Property Ratings at West End Yards
I travel all over this country and have lived in 12 different states for my work. My apartment at West End Yards, Portsmouth NH was one of my favorite experiences! The staff (Sam, Tracy and Ellise) are very friendly and helpful. The apartment is very nice... quiet... clean and well maintained. It's a long walking distance from downtown Portsmouth -and to the ocean. It's a 1 minute drive to several major highways and a 5 minute drive to a major shopping mall. My neighbors were very friendly. It was nice to be able to drop trash into an indoor shoot just down the hall -rather than halving to take it out to a dumpster! It was nicer to have a washer and dryer included in my apartment! Portsmouth is an awesome place and West End Yards is a good place to live there! Mike Gentry
Don't get me wrong- the apartments and grounds are beautiful. But what they charge renters seems to be even more than what most similar apartments in Boston rent for. You don't get much bang for your buck because the apartments are quite small. I regret that we didn't more closely read their lease, and do blame myself...but I cannot urge you enough to read every detail in that lease, as the rules and charges they cram into it are not common and can easily be overlooked. Never in my life have I been charged for water and sewage. They also mandate which utility service you use, and several of those services, including gas, have additional charges on top of the utility itself, such as 'monthly gas read labor and maintenance' ($20-30 bucks/month), etc. I do remind myself that we only have to deal with this for a year. But I really would have appreciated West End being more open + upfront regarding the charges and rules- for example, by including clearly written text in each available apartment on their website that only one car is granted parking per bedroom (1 BR= 1 car, 2 BR= 2 cars, etc). This didn't just catch me off guard- I've spoken with numerous resident all whom were similarly surprised by the parking rule, in addition to the number of utilities we are responsible for.
As a resident, I appreciate the plowing efforts that West End Yards makes after snow events. However, they force every resident move their vehicles by 8AM in the morning after a snow event. They will also tell you this is the "standard" for the New England area. If you don't care if your car get plowed in, sorry, they go "we will be actively towing if cars are not relocated". Also, the towing is $100 at your cost. This is super inconvenient and annoying. I have a job and I have my own schedule, I don't want to be forced to move my car back and forth according to their schedule. And also, where should I park my car during the plowing? Who is giving me a ride for the logistics? Do they really care? Probably not. Why can't they at least provide options for the residents? For example, have certain area plowed while maintaining certain area for residents to park their vehicles. Or just give me the right to have my car plowed in if I don't care. Why can they not be a little more flexible. When they dump all of our mails/packages in a small mail room during Covid because they were still working on the Amazon hub, we were flexible and accommodating. Now when they need to plow, they seem to show no flexibility or accommodation for their residents. Where is the mutual understanding and respect? And I'm positive that I'm not the only one, I heard many other residents complaining about this too. We will start a petition if they don't change their plowing policy. For a brand new apartment complex with a high rent, I believe they can do better.
