Fast and friendly service. Maintenance requests are always answered in a timely manner. The office staff are always welcoming. Sarah is delightful. Clean, quiet and comfortable living.
Moved here in 2021 and it has been great so far! Leasing and maintenance are super helpful! Complex is safe and that is what I enjoy the most!!!
Great community here, and the new office staff are fantastic, always on top of things and very helpful with inquiries. Have lived here a bit over a year and the apartments are up to date, insulation/sound is very good, and they keep the place updated with community events and things like that. Very happy with my stay here and look forward to renewing my lease again
I just got here a couple of days ago and it’s amazing i love how spacious all the rooms are and how quickly maintenance fixes problems love it here already
Trash pick up needs to be at least twice a week and parking lots could use an upgrade, wider entry/exit space would be ideal. It would be cool to add a basketball court somewhere
I was blessed to find this place the complex itself is quiet working class everyone is respectful. The amenities are excellent and they keep the pool open longer than other complexes I’ve lived at.
This has been the worst apartment experience ever for me. Ive been here 7 months and have had nothing but trouble with my unit. The unit smells every time the air conditioner starts, the hot water didn’t work in the kitchen for about 3 months, two major leaks for units above that lead to property damage, my bathroom sink smells every time you turn on the water, I’m still finding pet hair from the previous tenants, did have hot water in the master bathroom for more than 5 minutes for the first 6 months(finally got a new water heater). Stray cats around the breezeway because someone keeps leaving cat food cans out. Kids banging on my door and running, I had to put up a cameras. My neighbors are awful to say the least, can’t type all that drama. The front office and maintenance does try to fix the issues, it’s just been too many in a short period of time!
Wonderful experience after almost 2 years. It's a quiet neighborhood, a great, friendly staff. Well maintained. We love the neighbors Love that community events have begun, to get to know the neighbors more.
A few maintenance hiccups in the beginning, but overall, all is well. I love the neighborhood and the surrounding attraction is a plus. Everything is in a 1 to 2-minute drive.
So far I've really enjoyed my time here. I wish the apartments were a little cheaper and that they were painted with higher quality paint, but overall, I like it here.
there is better management then before. it’s very family friendly and pet friendly as well. There is no sounds of yelling or negative energy at all.
Decent. Didn’t know about how to get washer and dryer. Need a new trash can as well. Other than that a smooth move in with no major issues that occurred.
Pros: Even though we've had several managers and companies, the current manager really seems to be on top of things. Very nice and responds to emails. Beautiful area and community. The neighbors in K building are very nice. Close to the mall and other shopping. There is a very nice walking trail around a small lake here. We have great maintenance guys! Cons: The original paint, carpet, and such are not high quality. The carpet was only cleaned when we moved in and not replaced. It was damaged upon move-in. Our kitchen has new-ish appliances but the counters are sprayed (cheap) and the cupboard doors keep falling off. The toilets and showers have calcium buildup and don't work properly. The rent tends to be high for this area.
It’s truly disappointing to have new management but still face the same ongoing issues. My bathroom ceiling has been leaking inside the shower, and while maintenance finally came to inspect it, they only stopped the leak. However, they have yet to return to fix the large hole in the ceiling, where insulation is now exposed. Because of this, I haven’t been able to use my shower for over a week, as the insulation causes itching upon contact. I’ve called the office multiple times, but no one ever answers just like before. Additionally, since moving in, my bathtub has been peeling. The repair team keeps rescheduling due to supposed issues accessing my apartment, even though I’ve made it clear that they have permission to enter when no one is home. This ongoing lack of response and resolution is extremely frustrating. I would appreciate immediate attention to these issues.
We've been here for a week now and the community seems very peaceful. The staff had been accommodating. However, we are still waiting for several issues to be addressed concerning or unit. I am looking forward to having a pleasant experience at WatersEdge.
Well first and foremost, this our very first apartment and we are loving it. It’s very beautiful and we have been living our best lives here.
Love the new management. Love my apartment and area getting to walk my dog around a small lond is great views for us! Definitely a cozy homey feel for anyone looking
Just moved in to a renovated apartment. Overall things are really nice with some minor cosmetic issues like dings in the wall or cracks in the paint in the outdoor storage. It's a nice place to live for the money but I have some things for the maintenance staff to take care of too.
Great place near the heart of Irmo near Harbison blvd. Apartments are upgraded with new appliances and kitchen counter tops. Only reason didn't give a 5 is because under new property management and can't wait to see what good things they can do for this community.

My experience with this apartment complex has been horrible. These apartments have a severe roach infestation, and many things in the unit are either half-functional or in need of replacement. The smell of weed from neighboring units seeps into my home as soon as I walk in, which is extremely unpleasant. The toilets are uncomfortably low to the floor, and the sink faucet is so small and poorly installed that it’s difficult to wash your face or brush your teeth without water splashing against the back wall. The breezeways are filthy, and the buildings desperately need pressure washing. On top of that, the office staff is nearly impossible to reach and often doesn’t even show up to work. Overall, I’d rate this company a negative 3 stars if I could. The roaches are more “hands-on” and active than the management staff!

Unit is nice, but outside breezeway ways are full of spider webs and could use a pressure washing. I have noticed some roaches present since moving in so unit definitely needs to be bombed.

