We moved in less than two weeks ago, and the experience has been great so far. The hallway could use a power wash due to some trash stains, but overall the community is wonderful. Chris was our agent, and from the moment he gave us the tour, we knew this place would be home. I appreciate his willingness to help and how clearly he explained everything we needed to make an informed decision.
My resident experience has been great. The staff is helpful, communication is smooth, and the community feels safe and well-maintained. Shout out to Christopher for always being supportive and professional! So far!!!

So far I am having a good experience. The staff are very helpful and the neighbors respectful, specially early mornings and late evenings. You can see the community are taking care of and clean enough.

It was actually pretty good during our first lease term. I lived here before they repainted the buildings to the lighter grey. Staff was inviting and friendly, as well as the property was well maintained. It was very refreshing to see that the previous property manager would be actively involved with the community. I don’t hear neighbors often, other than from the front door. Neighbors like to slam their doors. On my 2nd term, all the staff inside the office had changed. There was immediately a drop in quality. I no longer see any office staff checking in on the community, dog poop bags would never get refilled, grass started to not get cut as often. Yes, they did keep up with the maintenance checks, but no maintenance would ever get done. One issue I’ve been constantly having is that when there is a power outage, there’s a chance that one of your ceiling lights go out (it’s not the breaker, i checked). I’ve mentioned this to maintenance multiple times, they would then acknowledge the request (as well as other regular maintenance, like water filters and air filters), then nothing would get done. The parking here is terrible and no longer strictly enforced. More often then not, you’ll find cars from visitors not parked in visitor parking or residents from other buildings parked. I had to resort to paid carport parking due to this. Location is not good but it’s getting worse. I was aware about living on wells branch, but the homeless issue is getting worse. When I get home from my night shift, there are usually several homeless people wondering the apartment grounds. Gates are also always open, which defeats the purpose of having the gates. The only time I’ve seen a roach is when i unplugged my charger and a small roach came out of the wall outlet. That was the only time I saw a roach in my unit (thank god). They used to do food trucks every few weeks, as well as little events in the office like wine tasting and food events. When they repainted the apartments, they did a few passes. I wish that was effectively communicated each time though. They painted around our ring camera holder and now we have an ugly discolored block on or door. The first time they asked. They didn’t ask the next time, that was a few months later. The complex does send frequent emails about apartment rules/policies, but nothing gets enforced. No such thing as quiet hours. Parking is NOT strict here and there’s constantly pet poop everywhere. The only good thing here now was the price.

It was easy and smooth. I reached out online yet the staff were extremely helpful in getting me a unit at a very short notice. I was able to communicate with ease and my leasing was done very quickly without any difficulty.

The staff is wonderful! They answer every question and are so hopeful. Maintenance requests are completed promptly. The property and units are well maintained. Also super dog friendly, I love it! I am so happy I selected this apartment complex.

So far I am enjoying longing at wells park, the amenities are amazing I enjoy going to the gym every morning and it has the basic stuff. I also love how the apartment is well designed and has space for everything.

To many weeds and fire ants. I got bit at the dog park several times. Pest control would be great if they could at least treat the dog park with bait on a regular basis. The apartment is great.

The community is friendly and helpful. The campus is clean and neat. Although the speed bumps are a bit high and sharp it’s an easy access parking lot.

Property manager is doing a great job grounds are litter free is on top of the maintenance issues if I put in a request for something it's handled within 24hrs and I don't know if it's a good thing or not but management knows me by my name.i would tell my friends about living here.

Leasing agents and all staff are incredible. I saw some comments about towing being an issue, but everyone in the leasing office is as transparent as anyone could ask for, and I no longer have any fears at all. The complex is very well kept. Also, on first impression when touring, I was very impressed with how well dressed the staff members were. They were in suits and ties in 100 degree weather, so if the staff is held to that kind of standard, I was confident that the complex was as well. I hope this comment helps instill confidence in potential tenants because I am sure glad I moved here! I was also a little sketched out with how good the reviews were for this place, but I get it now. Try not to let that bother you, this place is actually really awesome!

We have lived here since they built this complex, infact, there's alot of us who have - and that speaks for its self if you ask me. The entire complex underwent 2 previous property management changes and a name change(I did like our previous name better) but I definitely like the current property management company the best and hope they stay for good. They truly deserve 5 stars. Super friendly staff, flexible and respect your privacy, and they don't over complicate things when issues do arise. They do what they say they are going to do and just expect you to do the same. They also host fun events from time to time and even pay different food trucks to come by for a few hours, sometimes several times a month! In doing that, they take part in supporting local small business AND rewarding their tenants at the same time! I have never had the privilege of experiencing that prior to living here. They are always updating things and making them more convenient and attractive looking for residents to enjoy. They are a little pricier with rent now since inflation but if you consider to the convenience of the location, you're right next to heb, the highway, and right outside of Austin, its not hard to understand why. On a good day we have been able to get to downtown in minutes! It's super quiet at night and safe. It's so easy to upgrade or downsize if you need to when you go to renew the lease. I would, and have, recommend moving here to anyone considering it!
My husband and I love living in this community! As avid mountain bikers we are only a short drive to our favorite local trails and bike shops - which is important. We are also close enough to the Austin fun, but far enough away for the peace & comfort that this side of town provides. ??

I have lived here since the property was built, there have been 3 changes in management since I moved in and without a doubt the new management is the best I have experienced in my time here. It was a little rocky at the beginning but after going through the previous management changes this was by far the smoothest. The manager Ashley is very hands on and attentive to resident thoughts on improvements and concerns. The gates weren't working one night when I got home around 7:30 pm, after the office had closed. I saw her office light on so I knocked on the front door to tell her and she immediately came out to see if she could fix it. Someone had hit the gates knocking them off track. I was surprised when she picked up the gate on her own, put it back on track opened the box thing that runs the gate and got the gate up and running again. I couldn't believe it, she didn't even think to call maintenance, she just did it herself. I was so impressed, I decided to renew my lease and plan to as long as she and her team are here.

Really like the new team in the office. Great customer service, even with the takeover they just went through. Things aren’t always going to flow perfectly, but at least you can tell they are doing their very best. Beautiful community, good size 1 bedroom and amenities. I recommend ????

The Austin area offers people a lot of choices when it comes to apartment living. The things that separate average from exceptional are the management team, amenities, and value for the dollar. Wells does very well in each of these areas. My experience in talking with Hanna sealed the deal for us - she was informed, very polite and helpful, and eager to help us with moving forward in signing a year lease.

This place is horrible. Dog poop all over facilities that people don't pick up, sheet rock falling down outside apartment, management is rude, they charge for a trash service that runs 30% of the time, and they have a towing company harass tenants. Strongly recommend you staying anywhere but here.

This apartment is a joke. Do not recommend staying here. They allow a towing company to harass residents. My vehicles have been towed multiple times and no fault of my own. The first time the apartment complex reimbursed me but it’s a continual thing. Taken off work 2 times to deal with this. Highly recommend you finding a different apartment complex!

There's lots of construction outside of the building that you can hear all day in addition to your neighbors, the walls are kind of thin so you hear a lot even though its n ew. Cheap appliances, and the microwave keeps tripping my breaker so I can really use it. The pool is nice but not heated. Staff is nice too for the most part. One other thing is they make you pay for Valet trash even though you end up taking it out yourself half the time because "We do Trash" is lazy and rude.
