Property Ratings at 136 S Penn
The fireplaces work, but fill the halls with smoke. The rest of the time they act like a hole in the wall between you and your neighbors. The floors are made of dried-out wood that is warped and extremely loud when you walk on it. The front door was broke for 10 months and they just raised the rent by $250 with no improvements. Now they are claiming I owe more money because they got their lawyers to write a rental contract that sucks every last dime out of their tenants. The heaters have barely worked for the last 2 years and when they claim they have a gym it means they stuffed a treadmill into a room with an exercise bike.
Being close to Broadway is fantastic (and is in fact the only reason I’m rating this building as high as I am) but the building itself leaves much to be desired. From faulty track lighting and expired smoke detectors in our unit, to the broken washing machines (the building has 2 washers and 2 dryers for a 5 story building, both are regularly broken) and non functioning access panel at the front door, living here has been a very frustrating experience. While the building has a very nice rooftop patio, the door lock for it has been broken for a while now, and the cleaning crew doesn’t ever seem to make their way up to it, during the summer it’s always filthy. Maintenance usually comes out in a timely manner, but only resolves given issues 50% of the time. We’ve had multiple maintenance visits to deal with the faulty track lighting in our bedroom, but in the end we still had to buy a lamp to have a light in there. Laramar doesn’t care about its tenants. We’re just walking dollar signs that they’re happy to replace with another sap who needs housing. Unless something changes, I don’t see renewing our lease when it’s up, and I can’t recommend this place to anyone. Only rent here if you’re desperate, and even then, I’d recommend you keep looking.
