AC unit broke well over a month ago, have been told multiple times we are on a "list" for a new one. Have checked in multiple times at the office and now we are just told they don't have an ETA on when the units/replacements will arrive and be installed. Forewarning if you decide to live here, if anything critical goes wrong with your unit do not expect to get it resolved within weeks or even months, essentially you have to wait out your lease and move to "solve" the issue.

Vintage Kistchen supplies. very old. Cockroaches every where and you have to pay for pest control. much better to visit lowes and spray by yourself. Nobody listen to you. Bad and pooor maintenace. do do go to your work just stay at home to follow your appartement issues.
Honest Review. It's July 2022. I moved here in 2019. I needed a quick apartment that I could find last minute. This was cheap and spacious.. but what I didn't realize was how terrible the upkeep to keep the ROACHES out of our apartments. I've literally dealt with this for 3 years. I'm so tired of this and will be moving out. I have no idea how they keep getting in. They need to do better. There's a reason they are so low priced relative to everywhere else. BECAUSE THEY ARE TERRIBLE.

the price may be lower then some.. but you get nothing for it and they are raising prices way too high each year. pools have never opened on time in 5 years.. and they have 2 pools (again neither are open at this time), there is trash all over the walkways and yards and they dont clean it up just run it over with mowers. the "gym" is outdated and only open very short hours when most people are at work -which makes it useless. maintenance takes forever to come (currently waiting 2 weeks for 4 items) complaining does nothing. Their "dog park" is useless and actually is unsafe for animals. They have dog poop everywhere because they rarely take the trash out of the bins and they almost never replace the dog poop bags (its been at least 2 months since ive seen them in numerous holders) Buildings are older which is fine, but inside is not being updated unless you want to pay super high new monthly amount . In order to keep up and try to be a contender in the area... they need to improve the gym to be open at least until 10 or 11pm with updated equipment (currently only open when the front office is open) , they need to improve their prices for the current residents, they need to make sure the pool opens by memorial day every single year and they need to do more cleaning up to improve the look. and, Btw, complaining does nothing they just get defensive and still do not do anything about it.

The pros of living here are its a good price and the apartments are fairly spacious. For the most part the people living around the neighborhood are nice and the surrounding area is also a plus. The front office people are all cool too. The Cons: There is a bug problem. Waterbugs of all sizes will pop up outside and inside your apartment too. Maintenance didn’t spray unless you ask personally and even then whatever they spray doesn’t help. Another con is the upkeep of the buildings. I cant speak for every building but the exterior of my building was filthy for several months and no one came to clean. There were also plenty of times trash was everywhere at the dumpster. I had a few maintenance requests that also took very long to be handled.

I have been here for just over a year. I have only stayed this long because I like the apartment style and location but that has worn thin because of the continual maintenance issues. I have had poor responses, if any when I call or am forced to leave messages during normal working hours. When I first moved in neither shower was working and the emergency line outright refused to fix at minimum one of the two so I can get clean after moving. I called the office when they opened the next day. I was met with a lackadaisical attitude that it might get fixed over the next several days and it took me screaming at them and making the manager get involved on her day off to get it fixed. I had a laundry list of problems in addition to the showers that I had to talk to the manager before they took me seriously. It still took them several weeks to get them all fixed. Multiple times they came in with a work order for something that needed to be fixed and it was something that had been done days before or they had the wrong item listed that needed to be fixed. After a year of living here things have barely improved. It still takes weeks before something is fixed and when I complain- if they answer the phone I get the same they they are a large place with a lot of things to fix, blah, blah, blah. I have talked to other residents who agree that the best can be said of the office staff are most are polite. There are a few that shouldn’t be working with residents as they immediately get defensive and argumentative if you have a simple issue that needs addressed. I have called the maintenance emergency line a couple of times and left messages each time but have never gotten a call back. Run away from this apartment complex if you like working equipment and staff who can get things done.

I've been living here for just over 3 months and I can definitely say there is a roach problem. At first, they'd show up dead. But then I found one in my washer, one alive on my kitchen table and baby ones near my kitchen. The roaches will get in no matter if you keep your apartment clean or not. I also put in a maintenance request to fix quite a bit of things when I first moved in. they still have yet to be fixed. if you can, only a short time lease here, people.

If you are looking for a quiet apartment don't live here. The walls are paper thin. I can hear everything my upstairs neighbors do and say. Washer is so noisy it rattles the walls. I feel like I'm living in a college dorm. Called property manager to see what could be done and she said that's apartment living. No, actually the walls are thin and you don't want to spend the money to properly sound proof them. They will not do anything unless you have a police report. No playground area so kids run around the complex being loud. Office staff is rude. Apartment email address is not listed on their website. Office won't accommodate you even when they make a mistake. You have to make sure it is fixed. Complex has a big gym but it is in the office which has been closed due to the pandemic. Pool has been closed due to maintenance or the pandemic. So glad I paid for amenities I never get to use. Trash you take out yourself but still have to pay $15 - $20 for trash pickup from the community trash. Get lots of cockroaches and bugs in the apartment. Have to constantly have pest control spray my apartment which is only scheduled once a week. I have lived in multiple apartments and this has been the worst one.

