Mirada Condominium
Prolific architect Karl Fischer became known for his contemporary condos and condo conversions in emerging neighborhoods, especially Williamsburg, Brooklyn. Around the same time that Fischer was transforming that neighborhood, his firm also tackled the Mirada, an upscale contemporary boutique condo completed in 2008. With just eight stories and 68 units, the red-brick building blends into this neighborhood of pre-war walk-ups and midrises — not usually a Fischer hallmark. Expansive windows letting in lots of natural light factored into the design, with living rooms opening onto balconies. While dishwashers and central air are expected in newer condos, the Mirada also offers in-unit washers and dryers, a feature that would double the price in other areas. Kitchens meld into open-concept living areas clad in Brazilian teak floors and come equipped with islands, built-in microwaves and stainless-steel appliances. Even the smaller units offer ample cabinet and counter space, and it’s not uncommon for kitchens to have undergone renovations since 2008. En-suite bathrooms are equally modern, with some featuring updated tiles, showers and vanities, and large enough to accommodate stacked washers and dryers. All units are one or two bedrooms, with some two bedrooms including two baths. Sizes range from 548 square feet to 1,140 square feet, with prices averaging from $559,000 to $849,000. Amenities are also a good value at this price point, with residents greeting the 24-hour door attendant before heading to the inviting, airy gym filled with modern equipment. On nice days, the rooftop deck awaits for post-gym – or anytime – relaxation, while taking in Upper East Side views. The underground garage, for an added cost, is another bonus in an area with limited street parking East Harlem is a lively pocket north of the Upper East Side, and Mirada’s location takes advantage of businesses along Third Avenue. These include a bike shop, grocers and casual restaurants, while Aguilar Library, a branch of the New York Public Library system, is just across the street. (It’s currently closed for building updates but is expected to reopen by the end of 2024.) The northern edge of Central Park is just a few blocks west, plus the East River Promenade is a few blocks east with a pedestrian crossing at East 111th Street. East Harlem is also home to the only Costco in Manhattan. Another huge plus is having the 6 train at 110th Street at the end of the block. While local, it’s easy to switch to an express train at 86th Street for quick access to Midtown and beyond. Mirada is also equidistant between bus stops on Lexington and Third avenues. Nearby building construction noise might be an issue for some units, as is traffic noise from 110th Street, but that’s also to be expected with much of city living.

You might hear East Harlem referred to as Spanish Harlem or El Barrio, but no matter what you call this trendy neighborhood, it’s an ideal location that’s still affordable by Manhattan standards.
East Harlem is located on Manhattan’s Upper East Side, extending from 96th Street north to the Harlem River, and from 5th Avenue east to the river. The northern section of Central Park, which includes the Museum of the City of New York, Fort Clinton, the Conservatory Garden, and the Butterfly Gardens of Central Park, sits directly across 5th Avenue from the neighborhood. Getting around Manhattan is quick and easy from East Harlem – the subway runs through East Harlem and contains several stations extending from 96th Street to 126th Street.
