Property Ratings at Woodbrook
I am currently living here and am ready to give my notice. There are mice in the apartment, and the trash situation is unacceptable. Items like lamps, mattresses, and couches are left outside, and there is broken glass in the parking lot. Additionally, there are no parking lights at night, which raises concerns about safety and the potential for robbery. It is very dark in the parking lot—drive through the property at night, and you will see for yourself. Even if you choose the older or newer units, it's still a horrible property to live in. Utilities cost over $100 per month in addition to rent, so the total monthly cost varies. The staff in the office is insincere, rude, unprofessional, and unhelpful. If you approach them with a problem, they are dismissive and rude moving forward. The plaster on the walls is coming apart, and it feels like the apartment was not ready when I moved in, among other issues. I am actively working on leaving this place. RUNNNNN!!!! There is a constant turnover of tenants because so many people are leaving.
I lived at Woodbrook Apartments for a year and from the time that I moved in, the apartment was not orderly. There was plaster on the walls that were never sanded down or painted. The doors were off of the closets and never placed on. The rails on the patio were broken and never fixed, Amongst many other issues. When I first moved in, neither of the toilets work properly. I reported this multiple times and maintenance came to my home multiple times but each time they didn’t fix anything and the toilets seem to be worse each time they came. There was only one maintenance worker for the entire complex, which I assume has a minimum of 400 units. She was very nice, but always seemed very tired and very clearly overworked. Also, The staff were not helpful when it came to issues with the payment portal. I had a misunderstanding with Conservice which caused for a small balance to be left in my portal. As I waited for the resolution to be sorted out through the front office, each month I would be charged a late fee through the portal because the Conservice fee would make it look like I wasn’t paying the full balance for my rent. I explained this numerous times to the front office and showed many supporting documents, but they were not helpful and never waived the late fees that are now totaling in at least $1000. I’ve recently received an outstanding debt letter from a debt collector because of this. I’ve been beyond cordial and patient with this property, and to say the very least I feel taken advantage of. I’m strongly considering filing a complaint With the Department of Housing and Urban Development and the Better Business Bureau.

Lived here for a year had permanent stains on my glass patio door, bathrooms are tiny, apartment is very spacious they’ve increased the rent significantly. Maintenance is decent I’ve seen worse. Be careful they will take your whole security deposit for the smallest thing.
I like the size of rooms. Workout room a plus. Nice lake.