The only positive about this community is the location. I highly recommend spending the extra couple hundred dollars to move somewhere else - the staff has no integrity, the apartments are falling apart, the grounds are poorly taken care of, they have been "renovating" there amenities the entire year and the bare minimum is always delivered by this team. Absolutely horrid place to be.

I’ve had pest control come every week. I eat in my car because of the drain flies.
I’ve been a resident here for about 2years and the place is sub-par at best. Currently I have not had working Air Conditioning for about 3months (since March 2020) and last summer was the same story. The maintenance team doesn’t fix anything! EVER. Management is passive and dismissive. There are 2 pools that are seemingly never open and both of the gyms are inoperable. Basically the only problem that’s ever addressed is parking (which is not a real problem) which you get a bunch of emails for a week. All I’m saying is... save yourself the rent money and the sanity. THIS PLACE IS A JOKE.
Not quite average. Especially when you can't trust those that work here. Maintenance violates your personal property. I caught a maintenance man standing on my dining room chair (in the seat of the chair with his work boots on) and using my kitchen utensils as tools (my utensils were replaced). Then the same man was back in my house a few months later after I was assured he wouldn't be. There is no excuse or explanation good enough as to why they allowed someone who violated my personal property and space, back in my home. Then when I had an issue with my washing machine, a worker closed the work order without stepping foot in my apt. Management makes a lot of excuses and plays the blame game when they do something wrong, instead of taking accountability for their mistakes/actions. Very thin walls. You can hear every single thing that goes on outside and in neighboring apartments. There is no real sound barrier for anything. People don't pick up after their dogs and they let them bark nonstop. The dumpster is rarely emptied and if you live close enough, you smell garbage when you walk outside of your apartment. 2 dumpsters/compactors for a property of this size was not a good idea. They have condensation in the top half of the dining room windows so you can't see out of it. The apartment itself is a good price for the size (1 bdrm). Plus it's convenient to shopping and my job. Other than that, not too much to praise.
Been staying here for 2 years because job uncertainty and it's cheap. Since I have lived here the apartment has flooded 3 times. The apartments are cheaply made. I can hear all the neighbors. The pool never opened last year due to piping issues. You get what you pay for.
Well first we move in and the a/c didn’t work.took them 3 calls 2 patch jobs and a portable unit for 2 days before it was fixed. Then my car was broken into and all they say is “well it’s getting warm”. Ok cool dusted my hands got a new car then came the huge water bugs. I have put in a few orders about this one was less then 60 days ago on aug 27 which was the last time. The pest control guy told me that he was doing a butch of units daily and I might need to get them to check the door seals. So had them fix that. Still they are in my unit which is a ground unit so I can understand a few bugs but I’ve sent emails with me find water bugs in my unit and I even caught one crawling on me while in my bed. We sent management an email with the issues and picture proof but never got a response. Then when I went up there to talk to somebody and try to maybe see about anything that could be done they basically wanted me to brake my lease and leave. No HELP, NO Options, nothing. So just passing on the info at this point will not be renewing my lease. You might want to think about signing yours !
The property doesn't deserve a star. The lack of leadership from the Corporate office, Midwest Diversified Properties down to the local manager, assistant manager and maintenance staff on site at Waterford..... What a JOKE! These people want to be called professionals? Why don't you take care of the residents? Why don't you get rid of the lazy, heartless, no morals, double standard, non-caring staff that are only there for a paycheck and nothing more?
After attempting to obtain information from the office about the property and still was never able to have the information requested to be sent to me I can say I will avoid this property when choosing my new home. It should never take several attempts to communicate about the property and apartments because you want to live at an apartment community where the staff knows how to clearly communicate with you and this community is unable to do so. Good luck to them.
The only thing this neighborhood has going for it is the location. The gym is run down and the equipment is old. We've been waiting years for 24hr access and always told the process is pending. The walkways/stairs are always dirty by the apartments. And maintenance takes a long time to respond. With rent consistently rising, it would be nice to see it being used towards the betterment of the community.
The room size are great BUT the leasing office is the worst they say one thing and do whatever they feel like. Hopefully you don't need help with anything cause you won't get it. Repairs takes a week or more to get done even if it's something major.

Located in-between Ballantyne and South Park, Waterford Square does not suffer from astronomical rents or traffic congestion those areas are known for. Apartments are well maintained, spacious and comfortable with good pest control, painting, fixtures and carpeting. Very large property, but with two clubhouses with pools and mailboxes. Convenient to many great restaurants and shopping areas without having the increased traffic- very recommended.
I've been a resident here for 2yrs now.The staff here is great very friendly and approachable.Whenever I have maintance issues it's usually done in a timely matter depending on the issue.This year was the first time actually hanging out at the big pool and honestly had an amazing time meeting new people and interacting with residents here.So if you are looking for a great place to stay I would highly recommend.A friend of mind referred me and I have no regrets.You have access to so many places here that if you don't have transportation you can walk.
Good apartment, close to everything you could want, several grocery stores, shopping centers and agreenway. Downtown is a little far but its a a short drive or lightrail ride. Staff was immensely friendly and responsive when the apartment had issuses. Living alone, I feel pretty safe in this complex. Worth the money.
