With all the construction it has been nothing but a headache. Everything under construction at once and the noise level is unlivable. They have poor communication and do not care about their consumers experience
A lot of construction that has been very loud, but otherwise it has been great. The amenities are great and the overall location is awesome for going to uptown and anything in Southend. Super walkable .
Has been a poor experience overall… poor communication prior to move in, construction everywhere, not many other residents around the building…
Nice place to live. The apartments are nice with mostly quiet neighbors. Fun monthly events for residents to meet and socialize. (Hoping they stay just as good or even better ????) The complex has a convenient location with easy parking. Cleanliness around and the frequent elevator breakdowns are areas that need big improvement. Overall, still a good place.

Very friendly staff and quick maintenance within apartment, however has been under construction for the entire time I have lived here, with amenities usually closed such a pool, gym, rooftop, and construction materials surrounding the building and in the hallways. Very frustrating. I do feel like its a very safe building and I enjoy living here, but the construction aspect HEAVILY takes away from the experience.
Everything keeps breaking & no pool, which is a little frustrating. My packages also keep getting lost. I know things break, but I had literally lived there for a month

it's been fine living here but construction has been going on for 2 years, ad they still have never told us what's happening on the outside of the building. Lack of communication, always missing packages, cockroaches, and gross hallways/stairs.

Wish there was a pool to use. Amenities have been terrible since move in. They have pushed back opening times for all amenities several times and decided renovating the pool was best done during summer.

Location is great, and I like that amenities are being upgraded, but outside noise insulation is an issue, and a lack of accurate time tables on construction is an annoyance.
Loving the property! Everything about this place has been great ,from the neighborhood vibe to the quick responses from management. I really appreciate the weekly updates that keep residents in the loop on what’s going on. The monthly events are a fun bonus, and I love how consistent and well-organized they are. It really feels like they care about building a strong community here!

The construction should be done within the complex more than just outside and amentities. The hallways are always dirty and so are the walls.

Constant construction makes my experience living here very poor. No incentive provided even when scaffolding goes up right outside your apartment, causing constant construction sounds and creating a poor living environment. The amenities are constantly under construction as well. The actual apartment is fine, but rent should be a lot less for what you get.

Apartments are nice, however, renovations and updates take longer than anticipated. We have lived here almost a year and have never had access to the rooftop lounge. Also, there does not seem to be any priority on general upkeep of the building - like wiping down elevator doors and mopping elevator floors.

Leasing office doesn't answer the phone when they're supposed to be open and does not communicate about anything (such as water being shut off for hours). Amenities are non-existent. We received a 10 day heads up about all amenities closing for at least three months. Had I known there would be no gym, rooftop access, coffee machine, printer, lounge, etc., then I wouldn't have moved here.

Fine place to live. Construction has been ongoing for two years and the elevators/gates are constantly broken. No access to amenities because they're under construction.

Constant construction outside leaves loud noises on weekends. Stairwells are full of pet excrement. Found several cockroaches in my apartment. Most days the hallways smell like complete garbage because management doesn’t get it taken from the parking garage. They tried to jack my rent up and hoped I wouldn’t notice and just pay it. These people are deceitful and dishonest. There’s no good way for Amazon to get to the package drop, so they leave packages in the garage (2 of mine have been stolen). Parking gates don’t work most of the time. Want a fab that works and gets you into your building? Look elsewhere! I recommend everyone I talk to, to not live here under any circumstances.

1100 South is the perfect location in South End for access to the rail trail. Additionally, the office and maintenance staff are friendly and helpful. My favorite part is the spaciousness of the apartment units. 1100 South is one of the few buildings that have a generous amount of square footage. Overall I enjoy the community, and plan to resign my lease.

The staff are super friendly and helpful and the apartment overall is very spacious and nice. However, it didn’t seem to be prepared the greatest for me to move in. It was not cleaned very well and there were stains/replastered areas that hadn’t been painted over so that was disappointing. But once I had put in a service ticket it was handled and maintenance was very helpful!

