The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Thank you for taking the time to share your experience at Woodhaven Oaks Apartments. We're glad to hear you found the spot nice for new renters and that Trell was a great help in choosing the right spot for you.
Great experience overall, very easy process. One of the Managers “Trell” helped us find the perfect apartment for our budget. The apartment was just as it appeared online. We called in a few maintenance request and they were all taken care of the same day!

Seth, thank you for your review! We are glad you had a great experience at Woodhaven Oaks Apartments.
From day one this place has been trash in every way! They need to bulldoze the entire property. Mice in the apartments, homeless sleeping in the hallways and laundry areas, old out dated apartments, rent has been raised 3 times in less than 3 years. Cost of rent is not worth these apartments. Pool has never been open since living here for 3 years, maintenance sucks, and property manager is no help in any situation. As soon as our lease is up we are out of here!!!! I would not recommend this place to anyone Not even with all the promise of updates and new management. It's all cosmetic to make it look good on the out, but inside they are horrible apartments with a lot of problems. Straight trash...
This place is a horror show. Maintenance doesn’t show up to fix anything. I’ve went into the office at lease four times, called an ungodly amount, and put in work orders. My sink has not worked in 5 months despite me begging them to come fix it. My cars have been broken into, homeless people sleeping in the hallways of the buildings, and even a $400 rent increase despite nothing being fixed in my apartment. They are renovating several units and the workers literally tried to steal my Amazon packages. I had to go into the office and speak to the property manager about it. They suddenly found my packages and they were OPENED. This place is horrible. I am anxiously waiting until the end of my lease. If they could cut my lease early , that would be the best thing to happen this year to me. Good luck.
mice & roaches… stay away!!! the interior of the apartments are no where near the quality of what you’re paying for. from the cabinets, bathroom mirrors, to the counter tops… everything is just low quality!
Horrible, rude Management...Tried to make me fill out an application because I visit my kids often but not overnight...They invade my kids mother home when she isn't there and the apartments are trash...They have a water hose to connect the water to the washer spout...Mice and more...The worst customer service I have ever seen...they get 0/5 Stars...I hate I agreed to help financially because they charge her ridiculously hidden fees...I do NOT recommend this place...
If Tara and ROCO Management still run Winchester Woods – save yourself the hassle and look elsewhere. We moved into Winchester Woods in early 2015, quite happy with the location and proximity to our work locations. The neighborhood seemed friendly enough and management was responsive to various maintenance issues as they arose. The buildings are older and need a bit more TLC than other places in Fort Wayne. There was a summer pool party and various other fun, friendly events throughout the year. That all changed when Tara arrived and ROCO Management took over. The friendly parties ended. Response times to maintenance requests slowed down dramatically. The replacement parts were terrible. Quite literally we had to have blinds replaced and in less than a month, they were broken again. After a 6-month ordeal with mice (5 dead) we had to brush up on Indiana Tenant Law and practically threaten to use it before Tara got maintenance to actually come and plug the holes where mice were entering. We asked this after the first mouse, but management preferred poison and open traps in a house with a 2-yr old! The pool is a mess. In 2016, they put out the “pool closed” sign just after Labor Day. By the time they actually drained and covered the pool, in late October, the local high school biology class could have used it for experiments with algae. In 2017, some of the residents decided that their children could use the pool as a bathroom. Management responded with a few less that friendly reminders that children are not allowed to pee in the pool and need to wear swim diapers if that is an issue. It didn’t solve anything and the pool was closed for weeks at a time until maintenance got it cleaned up. We didn’t get to use the pool once that summer. When residents complained of dog owners not picking up poop, management responded by offering a cash reward to any resident who took photo/video of residents not cleaning up after their pets. Owners would be fined, of course, but it was only going to happen if a fellow resident turned them in. When non-residents started overflowing the dumpsters with their trash, management asked residents to record the license plates of anyone they caught dumping trash. This is the pattern for Tara and ROCO Management – when there is a problem, push responsibility to deal with it back on the residents. Management is not interested in solving communal problems; just making money.
These apartments were built in the 1970's and are in sore need of updating. The ventilation fans in the kitchens and bathrooms make a lot of noise but don't really circulate any air. The Master Suite Bathrooms in particular have a terrible lack of air circulation along with absolutely no natural light so molds and mildews build up fast requiring constant attention. The kitchen drawers don't stay on their runners and will fall right out if they aren't handled carefully. When I moved in 4 years ago, I was told the pool is open from Memorial Day weekend through Labor Day weekend, but each year, the opening has been delayed by as much as a month because personnel don't get it prepared and or schedule county inspections in a timely manner. Maintenance policy seems to be to try to fix things as cheaply as possible which often results in personnel "fixing" the same issue repeatedly before finally doing it correctly instead of cheaply. So, why in the world do I rate these apartments as "Fair" given these details? The location is excellent. Right across the street is a large city park. Reasonably priced groceries are close by. Additional shopping is a short drive away as are all the entertainments of the downtown area.
dirty, no one cares, just no more. the people that live here are nice but thats about it
It has beautiful surroundings and it has a dog park across the street along with one of the biggest parks in our city. The staff are all very friendly and the maintenance is usually pretty good and quick about getting problems fixed. I would recommend this to any of our friends or family. We will be staying here for a long time!
