Owners don’t care about the quality of the building. The common areas are filthy and gross. Mice, rats and roaches! Door is always unlocked anyone can get in. Stay away
The only thing good about this place is the location. COMMON AREAS: Carpet is old, stained, and smells when it’s hot and humid. Ceiling and wall paint is stained, chipped, marked, and flaking. Foyer ceiling likely rotting as it drops chunks of plaster daily. There’s mold in the basement. So likely throughout the building. INSIDE APARTMENTS: Pipes are so old and need to be replaced. Tubs/sinks back up often and produce a gross gunk from the drains. Bathroom fixture leaks happen often enough, causing ceiling and wall damage to units below. Floor tiles in the kitchens and bathrooms are often damaged, broken, and unglued. Wall and ceiling paint bubbles and chips in every room. Windowsills are rotting out. Windows are old and not properly installed. Holes everywhere so bugs get in. Holes in walls left from removed cable cords are taped over or stuffed with paper (not filled). The tape is painted over if they actually paint before a new tenant moves in. Grout in the showers comes off all the time. Radiators were not cleaned before new tenants and are therefore caked with decades of dirt in the back that can't be reached. The electric is iffy, some outlets short out fairly often. Kitchen cabinets are old or cheap. Newer stuff that is installed is done poorly with screws coming out of bathroom vanities and items mounted crookedly, etc. OUTSIDE: Not kept up. Grass area often has litter in it. Garbage areas is generally awful and not well managed, which attracts mice, rats, and bees. Which enter the building. Often trash on the sidewalks in front of the building from the garbage. MANAGEMENT: Doesn’t care. They’re raising rents rapidly despite conditions. They don’t communicate with the tenants despite the tenants asking. They just take your money. MAINTENANCE: You have to ride them to make a repair you requested. The handyman they use can be rude and must be watched over. His work is not always correct or completed well. No quality. And, he leaves a mess all the time. Also, he’s now doing plumbing work instead of the real plumbers we used to have. People are starting to do their own repairs becuause of him. But we're not skilled repair people either so...you do the math. All in all, I would not recommend living here. Until the building gets owners and support that take some pride in the building itself, it’s just going to continue to decline. Had high hopes for the new owners. Disappointed. Leaving as soon as possible.
In the past two years, the rent has increased more than usual but there has recently (the last 10 months) been a pluming issue in at least one of the units each week. The washer and dryers are still not fixed and are regularly not working. The heat is not consistent during winter anymore since new owners took over. The walls are cracking and falling apart because they keep just painting over the walls and I have noticed random hair that was painted into the walls! In the past 10 months, I have not been able to use my shower for several days in a row, I have had to remove water from overflowing in the tub(dirty water coming up from the drain), I have had to clean my tub on 10 occasions (that I am aware of ) because dirty water came up and left soap scum and other items crusted on my tub, I have had the toilet overflow on me twice and was not able to use it for 2 days, and the sink drains were completely clogged (ongoing). I will say that the owners always are sending over plumbers when we need them but only to place a band aid on it instead of fix the actual problems.
This building is wonderfully located on a quiet street 2 blocks off Bloomfield ave and has nice touches (spacious layouts, crown moulding, rare bits of old marble or tile) but terrible landlords who will delay maintenance until things literally rot and crumble. When they have no choice but to fix a problem, they will do so reluctantly, cheaply, and with an incompetence that appears spiteful. They will paint over mold and plaster over rotten walls without addressing the chronic leaks responsible for both. Appliances, cabinets, flooring and plumbing are all either very, very old, or new and very, very cheap.
