Northwest Manchester is a neighborhood spanning the area to the west of the Merrimack River about five miles from the city’s center. The majority of Northwest Manchester is filled with wooded lands hiding manicured neighborhoods and luxurious homes. Rental options are mostly clustered along the eastern border of town, closest to Interstate 293. The eastern border of town also provides several opportunities for outdoor recreation through the parks and trails along the river. A few shopping and dining choices are located off the interstate, but more entertainment options are located just south of town in the downtown district.

Property Ratings at Waterford Place
Parking lot is unnecessary acceptable. Vehicles have been vandalized multiple times. No attempt from management to install cameras or fix poor parking situation. Also apartment show evidence of past break in attempts. Would avoid!
Great place to live if you can afford it. The units are nice and property is well-kept. The property feels very safe and secure. The package room and amenities are also secure and my things have never been stolen since I've lived here. If you are looking for a nice, quiet area to live around Manchester, this is the place to go. It's close to Market Basket, Walmart, Target and gas stations so it's easy to get around. The only reason we decided to move is because of the price.
Terrible place to live! The apartments are small, way overpriced, everything is broken all the time, and the management staff is horrible. They are constantly rude, miss things, and honestly do not seem to care. Would not recommend.
I am very happy with my experience so far. I moved in one month ago. The building is quiet, amenities are excellent. The gym is top notch with new equipment (Peloton Bikes). Whenever there is an issue Maintenance is never more than 24 hrs. away. I had an issue with my washer and dryer and hey just replaced it with a brand new one with 48 hours. I would recommend 5 Stars
Ok place with high rent increases. Long term tenants being forced to leave b/c can’t afford the market rental rates. Sign of the times I guess
We sadly had to leave due to job relocation! We were pleased with everything from the staff, maintenance and the landscapers! The grounds were beautiful, the maintenance crew were quick to respond and the office staff were always helpful and either always available or quick to respond! State of the art fitness area, indoor and outdoor pool! The area around there as well as the grounds around the complex were awesome for daily walking! We felt safe and very much at home! Definitely 5 stars from us!
Oh this place is the best place you can get the pool is always open and you can the space of your dreams for a cheap price.
"Luxury"? More like a slum. High rent, low quality. AC/Heat dirty and inefficient. Chronic dirty water or no hot water issues, which they let drag on for days weeks months. Too cheap to hire a decent heating/plumbing company. Pipes bursting, etc. They could change the name to Waterflood. Nasty incompetent staff. Mildew in bathrooms, sinks clogged, and broken light fixtures. Staff is more lip service than providing even the most minimal maintenance or concern about the residents. They never follow through with requests and the leasing agents simply lie about things, making promises they don't keep. .Very impersonal. Very unprofessional.
We set an appointment to look at a 1 bedroom apartment that was available. They rented the apartment before we were set to see and never contacted us. Drove an hour! Unprofessional to say the least.
Waterford Place in Manchester. Do not live or try to live here. They will steal your money for application fees and tell you they can't approve your applications. They don't look at married couples as a pair when it comes to incomes they just look at them separately. The fact that we were past residents and trying to come back. they didn't even consider that and that we left the Apt in immaculate condition when leaving. We put all the past issues with the place like other tenants having bed bugs, having pipes explode in the Apt and snow plowing issue,s parking issues so on and so forth. Not to mention naked drunk college kids running up and down the halls knocking on doors. Anyways were trying to come back because it was an Apt in out price range and enough room for us. So our lease is ending and there is really nothing out there anymore if there is they are all scams or in rough neighborhoods. We are thinking we may have to sign another lease in our closet of Apt we have now . Figure I give some experience to those that are looking too.
I wouldn’t recommend this place to a hobo, even if they told me to live here for free I wouldn’t! The ladies in the office are the worst. Everytime I had a question the only answer I got was “uhh I don’t know” and when I continued to try and get answers I just get a nasty response or no response at all. I lived here for a year and by the fifth month I was ready to be out! The apartments are decent, but for what you have to deal with in the office it’s not worth it. Save yourself the constant headache and bring your money to a complex that cares about you and your concerns rather than just your money. This was my first experience living out of my home state and it was the worst possible place I could have started.
If I could give ZERO stars to write a review for this "luxury" apartment complex I would. I'm a current resident and felt that writing a review would give other perspective residents a good insight into living at Waterford. I think the important factor to note is that this property changes hands frequently. The renters are ultimately the ones who are left playing real estate shuffle each time Waterford gets sold to a new managment company. The residents also have to deal with the constant revolving door of staff that result of the constant changes in managment companies. It can make you feel uneasy since different management companies have different policies and you're locked into a lease whether you like the changes or not. The good: it's a relatively clean property what gives you a Manchester zip code but it's on the outskirts of the city with everything in close proximity. The bad: managment never takes complaints seriously. I have complained multiple times about cars in the parking lots not having parking stickers. Seems like parking for visitors is never enforced. The hallways frequently smell of marijuana even though it's a "smoke free" property. It feels like we live in a frat house some days! The property also has an agreement with tow companies during the winter time. They will tow vehicles regardless of the amount of snow. Both my vehicle and my wife's were towed. The tow company made me pay a $165 extortion fee to get my vehicle back! Nothing like a great property to have an agreement with a tow company to keep your vehicle hostage. Waterford also makes money off each tow which is further infuriating. The property is marketed as luxury but it's more like lipstick on a pig. When we first moved here the office would sign and lock packages if we weren't home for delivery. Now they just put all the packages in the business center for anyone to take. Real luxury living huh? All in all, I would recommend perspective renters to look at the cost and what they consider luxury. If you're looking for true luxury accommodations, look elsewhere!

I was speaking with some of the ladies in the office and was shocked to hear of some negative reviews online, so I had to check them out. I could not disagree more with the negative reviews. Some of them are clearly written by someone with an ax to grind because they either couldn't follow the rules or are just angry people. I have been a renter for nearly 10 years, 2 of them at Waterford Place. The workers in the office and the maintenance team are the most professional and courteous people I have known in a rental property. The property is well maintained and it is obvious the workers take pride in the property - so much so that we just got a letter saying they were making the apartments a no smoking community! YAY! These other reviews are absurd - I have lived here for two and a half years and haven't had an issue that they didn't address quickly and professionally. Highly recommended.
I would not suggest living at Waterford Place Apartments in Manchester NH. We looked at their model unit apartment prior to moving in as the unit we were looking to lease wasn't available. It was very nice. However, when we moved into the apartment we rented, it was dirty and not cleaned well. There was grease in the kitchen, the kitchen/bathroom floors were dirty/sticky. It was just not a luxury apartment as advertised via their model unit. When we notified management, they defended their cleaning company. Very disappointing. The leasing office was not helpful after moving in. Prior to moving in, the leasing office had a 'can do' attitude. After moving in, they were not helpful. I would not rent from this facility.
