Property Ratings at Waterford Square
I've been a tenant here since 2021. As I'm writing this (Jan. 2025), the heat is out for the third time since the winter weather arrived. This has been happening for each of the winters I've lived here. Calls to the office have been responded to with "we're working on it", and the heat is restored - only to go OUT again within a few weeks. A year ago or so, a similar outage was responded to by the management distributing electric space heaters to the residents - devices that not only add to residents' electric bills, but are generally discouraged in apartment buildings due to fire risk. It should be noted that at no time has the management offered to make any financial adjustment to residents' rent or utility payments due to not being able to stay at their homes while the heat is out. If you're seeking an overpriced cold storage unit for the winter, this might be a good choice. Anyone looking for a warm place to live in the winter should look elsewhere. I'm sure even Alaska has warmer apartments.
I lived here for two years. Two winters in a row I had no heat due to a building fault. Hot water would always go in and out. Snow plow and ice removal services rarely visited during the winter. It would take weeks for maintenance to get back with you. The pool was barely open. The parking lot is riddled with pot holes that could swallow a small sedan. The front door to the building I lived in did not even lock. There are rats at the dumpsters. Had a few instances of cockroach sightings in the hallway. The Office staff at the time seemed annoyed at best when you had to interact with them. With the terrible air conditioning unit they give you my electric bill would be easily $200+ dollars a month in the summer. The utility bills for gas and trash would randomly have large differences than previous months. I would steer clear of this complex and their property management at all costs.
Have been a tenant for 2.5 years now, management before was good but new management sucks. They don't bother to answer your call or msgs. Have been asking for apartment transfer since Dec 22, left 100s of msgs but no reply, visited their office but they always making excuses and the leasing member there have no information about the property or answer any of your questions. Have asked them several times for an appointment with manager but they give you excuses for that too and when you get an appointment by chance they cancelled it by giving worst excuses and when you show up at the office no one will be there for guidance. Roads are bumpy, building boards are broken which they don't bother to repair. No cleaning inside and outside the building. Building doors don't lock, had several incidents of stolen packages.

I have been a tenant since May 2022. It is currently November 2022. For 3+ weeks during the summer we had no hot water. Since it has gotten cold we also have had no heat, and no not just in one unit, THE WHOLE BUILDING is without heat and has been for more than 60+ days. While the office staff is very nice they have their hands tied and cannot help you as the management company RESSCO is next to worthless. The maintenance crew here will genuinely take months to fix minor things (if they will even acknowledge your issue in the first place.) Maintenance also loves to show up un-announced and will even enter your unit without your consent or knowledge. The worst part is even if they do end up "fixing" your issue its nothing more than a hack job. The main entrance doors to the apartment buildings do not lock (at least in the building I'm living in) and grants access to anyone and everyone that would like to come into the building at any given time. Obviously they do not care about the safety of any of the family's/people living in the units nor their possessions either. The parking lot is littered with pot holes the size of compact cars (no seriously, its that bad) and they might attempt to fill them maybe once a year, if they can even be bothered to do that. It is not uncommon to come across all sorts of filth in the hallways of the apartment buildings. Dirty clothes, half eaten food, cockroaches, mice droppings, you name it. The only "nice" building might just be the front office. There is no reason for anyone to move here. None. You will be disappointed and you will question what you are paying for very fast. Steer clear of any property managed by RESSCO as they do not care about anything except their bottom line.

no maintenance, wish washy management that has no issue lying to your face, no temperature regulation (no working AC in the summer, broiler heating system in the winter keeping it hot AF with no independent control over it), trashy surroundings, dodgey people. raising rent without fixing any of our problems. trust me, you can find somewhere nicer to live!

There is a rat problem at the dumpster which is very far from my apartment. It was not move-in ready, and maintenance is very rude. I had to call multiple times to fix the heat because the radiators don't shut off and it's TOO HOT. Maintenance argued with me saying that I don't know what I am talking about and refused to service my apartment again. Don't move here.

