the long resident’s lounge, trendy curved sofas and mid-century-style lounge chairs anchor the room, with a small, pedestal dining table off to the side. Through a wide doorway, residents can reach the moody billiard room, which also includes a ping-pong table and bar-style seating. Both spaces have French doors leading to a terrace set up for meals or lounging al fresco. In the screening room, two rows of chairs (plush, elevated versions of the classic bean bag chair) face the wood-framed flatscreen. Fortunately for families, there’s also a children’s playroom, colorfully designed with imagined, city-themed murals from Peter Sis, a magazine and children’s book illustrator. A kid-designated outdoor terrace is attached. For the adults, a chic wine-tasting and dining room offers a space to entertain outside of the home. There’s also a small fitness center and bike room on site. Situated at the corner of West End Avenue and West 70th Street, the building is within walking distance of both practical necessities and fun destinations. For one, the building’s ground-floor retailer, CVS, offers the utmost convenience for quick errands. Also, families with little ones may choose to send them to P.S. 199 Jessie Isador Straus, a Niche A-rated elementary school right next door. Just one block east, Broadway and Amsterdam Avenue are both lined with cafes like the original Levain Bakery, markets like Trader Joe’s and stores like Sephora. For entertainment, there’s Beacon Theater, an AMC movie theater and the neighborhood's crown jewel, the Lincoln Center for the Performing Arts. The American Museum of Natural History and Children's Museum of Manhattan are nearby, as well. Riverside Park South and the Hudson River waterfront are only 0.3 miles away, and Central Park’s West 72nd Street entrance is just over a half-mile away. Three blocks northeast, the 72nd Street subway station is serviced by the 1, 2 and 3 trains. Along Central Park West, the A, B and C trains are also available on 72nd Street. To get to the Upper East Side, residents can hop on the crosstown M72 bus at the stop just north of their building. The in-building garage offers monthly leases for residents and hourly parking for guests, and the Henry Hudson Parkway can be accessed 0.3 miles away.
