Welcome to this charming and quiet lower duplex unit on a well-maintained four unit property in the heart of Burbank! This property is very convenient to Disney, Magnolia Park, Whole Foods, Providence St. Joseph Hospital, the equestrian district, downtown Burbank, several wonderful Burbank schools and the 5 and 134 freeways. Unit C is a 550 square foot one bedroom and one bathroom home. This home's space is very efficiently designed and includes an open concept living/ dining / kitchen area. The kitchen has tile flooring, a refrigerator, dishwasher and stove. It also has ample cabinetry, counter space, and room to move given the size of the apartment. The living/ dining area has wood laminate flooring and an efficient wall air conditioner large enough to cool the entire home. Because this is a back lower unit and the property is surrounded by plants, the unit does not get very hot throughout the day, and windows can be opened for cooling during all but the hottest months. Just off of the dining/ kitchen area, the unit has a second entrance that leads to an enclosed gated turf yard that is a shared pet area with the upstairs neighbor. This area would be perfect for a small, well-behaved, supervised pet that you could easily clean up after. The bathroom has a tub/shower combination with a blurred glass window for ventilation. There is also a new mirror and storage for towels/supplies. The bedroom has a good sized walk-in closet with plenty of hanging space and cabinetry for optimal organization. The unit is heated via a gas-powered wall radiator. There is a coin-operated laundry area shared by the 4 units in the property that is located between the buildings. There is one off-street parking space behind the unit that is included in the rent. We are looking for a kind, respectful renter to enjoy this peaceful community.
