About 120 W 86th St New York, NY 10024

My wife and I lived in this lovely 1BR for 10 years. It's a warm, sunny apartment with an unobstructed view of Manhattan looking south, and an all-around nice vibe. The pictures don't actually do it justice, but you'll get a sense of the dramatic views from the pictures I've taken. We must leave due to the failing health of my mother-in-law. We'll be moving in with her probably in the first few days of January. In order for us to break our lease and get our security deposit back, we must find a tenant to take over our unit on Feb. 1, 2018. This is a no-fee building -- the building management does not deal with brokers anymore. The building is on W 86th, between Amsterdam and Columbus. It's closer to Columbus, which makes for a quick walk to the A,C,E if you take that line for commuting. The 1 train is also at 86th and Broadway. There are 4 units per floor, and our neighbors are very friendly and quiet. Here are a few features of the unit: * NO DOORMAN (for some people this is a deal-breaker) * Passenger elevator plus separate freight elevator * Pets allowed (there are many dog owners in the building, and a few cats too) * Security buzzer * Unit is on the 12th floor (top floor of the building), and have very quiet neighbors * Emergency stairs exits * Washers & dryers in the basement * Storage in basement for bicyles and strollers * Nice wood flooring * High ceilings * Large windows looking south * Small-ish kitchen with dishwasher, microwave, fridge, gas oven/stove * Stone counters and flooring in kitchen * IKEA cabinets in kitchen * Gray marble floors and walls in bath * Water pressure in shower isn't great -- it's a top floor unit, so that's one of the drawbacks * Decent sized closets: 2 in BR, 1 in front foyer, 1 near Bath * In-wall bookshelf in living room * Steam heat in winter (unit is heated a little too well) * No built-in AC -- tenant must provide his/her own AC units for living room and BR * Spectrum TV/internet in the building (I think Verizon FiOS is here too); cable feeds to BR and LR * The super is a good guy and very responsive to any fixes needed in the building or apartment * Easy access to Central Park, restaurants on Columbus and Amsterdam, shopping on Broadway, and museums on 5th Ave. * Museum of Natural History just to the south As I said, we plan to move the first week of January. The super will need about a month to prepare the apartment for the next tenant (painting, spackling, cleaning, replace anything, etc.). The apartment does need some attention to make it move-in ready. And then the new occupant could move in on February 1. We also have a couple of large IKEA units that we're considering offering up to the new tenant as well. The armoir in the bedroom is probably going to be too much effort to break down and haul out. Same for a large enterntainment unit in the living room. We can negotiate that if you're interested.
