About This Home
Welcome to 1272 Van Pelt Ave. Nestled on a west facing hillside – this lower unit is clean and comfortable and has been home to long term tenants. A few steps up from street level, the entry patio has hillside and city views and on a clear day both the Hollywood sign and Griffith Observatory can be seen. There is also a garden area available for those inclined to touching the earth and setting roots. This is a smoke free and small pet friendly property. The unit itself has two bedrooms and 1 bathroom with newer vinyl floors and fresh paint. Windows are located on three sides to make the most of cross breezes and natural light throughout the day. A short walk to the south will bring you to the rolling hills of City Terrace Park where you will find TWO historic sites - the Ruins of 1891 Los Angeles County Courthouse and the 82-by-36-foot City Terrace Park Mural created by muralist and professor of art history -- Paul Botello. Rich in history, this park has an activated social center, sports facilities, and a summer outdoor movie program. A short walk to the north you have the City Terrace Drive business corridor for Cafes, restaurants, local minimarts and a weekly farmers market within 2 blocks of your front door. The two campuses of USC medical center and Cal State University Los Angeles are both a short biking distance or bus ride away. Or course you could also drive. Hop onto the 10 freeway for easy access to the San Gabriel Valley to the east or a 10-minute drive to the center of Downtown LA to the west. Easy connections to the 5, 101 and 710 freeways. There is no assigned parking but there is an unclaimed hadicapparking spot in front if you have a placard. Else there are usually available spots in front of Robert F Kennedy elementary school just down the side road. Tenant pays electricity and gas. Los Angeles sprawls across nearly 500 square miles between the Pacific Ocean and the San Gabriel Mountains, making it one of the few places where you can surf in the morning and hike through chaparral-covered hills by afternoon. Sunshine, open-air farmers markets, and a food scene that pulls from dozens of culinary traditions are a staple of living in the city.
Neighborhoods each have a distinct personality surrounding a particular focus, whether it be culture or nature. Westwood keeps residents close to entertainment at UCLA and the Hammer Museum's rotating art exhibitions. Koreatown is a cultural and food destination, known for authentic restaurants and shops paired with a bustling street energy and nightlife.
The city overflows with iconic landmarks, from natural to man-made. Griffith Park, one of the largest urban parks in the country, offers hiking trails, sweeping skyline views, and the iconic Griffith Observatory.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
