About This Property
ATTENTION: Are you tired of living and working from home in a cramped, costly apartment that is unremarkable, without a garden and trees to look out to, and located in a drab, unwalkable neighborhood? Are you ready for a spacious, beautiful, healthful environment to live in, at a reasonable rental rate? This Mid-Wilshire/Beverly Hills Adjacent two bedroom, one bath, 1,200 sq. feet apartment is a rare gem - a quiet, fully restored apartment in a classic 1930s Normandy style four-unit apartment building, built when pride of craftsmanship prevailed. FEATURES: The apartment is completely restored. It has high ceilings & original crown molding, a large living room with a faux fireplace & mantle, a formal dining room with wood wainscoting, charming kitchen with a brand new Zline stainless steel gas range with stainless vent hood/fan above it; a brand new stainless LG refrigerator (French doors above with spacious freezer drawer below) – think of all the fun you’ll have cooking and baking! Also an in-unit laundry room with a washer & dryer, and a dishwasher that is conveniently located next to the kitchen. There's a charming, cozy garden surrounded by a hedge in front of the apartment, with a garden love seat and table. The large bathroom has a fully refinished original, large bathtub to soak in; an original bathroom vanity & sink, dual mirrors and makeup lights; a separate, newly tiled (in keeping with the 1930s look) enclosed stand up shower. YOU WILL LIVE WITH MORE SPACE, GREENERY & SAFETY: No long, unhealthful shared hallways to navigate through. This apartment has its own separate, outdoors & elegant entrance, accessed from a flagstone pathway through an enchanting garden gate and garden. Inside the apartment, the big windows allow healthy sunlight – with views looking out on trees & plants in the garden and on this lovely tree-shaded street. You’ll feel like you live in a protected, secluded retreat. Yet, going out on walks you’ll meet friendly neighbors in this lovely South Carthay historic preservation neighborhood. (South Carthay is a supremely walkable island of beautiful 1930s single-family homes, duplexes and small apartment buildings (shortly to be recognized by the National Register of Historic Places.) RENT: All this and more you will enjoy with a two-year lease, for just $2,850 per month, water utility included. MORE FEATURES: There are newly refinished hardwood floors in the spacious living room and elegant dining room, central hallway, and both bedrooms and their roomy closets. The kitchen, bathroom and laundry room have new imported Italian tile floors in neutral tones. The east-facing and south-facing windows of the apartment are all subtly tinted with invisible solar film – protecting furniture from fading from UV light, limiting heat gain and giving you more privacy without dimming your views. For warm weather, there are wall-mounted air conditioning units in the dining/living room and the main bedroom. Or simply open the big windows for gentle, cooling cross breezes that arrive almost daily from the Pacific around noon. In chilly weather, warm air from the new basement furnace keeps your apartment snug, as you read from a delightful book in your favorite reading chair by the large living room bay windows - your warm knitted throw blanket completing the coziness. WALKABILITY: Take strolls in this tranquil South Carthay Historic District and say hello to other couples & singles out for a walk to enjoy the charming homes, gardens, trees. Down the block is the La Cienega Retail Center (inc a Chase Bank, dry cleaners, nail salon, Joanne’s arts & crafts store, Auto Zone, T-Mobile, and Subway), and a U.S. post office. On Pico Blvd, you'll find an amazing variety of ethnic, vegan and hip restaurants & cafés, and a Starbucks. EXERCISE: La Cienega Park – a spacious and beautiful park, with a clay jogging path, baseball field and other amenities - is maintained by the City of Beverly Hills and it’s only a two-block walk from the apartment. CONVENIENT TRANSIT: Santa Monica Bus line provides buses running east/west on Pico Blvd every 10 minutes; La Cienega Blvd (one block west) has regular Metro north/south buses. The Purple Line subway line from downtown to La Cienega & Wilshire Blvd. will be completed in early 2023. It will be just a four-block walk north from the apartment. DRIVING: A 10 minute drive south takes you to the heart of Culver City's film & television, new media and design studios; 5 minutes north and west brings you into glamorous Beverly Hills; 10 minutes north brings you into all of West Hollywood's upscale shopping and restaurant/bars, and Cedars-Sinai Medical Center. Less than 30 minutes and you are either in downtown Los Angeles or Santa Monica, or you are at LAX. The 10 Freeway is just one mile south. UCLA can be reached in 20 minutes on surface streets. MORE: Living in South Carthay is like going back in time to a quieter and more peaceful Los Angeles, and yet you have close access to all the business, shopping, entertainment, restaurants and cafes that make Los Angeles an extraordinary and exciting city. The Beverly Center and Melrose Ave. shopping are just minutes away by car (or transit). The Farmers Market, The Grove, LACMA, the Petersen Automotive Museum, and the Academy of Motion Pictures Museum (to be opened in September, 2021), and Little Ethiopia are all within walking distance. PARKING: Street parking on the block is unrestricted from 5pm to 9am and all day Sunday (2 hr. parking during other hours), but if you prefer a 24-hour permit parking, you can purchase it from L.A. DOT. It costs $38 per year, per car. The rear-view mirror parking cards are good for all street parking within the parking district (visitor passes are also available for a small fee from L.A.DOT). With a permit parking card, you will always have ample parking on the block or on adjacent blocks. FINAL DETAILS: This owner-occupied building is well cared for. We are quiet, love the history of LA, creative arts & historic preservation. Our tenants are special to us. We are "casting" for someone who: pays on time; is quiet, friendly, pleasant; keeps their apartment clean and neat (and is gentle with our historic building); and someone blends right in. As landlords, we are very responsive. Our tenants and neighbors are diverse, inclusive, multi-ethnic and multi-racial. This is a non-smoking building. We require a two-year lease, and you can can continue month-to-month after the lease expires. The apartment is rent controlled (up to 3% rent raises are allowed yearly after the lease expires, but we work with our tenants if a rent raise is contemplated). First and last month’s rent, plus a $1,500 security deposit (refundable, if no physical damage was done) is required at signing. Please come by and see this wonderful apartment and discover this great neighborhood. So sorry, but NO pets.

Pico-Robertson is a popular Los Angeles neighborhood situated directly south of Beverly Hills and east of Century City. Despite its location in the heart of glittery West Los Angeles near the Miracle Mile, Beverlywood, Carthay, and Cheviot Hills, Pico-Robertson is much more low-key. You won't find trendy hotspots and wild nightlife in Pico-Robertson, but you will find a strong sense of community and a quiet setting.
Pico-Robertson offers a unique collection of delis, bakeries, and more. It is named for the intersection of Pico Boulevard and Robertson Boulevard, and that's where you'll find the majority of the neighborhood's shops, restaurants, and cafes.