Overall cleanliness of the property is very poor. I don’t know the last time windows and glass doors were wiped down, elevators mopped, stairways cleaned, or elevator doors wiped off. There is also always something broke: we have been without key fob access for two weeks, have lost access to all interior amenities, have not had access to the rooftop lounge since moving in, and the construction on the outside of the building has made no progress in a month. It is very frustrating to live somewhere where very little effort and zero attention to detail is put in. I would not recommend anyone to live here if the property keeps up this style of management.

It seems there’s always something messed up and it takes a while to fix. The people who work here are super nice and helpful though! It’s definitely and older building and my ice machine hardly works. Also all of the amenities are closed right now which is annoying since those are the reason I chose to move here and we’re still having to pay for them.

Highly recommend not living here. Hallways smell like garbage, garbage doesn’t get taken out of the garage hence the smell. Killed a cockroach outside my door and it didn’t get vacuumed up for two months. Fobs don’t work half the time. Amazon can’t get in to the package lockers so packages get stolen in the hallway.constant construction and garbage cans hanging down the side of the building. Minimal guest parking despite 50 open spots in the garage that are never used. Solid view of the city though.

Not so sure how to feel about this place. Was a roof over my head but constantly felt like I was being over charged without explanation. Place is constantly under construction and the place refuses to update the hallways and doors. Constantly smells and the floors are nasty by the elevators. Seems like nobody cares about the condition of our living arrangements. The people in the leasing office couldn’t be less helpful or knowledgeable about their own complex. And they all have an attitude and refuse to help you when you question them about your rent. I feel like I’m being generous by even giving three stars but just can’t wait to get out of the place coming up this month.

Still love living here. Cannot beat the location to so many things close by (everything is within walking distance). Leasing office staff and maintenance team are super nice and extremely responsive. Wish the exterior construction would finally be completed though!

Tasia and Patrick are great. I enjoyed them helping with the whole experience at 1100 south. I do enjoy the location of this building, layout of apartment and overall interior of the apartments. If I could change some things it would be to frost the windows in the gym so people in the hallway can’t see in. Make upgrades to the gym. It was a bummer that the rooftop has been closed during my entire residency. And the water in my bathroom is very foggy gross. I did call maintenance about the water and they put a new airrater on the sink but it still looks horrible. No other faucet in our unit looks like this. My friends in another unit say their bathroom water doesn’t look like it either. It looks toxic.

I love the area of town I live in but the apartment and the complex’s cost is more than it is worth. A lot of items like the lights in the courtyard have not worked and the elevators and gates are almost always broken. I also had to move to another apartment because of insane construction we’re my apartment would have water coming in in the rain.

Always under construction and broken in some way. The pool and rooftop area have been unusable in the main seasons they would be needed for. Disappointing.

Great place to live if you are looking for convenience uptown and just love the city skyline! Everything is walking distance for the most part and the programs each month are great!

Overall pleasant experience. Just renewed our lease term and looking forward to living here without ongoing construction issues. I do wish there was more that could be done regarding reoccurring elevator issues and stolen packages but unfortunately those are issues out of anyone's control. Outside of our apartment itself, I enjoy the fitness center and monthly community events that are hosted.

Maintenance responds to requests quickly. The only downside is how long it takes vendors to fix issues. I also wish we didn’t have to pay an additional 2-3% fee on top of our rent. That is a little ridiculous.

The unit is great but the hallways and common areas need help. The construction on the 5th floor deck looks like it hasn’t been touched for 3 months and the elevators are always broken.

Elevators always broken. Construction on the upstairs lounge lasted all summer so been virtually useless. Grills are never cleaned. Rent only goes up, never down.

This is a lovely community! It's right off the rail trail in a great location. The building is very clean and well kept. The amenities aren't the newest but they are great. Decent apartment gym.
