TENANT SCREENING CRITERIA We look for reliable residents who will pay rent on time, respect their neighbors, and take pride in maintaining their home. We recognize that not everyone has a perfect history and evaluate applications on a case-by-case basis. Management reserves the right to grant up to three waivers for certain screening criteria at its sole discretion. After three waivers, an application will be denied. Applications may be denied at any time depending on the nature of any violation(s) and in full accordance with Fair Housing Laws. General Criteria Incomplete or Falsified Info: Incomplete, inaccurate, or falsified information on an application is grounds for immediate denial or lease termination (no waivers allowed for falsified info). Identification: All applicants aged 18 and older must complete an individual application and provide a valid government-issued photo ID (driver’s license, passport, state ID). Community Standards: Applicants must demonstrate a history of being good neighbors, adhering to rental agreements, caring for property, and causing no illegal activity, disturbances, or safety threats. Verified via background check and rental references. Special Needs: Reasonable accommodations will be considered at the resident's expense. Rental History Requirements Minimum of 12 months of verifiable, positive rental or mortgage payment history from a non-relative. Current and previous housing references must be verifiable and yield positive recommendations. Income Requirements Combined gross household income must equal at least 3x the monthly rent (or the tenant's attributable portion for housing subsidy programs). Income must be verifiable via pay stubs, tax documents, bank statements, or employer confirmation. Minimum of 12 months of continuous employment with current employer (or proof of steady income stream). Non-taxable government/benefit income may be grossed up by 25% for calculation purposes. Credit Requirements Credit report showing a consistent history of on-time payments. No outstanding collections or balances owed to housing or utility providers. No evictions or unlawful detainers within the past 7 years. Minimum Credit Score: 650+ Background Check Criteria A 50-state background report will be processed for every adult applicant. Individuals with convictions or registered status related to major violent crimes, offenses against minors, severe property damage, weapons violations, drug manufacturing/distribution, theft, or dishonesty may be subject to denial. Any criminal record indicating a threat to the health, safety, or peaceful enjoyment of the property, neighbors, or staff is grounds for denial. Pending charges or unresolved warrants will pause processing until legal resolution is reached; properties will not be held off the market during this period. Occupancy & Home Business Rules The unit is to be used solely as a private residential home. Remote work and standard work-from-home activities are permitted; however, the home cannot serve as a primary client-facing workplace or commercial business location (e.g., in-home daycare operations are strictly prohibited). APPLICATION & MOVE-IN PROCESS 1. Application: Each adult resident (18+) must submit a complete application. 2. Authorizations: A signed authorization is required to verify rental and employment details. 3. Processing Time: Screening generally takes 1 to 5 business days once all required documentation and reference responses are received. 4. In-Person Tour: A physical, in-person viewing of the property is required prior to final lease approval. 5. Lease Signing & Move-In: Keys will be handed over once all adult residents sign the lease agreement and all required move-in funds are paid in full. 6. Move-In Protocol: Complete the Move-In Condition Report, transfer all tenant-paid utilities into your name effective as of your lease start date, and note that no satellite dishes or new cable wiring may be installed without prior written approval.
