(SSN is required on application for credit report. Alternative proof of financial eligibility such as portable screening reports, Individual Taxpayer Identification Number (ITIN) or other proof of income, where available, is accepted if offered by the tenant.)
Income Requirements:
Collective 2.5x rent ($6250) and low risk assessment from trans union report or 3x rent ($7500) from all collective sources and extra deposit if moderate risk reports.
Financial History:
12-months of steady income and 33% or less debt to income ratio - other histories will be individually reviewed and larger deposit and/or cosigner may be required. Charge offs, unpaid debts, 50%+ Debt/Income or a history of delinquent payments may be denied tenancy, However, an individualized assessment of any potential adverse action to determine if the underlying information is sufficiently accurate, recent, and relevant to justify the action.
Rental History:
Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition, and not having a pattern of complaints from neighbors. Applicants should be able to provide references from previous housing provider(s) for a minimum of 6-months.
Criminal History:
We perform an individualized assessment of any adult with criminal convictions to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider
