The house will be available for move-in anytime between June 15th and July 1st. The rent is $2650 per month (tenant to pay all utilities including trash, water, electricity, etc). House will be rented unfurnished. - Quiet, family-friendly neighborhood - Less than a mile from the University of Colorado Hospital, Children's Hospital, and the VA hospital making for a very nice commute! - Very large carpeted bedrooms with new carpet - Tiled bathrooms (1 with a bathtub and one with a standup tiled shower) - Luxury vinyl plank flooring throughout the rest of the house - Granite countertops - Cherry wood cabinets - Stainless steel appliances including dishwasher - Open floor plan - Separate laundry room with washer and dryer (included) - Two living spaces (main and additional large area which could be used as office, playroom or even a 4th non-confirming bedroom) - Large back yard - Large covered patio area with new cedar accents - Very large storage shed for your use Dogs are a possibility with prior in-person approval only and additional $30/month per pet and additional refundable per deposit. Two pet maximum. No cats please. Tenant is pays for all utilities and basic lawn care to include watering, mowing, weeding, etc. No smoking of any substances and no growing of marijuana allowed in or near the house. THE REQUIREMENTS: All potential tenants must fill out an application including standard fee and must submit to a background check and credit check via secure online portal (one per tenant over age 18). Tenant must provide proof of income equal to 2.5x the monthly rent or more. 12-month lease preferred. Security deposit ($3000) is due at the time of lease signing. First month's rent due at the time of move-in. Tenants must show proof of active renter's insurance policy covering all tenants no later than the time of move-in and are expected to hold this insurance for the entire lease period.
