There are 2 townhouses and 1 upper apartment that make up this collection. The exterior grounds are well-manicured with mature trees and new plantings of beautiful flowers as well. We love the new water feature we installed, it provides such a peaceful ambience and now our favored place is to take a rest there under the pretty magnolia tree! Our new modern-designed redwood fence surrounds the entire property and allows for total privacy within the grounds. Evenings are lovely there with beautiful sunsets and landscape lighting. We are the new owners and since first seeing this property in January we had a vision of where we could take this to make it a very special and unique place. We are confident that you will find this to be just that. We invite you to make an appointment to come by for a visit, experience the property and see for yourself. Just outside the front entry we have created a private outdoor patio where one can seek peace and shade to rest or entertain outdoors. It is tiled, surrounded by beautiful plants and has good lighting to enjoy it in the evenings as well. Once you step inside townhouse 11, you will find a very open and light kitchen and large living space for dining and relaxing with a brand-new bathroom on this first floor. The flooring throughout this first level is completely tiled making the maintenance very easy. The kitchen cabinets are an attractive light-stained bird’s eye maple and it is equipped with all new stainless steel appliances, an LG gas range and a wine cooler too. The black granite countertops are beautiful as well and the lighting and ceiling fan make this a very nice kitchen for working and entertaining. The lighting throughout this townhouse has been changed and upgraded to a modern décor. One is always “taken-aback” as they move into the common space for relaxing. Ahead are views of the large lawn and trees giving this whole townhouse a very open feeling. New solar shades have been installed on the 4 glass floor-to-ceiling windows at the end of this room. To enjoy the lawn just outside and to create more ventilation, we changed one of these windows to a beautiful glass door. Here is the perfect place to entertain outdoors and have your BBQ. As you begin your ascent on the stairs to the next level, you will step onto a beautiful new carpet that goes up to the landings & 3 bedrooms above. The 2 vertical new windows on the stairwell add to the feeling of openness. The first bedroom is on the first landing. This one can also easily serve as an office or small den if preferred and has such a pretty view of Mt Tam beyond the dual-pane windows. Dual pane windows have been installed throughout. The master bedroom has a large bay window also offers views of Mt. Tam and the garden below. There is a second bedroom that has 2 roomy closets and provides a different view. Wood blinds provide the 3 bedrooms with nice light control and good privacy. We redid the laundry room with a new tiled floor and have made it a very light and nice space. A new hi-efficiency LG washer and dryer were installed. The convenience of in-unit laundry for our tenants was a priority. It is well-lit and has upgraded electrical and water hookups. The bath on this floor is spacious and has a shower over tub setup. Again, we have upgraded the lighting and fixtures here. There’s a designated space in the enclosed attached garage. When parking in the garage, this unit now has a secured fire-rated door that opens right into the dining area of this townhouse from the parking space allocated there. Additionally, there is ample room to park another car in the long driveway beside the garage and also on-street parking on Mooring Road for visitors. The beautiful landscaping and grounds will be maintained by our private gardener and paid by the owners. Also, there are no fees for water and gas services as well as the electricity for maintaining the communal areas. These are included in the monthly rent. The hubs of transportation for Central San Rafael are nearby (the Smart Train, Golden Gate Transit Center for buses, plus easy on/off exits to North & South Highway 101) As for convenience, this property is just a very short distance to Montecito Plaza, compete with many services and a pharmacy, Trader Joes and several eateries. With Whole Foods across the street and United Market (a favored local market for over 50 yrs), you don’t have to go far for many daily needs. Peacock Golf course is just a few miles up on North San Pedro Rd as well as well as the swimming facilities, tennis, beach, bbq and sunbathing offered at McNears Beach Park. You will be able to find Andy’s Market there as well, a favored of the locals. There are walking paths along San Pedro Road at the edge of the bay and in the hills surrounding this area. And if that isn’t enough…you can walk to the end of our private road, Mooring Road, where you will find Lowrie’s Yacht Harbor…a good place to just sit at the “dock of the bay” or maybe even moor you boat in one of the slips. Can you just imagine setting off in the sunset or sailing away on your boat moored at the end of your street? Often we see people enjoying the sport of paddle boarding this waterway. This property is unique in many ways. The best way to know that is to come by for a visit. Maybe you will be smitten as were we when we discovered it in January!