The apartment itself is wonderful—I love my space, and everyone here feels cared for and appreciated. However, maintenance is a bit inconsistent. It would be great if they gave notice before entering the apartment, as it can catch you off guard. Sometimes they resolve issues efficiently, but other times, the problem remains, which can be frustrating. When I first moved in, the office staff was amazing, but unfortunately, the new team has been quite rude. Despite my efforts to be polite, I’m often spoken to in a condescending manner, making me hesitant to seek help from the office. Additionally, the hallways used to be spotless, but recently, they’ve been neglected, which is disappointing since I like the outside of my apartment to reflect the care I put into the inside. That said, it’s still a lovely apartment at a great price overall.

My resident experience has been great . WEH is a pleasant place to live and see the sights. Everything is just a walk, short car drive(depending on where you going. Shopping and restaurants all around. Pleasant staff and neighbors. I’m enjoying living here at WEH and I look forward to enjoying the area as a whole.

Attempted to move in & was told they could fully clean all the ducting, HVAC handler, water damage, and TONS of Black Mold. Was shown 3 other units. Two in a similar state of filth, not properly maintained or repaired to be rented at our contracted date. 1 was a fresh eviction apartment where the staff showing the apartment clearly was not aware there was human fluids/droppings, rotting food, and what looked like an attempt to steal the dryer/washer as well. I could not recommend this place to an enemy, let alone a friend. I would not recommend it towards anyone with kids or animals.

I don't know if these photos are photoshopped or really old, but this place does not look like this in 2024. That pool water is green not blue. Don't know where that kitchen pantry came from, maybe that's only in the 3bedroom, because it's not in our 2bed/2bath. Tennis court doesn't look like that. Haven't been in gym yet, pretty sure based on everything else it's not as pictured either! Breezeways are dirty, cobwebs everywhere, siding looks like it hasn't been power washed in 2-3 years, no dog park, only seen one doggy poop station that looked like it hasn't been change in a few weeks. That car wash station looks like it hasn't been used in years. There's large dumpsters parked along the back road. We're supposed to be in a newly renovated apartment, all I can say is I would like to see what it was upgraded from, because it doesn't look like it was recently renovated that's for sure! Even that entry sign doesn't look like that, it's a banner hanging from the bricks. That gorgeous blue statue in front of the office & orange bushes in front of the office don't exist. They have roaches!! There's no carpet- at least not in my apartment. There are no views, We drove 4 hrs to make our appointment time, our apartment wasn't ready, was still being "cleaned" We finally got the keys almost 2 hours later & apartment was still dirty!! Dust everywhere, the refrigerator shelves where dripping with water, dead bugs (roaches and silverfish) in the drawers and cabinets, the baseboards were dusty the bathtubs had hair & soap residue from where bar soap sat, the mirrors were dirty, one of the bathroom fixtures was broken and they turned it around as if it wasn't still noticeable. dirty streaks on the stainless steel appliances where they were wiped but not well. The apartment smelled like old dirty mop water. I wish we would have come down to view the place before we signed the lease online I swear. For what we are paying I expected what those pictures show. I about to see if we can change this from a 12 to a 6 month lease because this is a NO for me. The neighbors are friendly, everyone speaks and says hello, a few in our building even offered to help us move in. And it is quiet...so far.

False information on website. You claim there is a Pool however no one can use it because it’s always closed. On the weekends the office is closed so the pool is closed. I have stated since September 2020 that the apartment complex needs to give key cards to the tenants, so they can scan/swipe and get into the pool or give a key. Since I’ve moved in September 2020 I have watched this office management go from the greatest to now the lowest. Management doesn’t care about the tenants.

Move in was smooth and easy. This community is quiet and very convenient to work and school. My only draw back is coming from a driveway to apartment parking isn’t the most pleasant when you’re used to being right at your front door.

It’s cool. I love all the walking trails. It’s also cool that you don’t really have to drive much because you’re so close to everything. The lake is very beautiful in the evenings when the wind is blowing.

Even though me and my gf only been here a week now so far we love it! It's nice and quiet and the neighbors are friendly an the staff here are great and shout out to the maintenance crew we had a couple issues with our apartment and they responded with urgency thanks to those fellas!

I really enjoy living here. Just a couple of minor things I'd like to be taken care of but other than that the apartments are lovely. Been here for several years and would recommend people these apartments.
We have loved living here! It really is a perfect location, great sized living space, and we especially love the pathway around the pond. We picked a top floor apartment to avoid having noise above us, our side neighbors tend to speak loudly/yell quite a lot, so we usually hear them on the daily. The walls are a little thin, but honestly, no serious complaints that’s what comes with living in an apartment complex. The staff have all been nothing but genuine and kind, and want to help the best they can.
Great community , well maintained . 24 hr maintenance team is awesome , The office manager Ms.D is outstanding. And she made my move in as smooth as possible
Application and payment was easy and simple , move in was fast and great to experience. Started the process in march moved in in may, but have had nothing but a great time

My neighbors are the best and everyone is so quick to make friends! The trail is beautiful and the dog park is very handy as well! I love waters edge! ~ also so close to the mall-kinda bad for my shopping addiction but great at the same time<3

Great staff and they try their hardest to work with the tenants. I've lived here for 5 years and there have been changes with management but the current management has been very helpful.

My experience here at Waters Edge at Harbison has been pleasant and I hope that it continues to be so.The area is clean and quiet. The grounds here are kept neat and clean. The staff works together to ensure that the residents have a pleasant environment and atmosphere. If you’re in the area for eating, walking, or shopping and many other amenities, then this is the place or area to for you to be. We just moved in and so far we are loving the apartment! So much room, the neighborhood is quiet, and there are a ton of trees which we love. Coming from a big city, this is just the change of pace we needed.
