Comfortable west Denver ranch. Two bedrooms plus office and 2 full baths. Kitchen has built in microwave, gas stove, dishwasher, and refrigerator plus stacked full size laundry machines. Front patio facing east and deck off the kitchen in the fenced backyard. Two car garage with garage door opener. Yard is irrigated with a sprinkler system. Pets are allowed if house trained, limited in number, spayed or neutered, and friendly. Limited to two pets combined. No pet deposit or pet rent, but any damage done by pets will not be considered normal wear and tear. This house is close to W light rail line, an easy walk to Decatur or Knox stations. 20 minute bike ride to downtown Denver and close to the frisbee gold course at Paco Sanchez Park. Initial 10 or 11 month lease preferred, then month to month - last tenants stayed here approximately 10 years. Credit check is paid for by property owner. Applications are only accepted after someone has come to see the property, or has arranged for a virtual walk through and around the house. Credit score must be 680 or higher on the FICO 2 scoring unless applicant is receiving house assistance. Property owner pays for trash, recycling, storm water, and sidewalk fees. Tenant pays for combined water/trash, gas & electric, and any internet or phone services. Please call me between 10:30 am and 9:00 pm to schedule a time to see the property, or if you have questions. I answer my phone immediately unless I'm in an appointment, I check texts every few hours during the day, and I look at emails every couple of days. So please CALL if you want a quick response. No smoking in property. No growing marijuana inside or outside. Tenant needs to own a lawn mower to mow lawn in back yard and must keep vegetation short in the backyard garden beds and along the alley. Property owner will help with trimming back any junk trees in the backyard and will maintain the front yard. Renters insurance is not required but HIGHLY recommended.
