About This Property
Cozy, efficient, quiet house share in a residential neighborhood of Binghamton's first ward. Home is 3 bedrooms but I maintain one of the rooms. This is a secondary home for me so I do not spend much time at this residence. 2 of the 3 bedrooms are available. One is large and one is small. They can potentially be split up among separate renters but I would prefer both rented together. Would be a great setup for people that work(s)/studies from home. One bedroom could be used as an office. Also could be good for a couple friends where one friend doesn't mind a smaller bedroom. Pets will be considered on a case by case basis. Backyard is mostly fenced in so it can be a great setup for a dog owner. All utilities(+internet) included up to a reasonable amount. Abnormal utility usage would be added on but I have rarely needed to do surcharges with past housemates. A laundry room is included on the first floor. The laundry setup can be moved to the basement if preferred for more room on the first floor. Front Porch (3 season room) makes a good spot to relax and watch the world go by. Home has a security system, security cameras, smart thermostat, smart CO/smoke detector, smart coded door locks, etc that will be up to the future housemate(s) to what extent they want to make use of. Longer leases preferred but month to month is okay too. In the past many BU students have maintained residence in between semesters because they didn't want to risk not being able to get back in here. Home is partially furnished. Past residents have been mixed in terms of using existing furnishings and getting their own. Home has an indoor/outdoor air exchanger and a MERV 13 whole house air filtration system. This results in a very high air quality, an important but often historically overlooked aspect in housing until recently. No smoking in the home. Smoking on the front porch will be negotiable depending on the overall housemate situation. Driveway is available for use. It is technically shared with the neighboring home but the friendly next-door neighbors have not been interested in using the driveway for several years now. Tenants must maintain renters insurance. As it is a house share there will be reasonable additional restrictions on the quantity and length of stay for guests beyond a normal whole unit rental. You will not find any other rental situation quite like this for the money especially with the utilities included. Many past tenants have lamented moving out after they experience living in this high performance home

The First Ward district lies two miles west of downtown Binghamton, across the Chenango River. Renovated historic Victorian homes line the streets, offering multi-family apartments for rent. The Southern Tier Expressway runs along the northern edge of the neighborhood, connecting residents to other Binghamton neighborhoods.
The commercial district of First Ward focuses on Clinton Street, with the eastern portion known as Antique Row. Locals wander this section to get a taste of what life was like back in the early beginnings of the city. Pick up a restored clock for your apartment from Old, Odd, and Unique, or find a period piece of clothing at Mabel's Boutique, then head to the Clinton Pub for a snack. Don your best dress and walk to the western end of Clinton Street to Tri-Cities Opera for a night of music.
