However, living right next to Billionaires’ Row and expansive Central Park are the main draws, as are seamlessly integrated hard and soft-product amenities that reflect the level of service one expects from a premium hotel in Midtown Manhattan. It’s all about matching a pragmatic no-nonsense New York City attitude with style and urbane comfort. Cutting his teeth in superstar architect Richard Meier’s office, Juul-Hansen has spent the last two decades honing his own design ethos; one predicated on developing tailor-made schemes regardless of whether he’s outfitting a high-profile private residence or sprawling hospitality space. A sense of simplicity and tempered ornamentation carries through most of his projects. Timelessness and contextual sensitivity are achieved through the careful balancing of materials, colors and textures. For the comprehensive staging of One11 Residence, the designer opted for an understated and sophisticated aesthetic. Making the most of unobstructed floor-to-ceiling views of Central Park and the surrounding skyline, apartments are imbued with a muted or deep earthtone palette. There are two styles to choose from. Part of Juul-Hansen’s strategy was to introduce divine, human proportions in everything from softly patinated finishes to organic-shaped custom furniture pieces. Richly layered boucle fabrics wrap cradle-like armchairs and pared-back, sleigh-style bed frames. Curved lines play off traditional geometries, adding warmth to these polished interiors. These specially configured elements were scaled specifically to the dimensions of the spaces, which are replete with chamber-fumed wide-plank European oak flooring and state-of-the-art climate control systems. Super-white quartzite kitchens anchor Miele suite appliances and Marvin wine fridges. Custom chrome faucets are the icing on the cake. Greek Bianco Dolomiti and Turkish Fior di Bosco stone-clad primary bathrooms come complete with polished nickel Waterworks fixtures. Penthouses have en suites with large, freestanding Kohler bathtubs. While one bedrooms range from $1.2 million to $2 million, depending on square footage, two bedrooms go for between $1.9 million and $3.3 million. Four distinct penthouses within the recently renovated 42nd floor include sprawling private terraces and roof decks. While two 1,000 square feet units in this category go for around $5 million, much larger 3,000 square-foot 4 bedrooms have sold for upwards of $13 million. Residents can enjoy the hotel's full suite of amenities including a 24-hour door attendant, a la carte concierge, room service and housekeeping. The Upper Stories Lounge is a club-style bar reserved for homeowners and hotel guests. There’s also a Drybar salon, shared laundry facilities and a state-of-the-art fitness center with Peloton bikes. Ground-level public haunts include the legendary Burger Joint and upscale Indian Accent restaurant.
