I have been in this apartment for 6 years. The landlord is very easy to reach and handles repairs in a timely manner. It is a quiet building and a good location. It includes underground parking, too.
The unit we lived in for a year and a half, apartment 101, was great. It was spacious, airy and bright. The primary bedroom was large and the closet in it was fairly large as well. The other bedroom has an even larger closet. The bathrooms were also spacious. The kitchen has a big counter space so that was a bonus. We had a balcony facing the street but it was still private because of the front yard area hedged in with bushes and a large tree to give the balcony privacy and shade. The apartment building is nicely situated near grocery stores and restaurants either towards Toluca Lake/Burbank or North Hollywood. We had 2 parking spaces in the subterranean garage and the elevator makes the walk towards our unit convenient especially when carrying heavy items. We had a washer/dryer appliance in the unit but just across the hallway is the coin-operated laundry room for the whole building, again, very convenient. The building manager, Henry, was very accommodating. He's easy to reach when we have questions and when we need help with anything pertaining to our unit. He would always notify tenants in advance when there's an inspection or utility work service. Overall, our experience was great and we would recommend this apartment building.
The windows on the first floor leak when it rains and the landlord has not fixed the issue that are obviously on the roof and all around the building. This leaking water has caused the glue to come undone on the cheap rubber tiles on the floor. We currently in the process of taking him to small claims. Due landlord not returning 85% of our security deposit. There are many other things wrong with this building such as: - Water won't heat up for at least 5mins before ready for shower/sink etc. - Windows on first floor leak water when it rains - No Recycling Trash. - Tenant pays for everything in including trash - Landlord did not provide us copies of the signed lease - Landlord uses the empty parking spaces to park his cars. - Dogs are not allowed to bark. Landlord will call you to do something about it. - Laundry machines are broken.
Very comfortable, safe, clean building and environment. Neighbors are very nice and family oriented. The landlord is a very down to earth honest guy. Truly luxury apartments. The area is great and central to NoHo, Toluca Lake, Studio City and Universal Studios. Well worth it all around.
The landlord is foreigner who doesn't exhibit good morals or hospitality. He will not fix a thing. ( broken AC, the elevator, overflowibg trash recepticles). The unit is suppose to be a non-smoking unit, however, a weed smell overpowers the hallways and units. Rent at your own risk!!!!
Soooo.....I lived here for some time, and so grateful to have moved out. The old mgmt/owner fixed everything immediately and had a handyman on-site, which was great. Then the ownership changed hands some years ago and new mgmt does not fix or repair anything in a timely manner, constant weed smell, overflowing garbage, and finicky elevator (last time took 2 weeks to fix). Other tenants have similar or worse experiences with the mgmt. Oh!...forget about getting your security back in 30 days and having to constantly call mgmt to have it sent. Then when you get your security their are ridiculous deductions on your bill, so don't think you'll get your security back if you have a clean and maintained apt. This is a predatory landlord as it happened to a friend (fellow neighbor) who recently moved out from this building, as well. Renters Beware...Rent at your own Risk!
