About This Home

12 Month Lease, $2,300 deposit, Available Now

Be the first resident of this truly one-of-a-kind apartment on the second floor of a newly renovated 19th century carriage house, nestled at the rear of a 1-acre parcel, three hundred feet away from the nearest public street. Pull up the crushed stone driveway to the plentiful off-street parking, complete with high-speed EV charger. The square footage of the unit is 1286, which includes 950 sq ft. of interior space plus a spacious 336 sq ft. elevated private patio/deck. See the layout blueprint in the final photo. Your private entrance is up a single flight of stairs, via a large private deck with scenic views of the expansive yard over the stone-topped railing. You’ll feel like you’re living in the middle of your own secluded parkland. Entering the apartment, you’ll find an expansive open floor plan, with new solid hardwood flooring throughout the dining/living and bedrooms. The premium tiling in the kitchen and bathroom has underfloor heating to keep you cozy year-round. The quartz surface of the kitchen countertop and island/bar is as beautiful as it is durable. There are all new stainless-steel appliances, and small touches like the motion-activated hands-free sink faucet add convenience. On your way to the bathroom and bedrooms, you’ll pass under the 20-foot vaulted ceiling at the center of the unit, with original timber framing exposed. The bathroom’s double sink vanity and lighting, and natural slate stone with heated flooring, draws from the same rustic aesthetic, as do the solid knotty pine doors throughout (no cheap hollow core fiberboard doors here!). The spacious shower has a sliding glass enclosure and built-in shelves for toiletries. Outside the bedrooms, you’ll find brand new high efficiency washer and dryer, as well as a utility closet with extra storage space. A high-performance tankless water heater system saves both space and energy, providing endless hot water on demand when you need it, and wasting no energy keeping water hot when you don’t. The two spacious bedrooms each have their own closet with closet light and custom solid wood shelf/bar. Like the rest of the apartment, each bedroom has multiple windows to allow plentiful natural light and views of the surrounding greenery. Each bedroom (as well as the kitchen and living/dining room) has its own PTAC system for efficient and fully zoned heating and cooling year round! You won't have to worry about noisy neighbors, especially with the extra sound insulation between the units. The downstairs neighbor is a friendly older couple. And the architecturally striking neighboring carriage house shown in pictures adds historic character but is uninhabited and is not zoned as a dwelling, for added privacy. This unit would be perfect for anyone looking for a quiet home that is tucked away from the hustle and bustle of city life, but still walking distance to Historic Tulpehocken Train Station (among multiple other public transit option) to whisk you to center city in under 20 minutes. The vibrant commercial corridors of Germantown are less than two blocks away, and Mt. Airy, Chestnut Hill, and Manayunk are all a 5-10 minute car (or bus/train/bike) ride away. Germantown, once home to Philadelphia’s second busiest commercial corridor, is in a renaissance. Many new small businesses have opened in recent years (Ultimo Coffee, Uncle Bobbie’s Coffee & Books, Germantown Espresso Bar, Young American Cider, Das Good Café, Weaver’s Way Co-op, to name a few), and numerous museums and cultural institutions (e.g., Wyck Historic House & Garden, Ebenezer Maxwell Mansion, Johnson House, Vernon Park), all within 1-5 blocks. A half mile away, Historic Rittenhouse Town and the Wissahickon Valley beckon, offering hundreds of miles of well-maintained hiking and biking trails to connect with the outdoors. Drawn by Germantown’s vibrant diversity, greenery, and colonial historicity, there are hundreds of units of new construction being built in the area, driving revitalization of Germantown’s commercial corridors. But none of these new apartment buildings overlooking the commercial corridors can match the verdant tranquility of this truly special home! West Central Germantown Neighbors is our welcoming civic association for the area, and Germantown United CDC is driving Germantown's revitalization! IMPORTANT NOTES: Eligible applicants will need good credit, monthly gross income of $6,900 or more, and no prior evictions. Unless using the tenant screening through the platform, applicants will need to pass a tenant screening and criminal background check, which requires a $50 non-refundable deposit to cover part of the fee (to save us both time and money, I do not collect this fee or run the screening until after verifying acceptable credit score and income and confirming your interest in applying). Rent is $2,300, plus utilities. First, last, and one month's security deposit are needed to move-in. The unit is move-in ready and I will give preference to applicants with near term move-in date, but for a perfect fit and payment of deposit, I'd consider holding the unit for few months. Please text or call with contact info and leave a voicemail with your interest. Unless using platform's screening, please include with your application: (1) a screenshot with your current credit score (if you have a free source of that), (2) your monthly gross income, (3) whether you've ever been evicted, and (4) whether you have a criminal record (and details, if so--not everything is disqualifying).

Neighborhood

Recognized as one of America’s most historic neighborhoods, Germantown dates back centuries all the way to 1683. Even though it’s one of the oldest settlements in the city, Germantown has a relaxed and friendly vibe about it.

And speaking of its historic vanity – the Cliveden Estate’s backyard was the site of the 1777 Battle of Germantown. Along its main thoroughfare, a 2.5-acre rose garden flourishes with brightly-colored blooms at the Wyck House. Locals gather at the Johnson House – which was a stop on the Underground Railroad – to join in the Juneteenth Festival. The Revolutionary Germantown Festival is held every October and features reenactments of the Battle of Germantown.

Outside of their affordable apartments, locals can be found exploring Fernhill Park or dining at delicious eateries. Locals look forward to easy commutes to work by way of two SEPTA rail lines.
