It’s almost as if 11 Hoyt has an inner life force of its own. Like folds of origami, the building’s scalloped cast concrete facade is punctuated by window bays that look like they are unfolding into the Downtown Brooklyn skyline. These protruding elements appear kinetic, changing throughout the day as sunlight moves across the building, casting shadows across the assemblage of window bays. Because each aperture is at a different angle and height — which actively works to preserve light at the street level — every condo affords a unique view. From inside, the window bays are designed with built-in seating, providing residents with a relaxing vantage point to take in park, water and city views. “The windows expand your living space and allow you to create your own perch,” says Jeanne Gang, principal of Studio Gang. The almost byzantine geometry of the contemporary oriel windows creates a deficit of right angles, compelling the New York-based architecture practice Studio Gang to design 190 unique floorplans. Situated on a full-block site — formerly a Macy’s parking lot — the tower soars 620 feet, comprising 481 luxury residences across 57 stories starting at $750,000 for studios and upwards of $3.9 million for four-bedroom units. New York-based interior design firm Michaelis Boyd Associates created two distractive styles — “classic” and heritage” — with organic materials and architectural metals that will patina with age. From blackened metals to rustic woods to bronzed hardware, all finishes and fixtures were handpicked to evoke Brooklyn’s historic manufacturing warehouses. The “heritage” condos are outfitted with warm hues, stained woods and darkened metalwork, while the “classic” style combines lighter neutrals with stainless-steel fittings and pale oak flooring. “The kitchen design for each style is both beautiful and practical, with a strong focus on materiality,” says Rina Kukaj, Director of Michaelis Boyd Associates’ NYC office. Kitchens have backsplashes made from honed Italian lava stone and custom satin-lacquered cabinets and countertops. A high-end selection of Bosch appliances includes refrigerators and dishwashers that are panelized and integrated, gas cooktops with full ventilation and in-unit washers and dryers. Each residence features smart technologies, including Wi-Fi-enabled ecobee thermostats and Latch entry door hardware and smart access control system. Because there are so many amenities at 11 Hoyt, it’s hard not to present them in a list-like fashion. Outstretched throughout 28,000 square feet, 11 Hoyt has two floors of indoor amenity spaces, including the sky club on the 32nd floor and the park club on the building’s 3rd floor. A wide range of amenities includes a fitness and aquatic center with a 75-foot saltwater pool, a squash court, locker facilities for both men and women, steam showers, a sauna, and rooms for massage and spa services. Additional diversions: a yoga and group fitness studio, a game room, a maker’s studio, a children’s playroom and a salon lounge. There is also a co-working lounge with a cafe and private meeting rooms with AV connections. For entertainment, there’s a music studio, a library, a cinema and performance space, and a virtual golf and gaming room. Residents even have access to their very own private park — a 27,000-square-foot landscaped sanctuary perched atop a two-story retail space, featuring quiet and loud zones and a sun deck with a jacuzzi. As a full-service building, there is a 24-hour doorman and concierge service, a dry-cleaning valet, refrigerated storage for deliveries and storage for bicycles and strollers. “When designing the amenities spaces, we asked ourselves: ‘what makes a home?’” says Kukaj. “A place to recharge, relax, socialize, work, be creative and work out. We designed multipurpose spaces for sharing and to stand the test of time.” Downtown Brooklyn is the borough’s most accessible neighborhood. City Point, a towering beacon of retail delight, is home to a cinema, the beloved Trader Joe’s, Target, and the gastronomic paradise known as Dekalb Market Hall, featuring over 35 purveyors of fine foods. The historic Gage & Tollner, a recently rejuvenated oyster and chop house, harbors a maritime-themed bar in its lower deck. The renaissance of Fulton Mall brings shopping galore, featuring Macy’s and big-box outlets like Banana Republic and Gap. Quaint indie boutiques — like The RealReal, Books Are Magic and Bird Brooklyn — are nestled in the neighboring enclaves of Cobble Hill and Boerum Hill.