In my first week of moving there were couple major things that needed to be fixed like dishwasher, shower, garbage disposal, missing mailbox key and blind slats. I waited over three weeks for them to come and fix those issue. And I'm still waiting for the mailbox key until today. I highly don't reccomend to live in this appartment becuase you will be screwed. I'm going to find me a new appartment in two mo ths from now.

This place has a horrible rat problem maintenance has to come 5 times to fix the same issue , they lost my rent money order several times . Staff is constantly changing , apartment walls has animals. Overall very bad place and for sure overpriced they barely cut their class but have the never to charge a 75 dollar late fee

I move in to this place OCT of 2018. For two month the furnace was not working right. My first month gas bill was almost $500.00 they came in and had to do major repairs and why it ran it was still not working. Had 5 orders in for repairs and nothing. Electrical was very bad as well fire waiting to happen. Modified my rent two month sea after I moved claiming they made mistake on my lease.rent is $400.00 over market. Everyone is moving out

I highly recommend waterford square. The staff is wonderful. Everyone in the office is warm and inviting. Willing to assist in anything you may need. The apartments are all newly renovated and very spacious. And very sound proofed. Great for us who have playful children. (Or pets) The grounds are kept emaculent. With plenty of things to keep busy . theres a great park for the kids and soccor field along with a beautiful pool. My experience here has been wonderful.

I moved into VG in September. From a place I lived in for 2 years where I wasnt happy at all. The place had terrible staff. The VG of Waterford staff here have been great. Nathan in particular has been so helpful, kind and informative from the first time I spoke with him over the phone. These past 4 months living here have been great, Im finally in a place where I feel safe and happy. I love the beautiful and well kept landscaping. I have had no issues since moving in, if I do its taken care of within 24 hours if not sooner. Nathans friendly greeting makes you feel so welcome, along with his fun sense of humour and a smile that lights up a room. Nathan is a joy to be around, and hes always made me feel included and welcome around here. He works hard to make sure his residents are happy. I couldnt have found a better apartment complex to live in. Nathan is an asset to the VG of Waterford team, he goes above and beyond in his role and he deserves an abundance of appreciation and acknowledgement for it.

I recently visited this place upon arrival the first 2 women staff members who seen me walk in did not acknowledge me at that point I knew I wouldn't be considering this place, then Nathan came introduced him self, engaged in conversation made me feel very comfortable and was very willing so inform me of every detail I would need to know as a renter all while not being pushy or sales pitchy, Showed me around the apartments, the gym and even the pool area , even offered me a drink, that was a small gesture but that hospitality really set him and this apartment apart because it's not something I've experienced much of during this apartment search, I visited a place called windsong for the second time after I left village green . I had my heart set on wind song for about a year but had not viewed the apartments in about 9 months, soon as I walked in and told the nice woman the style I was looking for I was shut down with a "we don't have that available for viewing" before I could even finish letting her know that I'm willing to view other models. Then she got up and took me to view an apartment as if she was in the rush. The entire time I was thinking about the color couches I wanted to put in my village green apartment ! Because I knew that was the place I wanted to partner with and now call my new home ! They were beautiful ! Inside and out and honestly made me feel welcome that's what sold me! And great prices !! Who ever hired Nathan and decorated that apartment "Bravo"!!!

My dog and I lived here for 4 years. I found management to be extremely helpful and friendly and maintenance fast and efficient at fixing things as necessary. The grounds are very well manicured (beautiful landscaping, trash or debris littered on the property always picked up). The buildings themselves are older, but recently went through interior remodeling. For being an older building, my utility costs were surprisingly low which was a nice surprise. The walls are adequate; you won't hear your neighbors conversations but you are in an apartment and may hear footsteps occasionally, etc. I felt very safe & comfortable in my apartment. Pros: very clean, great resident life events, understanding management, maintenance guarantee, pet friendly, laundry service Cons: no ice maker the fridge, my unit didn't have central AC, single dumpster area for the property Overall I think that Village Green is a fantastic value. There were so many improvements made over the course of my 4 year stay, and I can't imagine they are going to stop anytime soon. If you go in with realistic expectations, I am confident you won't be disappointed.
