Welcome to this very charming, private and spacious unit in Burbank's Rancho District! This unit has its own large and enclosed yard with a mix of concrete and turf that is perfect for relaxing, grilling and entertaining. There is also a pet access door to make things easy for your small and well-trained furry friend(s). This home is within walking distance to the Walt Disney Studios and near many Burbank schools, the 5 and 134 fwys, Downtown Burbank, Magnolia Park, the LA Equestrian Center and Griffith Park. We are looking for respectful and kind tenants with credit scores of 725 or higher. The unit is a 2 bedroom, 1 bathroom apartment that is on the upper level. There may eventually be a tenant on the lower level once that space is permitted by the city, but the unit will never have shared walls with neighbors. The living area is partially open concept with the kitchen island and the dining area. There is ample retro-style cabinetry and a mix of recessed and traditional lighting. The kitchen appliances are also a unique modern-yet-retro style. There is also a stacked washer and dryer in the living space, enclosed in a closet. The flooring is easy care vinyl through the space. There are higher quality horizontal blinds on all of the windows that easily pull down. The space is heated and cooled by a central unit with ceiling ducts. The bedrooms are nearly equal in size, both with decent sized closets with built in shelving and hanging ability. One bedroom has a view of the Burbank hills. The bedrooms are on opposite sides of the unit and are separated by the bathroom and hallway space. The bathroom also has a mid-century modern feel. It has two kinds of lighting, a tub/shower, a window and fan for ventilation, and plenty of storage space in the vanity and adjacent cabinets. There is an additional storage space in the yard area beneath the unit's stairs. Please message or call us to set up an appointment. The unit is in great condition and was just deep-cleaned by a professional cleaning service. The unit is currently move-in ready. Thank you!
