If Approved: Applicant(s) will be required to sign a lease agreement and pay all move-in fees within 48 hours to hold the property. Terms and Policies To Be Offered Each applicant must be willing to agree to the following basic terms and policies, in addition to all other terms included in our standard lease agreement. If the best qualified applicant does not meet minimum criteria, they may be offered alternative terms. - Rent: $2395 per month - Lease Term: 12 months, starting December 1st - 1st month’s rent of $2395 and a security deposit of $1500 + $100 cleaning charge due at signing - No Smoking - Pets allowed with a pet deposit of $590 due at signing - $45 per adult screening fee - Maximum occupancy of 2 persons Required Documentation and Fees to be Included with each Application - Photo ID at time of showing - Completed application - Proof of income such as pay stubs, tax returns, bank statements, rental assistance vouchers or otherwise - Proof of previous address such as a utility bill - Previous rental contact information - $45 non-refundable screening fee upon completion of the application. The charge is non-refundable unless the owner does not screen the applicant Minimum Criteria for Acceptance Completed applications (with all required documentation) will be evaluated in order received in accordance with City of Seattle First in Time regulations, SMC 14.08.050. Applicants must respond, sign the lease agreement and pay all move-in fees within 48 hours to hold the property. If additional time is needed to complete the application due to limited English or disability, email the owner. Minimum Income Requirement Monthly gross income (before taxes and fees are deducted) must be at least three (3) times the monthly rent. Financial History - Established good credit history is required (700+ FICO score) - After a dischargeable bankruptcy, applicant must show proof of positive re-established credit and may be required to provide additional prepaid rent and/or deposit. - Foreclosures may result in a denial or increased security deposit Rental History - 2 years of excellent residence history or home ownership will be verified through past rentals, tax records and/or credit report - Any NSF checks may result in denial - Any 3 day notices may result in denial - Rental history reflecting any unpaid past due rent may result in denial - Rental history showing unpaid damage will result in denial - Rental history with disturbance complaints will be denied Employment History Applicants must provide a copy of their most recent pay stub for employment verification. Self-employ persons should provide bank statements for the past 3 months and signed tax returns for the last 1-2 years to show predictable income. All income sources will be considered, including rental assistance programs. Sex Offender Registry We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
