15 Hudson Yards
Since completing 15 Hudson Yards in 2018, the architecture and design firm Diller Scofidio + Renfro has constructed futuristic interiors for Columbia Business School, transformed a cargo storage facility into Google’s space at Pier 57, and expanded the Museum of Modern Art. Yet 15 Hudson Yards remains distinctive as the firm’s only New York high-rise — a project they had not originally intended to take on. As architect Elizabeth Diller explained to Curbed in 2019, their initial thought was, “This is not what we do. This is not in our wheelhouse.” However, the firm’s work on The Shed, the adjoining 200,000-square-foot arts space, and a partnership with The Rockwell Group, convinced them to create the two spaces in conversation, additionally connecting with their work in developing the High Line nearby. The resulting gleaming 88-story tower punctuates the skyline on Manhattan’s west side with its cloverleaf design. Ascending over 900 feet, 15 Hudson Yards was one of the first residential buildings to rise in the Hudson Yards development, offering residences wrapped in windows that deliver views sweeping over the New York City skyline and the Hudson River. Visitors and residents enter through a grand two-level lobby equipped with lounge-worthy seating areas and large contemporary art pieces and ascend to spaces that offer privacy and proximity to the West Side Highway, Madison Square Garden, the Shops & Restaurants at Hudson Yards and Manhattan West. Below the unique crown of the condo building, the large windows are a prominent feature, allowing generous natural light into each space. Inside the building’s 285 units, white oak planks stretch across the floors and grey and white marble sinks and countertops adorn the kitchens and bathrooms. Residents have options for dark or light sleek wood cabinetry while stainless steel fixtures and Miele and Dornbracht appliances deliver a level of sophistication. One-bedrooms with sizable open kitchens typically top $2 million. Four-bedrooms with nearly 11-foot ceilings, walk-in closets, en suite bathrooms and in-unit laundry can be found in the $9 million range. A few select penthouses, including a two-floor duplex with panoramic views, double-height ceilings and an option for a staff suite, have sold for around $20 million. The building’s amenities have been meticulously considered, catering to entertaining and wellness. The 50th floor features a 75-foot swimming pool, private yoga studio, fitness facility designed by The Wright Fit and spa and beauty treatment rooms. The 51st floor includes a residents’ lounge, club room with pool tables, a screening room, wine tasting and dining rooms and an additional work studio space. A round-the-clock doorman and concierge can see to residents’ every need. Elevators are key coded for additional security, ensuring only residents can access their floors. An on-site parking garage and valet parking are available. The entrance to 15 Hudson Yards opens to a large outdoor plaza which includes the 150-foot Thomas Heatherwick-designed Vessel sculpture, steps away from the Shops & Restaurants at Hudson Yards. The area invites a mix of office workers and international tourists, as well as fitness enthusiasts seeking out the rooftop pool at the nearby flagship Equinox or a prime bike spot at Peloton Studios. Between Eighth and Ninth Avenues, Manhattan West offers numerous eateries, cafes, retail outlets, and a large Whole Foods. Directly west, the West Side Highway and Hudson River Park are easily accessible and very popular with cyclists and runners. Additionally, 15 Hudson Yards connects to The Shed, an arts space hosting regular exhibitions and performances. Transit options are in easy reach — the 7 train is available at the 34th Street-Hudson Yards station, and the A, C and E trains are a three-block walk at West 34th Street and Eighth Avenue. Moynihan Train Hall serves as a transit hub off Ninth Avenue, where the LIRR and Amtrack can be found. Additionally, the Midtown/West 39th ferry stop is just six blocks away. A 20-year tax abatement is currently in effect, allowing for property tax exemptions.
