Neighborhood

Mandarin’s park-like landscaping, moss-draped oaks, and historic homes make this city great. Because of its location on the Saint Johns River, residents of this Jacksonville suburb come to expect sunny and warm weather year-round. Named after the orange in 1830, Mandarin was a prominent supplier of citrus fruits.

Speaking to its past, Uncle Tom’s Cabin author Harriet Beecher Stowe owned a small cottage in Mandarin. Stowe resided here for seventeen years, traveling to Mandarin from her main residence to ride out the cold months in a tropical climate.

Residents of Mandarin are comforted by The Avenues mall, which is surrounded by delicious restaurants. Riverplace Shopping Center is a neighborhood gem, with retailers like Cost Plus World Market and T.J. Maxx encompassing it. Many restaurants, service companies, and retailers are found on San Jose Boulevard. Close proximity to Interstate 295 provides direct access for area residents traveling from their apartment home.

Ty maintenance and management

Totally satisfied with the maintenance crew, fixed issues in a timely and professional manner. The management team has been helpful setting up our new lease on our new apartment. Been here for several years, it’s a nice quiet place to live.

Used to be good

We lived here for years and it was quiet and nice. The apartments are a bit older, but everything was maintained well, including the grounds. It went downhill starting in 2022 when they did construction on the units for an entire year. I could not do any work at home and I lost income. We had an ugly washer and dryer in our living room the entire time, because they had to remake the patio and there was nowhere to put it. I am totally fine with construction and improvements. I have nothing against that. It's just that we could have had a discount to make up for having to do laundry elsewhere, or at least remove the fees for having a washer and dryer connection and not give us the runaround. No one knew what was going on. When we called, staff was super rude and cut me off when I asked about an ETA about when things would be finished. I could not have company over and I had to try and leap over these nasty washer and dryers in my already tiny living room. I have a spinal issue and it was a very difficult and stressful time, and the hammering and debris/trucks in the way for a year. Also, I had to lug those huge things back to the patio myself, and they never told us the patio was available to use again. I only found out by asking neighbors. I feel perhaps they did this to not only spruce up the place, but so they can get rid of tenants so they can raise the price. They also started leaving rude and aggressive notes and emails about issues and new rules, basically their way or the highway. I had to move out for my sanity and wellbeing, and so did all other neighbors in my building. They also have been raising rent every year too much for what you get. It's a shame because it used to be a peaceful place.

Stay Away!

Awful construction for over a year. Could not sleep. Zero accommodations or anything to make it right. 10% rate increase year over year. New staff took over and is rude. Old everything inside. Regular water disconnects. Limited pool and gym access. Discontinued use of personal grills and failed to provide public grilling options. Crime and stray cats galore. Do not waste your money

Horrible Customer Service

Worst customer service ever. I just had someone cut me off and over talk me then proceeds to tell me to let them finish talking instead of listening to what I had to finish to say! Telling me what they “THINK” happened in my situation! Her exact words “Well what I think happened is” When I could have told them exactly what happened! I have been living here 2 years going on 3 years and EVERYTIME I call the office and talk to someone it’s nothing but someone rushing me off the phone and being rude! Giving me a bs answer and saying whatever to get me off the phone! And the back porch situation is making me angry. I called and ask of course she’s rude but I was told a month or two and to remove my things back in February. So I’m paying out of pocket to dry my clothes every week which is inconvenient but do they care? Lol I get told we are renovating to better the community. So I guess the tenants are supposed to suffer in the mean time and just suck it up? Don’t come here if you like to communicate with the property management and ask questions about your living situation.

It Feels like a Home!

Love the grounds, the pools are great, the apartment floorplans are Huge compared to others I've seen in this price range. These prices are good for the size and for this nice Mandarin area. The staff is professional, helpful, patient, and all around great. Would definitely recommend.

Helpful staff

I have lived here for a year and a half and love the location and the neighbors. The unit is very spacious and anytime o need anything the staff and the maintenance team are spot on ! Pam in the office has been extremely helpful and Scott and the maintenance team has responded quickly and efficiently.

Feels like home!!

You can tell alot about a place after you have spent time there. We have been here for 2 months and we LOVE it. Melissa and the other staff members including maintaince go above and beyond to resolve any concerns or questions that we have and we have actually been shocked by how fast they do get back to you! It's a great place to live and we are truly fortunate to call it home. It's safe. It has a family atmosphere. It's clean. Rent is reasonable. The pools and gym are wonderful. The food trucks are so fun! The Community itself is the best around. They are currently doing renovations and you can really see alot of progress. It's going to be beautiful! The crews are working really hard and fast to get all that completed. The renovations are on the exterior and we barely notice because they don't bother you. There is a sense of pride and peace in this community and that's rare in today's world. I hope we can live here for many years to come.

Very nice!

I toured this property a couple days ago, with Melissa. She is very knowledgeable and showed me their 2 models. As soon as a 3br townhouse comes available, I am definitely applying! They have 2 pools, a gym, and it's easy to get everywhere in the city.

It Feels like Home.

We love living here. It doesn't feel like an apartment, it feels like Home. The insides are so spacious. Great patios and balconies. The grounds are very well kept so we enjoy being outside walking the property. Everyone is so nice and friendly, like a neighborhood should be. The location is Great. Close to so much. We really enjoy living at Wood lake Park!

No amenities

Moved in the clubhouse burnt down it been over a year and there still is no clubhouse only one small pool no workout area, they are unresponsive to you when issues arise.

Relaxing Visit

Recently I visited some family in Jacksonville, Fl. I was pleasantly surprised to discover the serenity and community driven atmosphere at Woodlake Park. They are conveniently located near so many restaurants and shopping areas but you’d never guess that with how quiet it is on the grounds. I went with my cousin to the leasing office to drop off rent. The staff was so inviting and engaging. It made coming home even harder knowing what a great place I would miss out on. If you’re moving to the Jacksonville area, definitely stop by this place! Go talk to the lady in the leasing office with the rubber ducks!

Nice place to live especially if your new to JAX

I've been a resident for a month now and I have to say I'm very happy to live at Woodlake for my first apartment! Lina helped me and my husband throughout the leasing process while I was out of state, answered all questions if I had any either through phone or email. We had trouble on the road before our move-in date and Lina was very understanding and helped us out with our apartment move-on date. As for our apartment, The rooms have plenty of space and there is a closet in almost every room for plenty of storage. Our space is recently renovated so we got like new carpet, stove & dishwasher and most importantly, I barely get disturbed with noise from neighbors all around. Parking is very spacious so there is no tension on getting a space close enough. I do have some cons but the pros stated overhead overcome them. I do wish we could have the option to pay/look at our rent online so we could get access quicker etc. We had to provide our own lamps as some rooms do not have a overhead light fixtures but thats come with some apartment layouts. We are surrounded by a great community for both shopping & grocery and about 5 minutes away from the highway so you don't have to travel far for such things! I suggest if you new to JAX to look into Woodlake!

Nice and friendly.

The staff here and very nice and friendly. Every step of the way with the application and moving they helped any wanna they could. Even when we had to push our move in date back, they still kept our app and reserved another apartment for us, and we were able to move in the same type we wanted. Within 24 hours of moving in we reported minor issues, and the maintenance fixed them and even left a receipt of how long it took and what they did. The apartment is nice and spacious and the neighborhood is quiet and the trees around make it shady during the summer months.
