Waterford Manors

As a new resident at Waterford, I can happily say Kourtney, Sasha, and Abbi have gone above and beyond for me and my daughter. Thank you for treating me as a friend not just a person.

Move in was VERY efficient and easy. Abby had my folder ready and recognized me as I walked through the door. I was in my apartment within 5 minutes of sitting down to talk with the office staff.

It's been a typical rental experience so far. Not any different from other places I've rented. Noise has to be the worst part and enclosed hallway issues. I would recommend with knowing it is like other complex of multi rental units.

I have lived here a year and have enjoyed the experience. Everyone has been friendly, it’s not loud, well kept. Looking forward to many more years

The pool was not working a good portion of the summer otherwise I’ve never had an issue. Maintenance is great and quick. Apartments are up to date.

Not staying here. Too many issues. I have had sewer backup 4 times in utility closet, sliding door won't latch, gnat infestation and ladybugs (which has been sprayed 3 times and they aren't getting to the source of the problem) dishwasher broke and had to be replaced, sour smell in hallway of building due to build up of wet lint in outside vent. Still no response to my request to clean it out. Dryer won't work due to this problem and puts a sour smell in my dryer. Bathroom was chalked too much trying to cover up the mold problem, oven won't heat over 400 degrees, no heat in walk-in closet, really? The list goes on and on. The issues were addressed but most with no resolution. Worst apartment I have ever lived in and I don't plan on renewing my lease.

I've lived here 14 years so I obviously have found it a very pleasant place to live. It is close to all amenities, yet gives the feel of a more country atmosphere. Set back from the main street is very nice. There is an open area for walking dogs, a small park across the street and deer are often spotted. The newest management has done a wonderful job of maintaining the property and the population very well. The involvement between management and occupants is better than I've eve seen it. The maintenance team does a great job. My apartment needs updating but I don't want to move in order to get that done. The only reason I'm still able to afford living here is because it has not been updated. The steps leading up to my ground floor apartment are getting harder for me to navigate. I will stay here as long as I am financially and physically able to. That is how much I love it here.

A very quiet place, ideal for my children. I will definitely stay here for a longer time. I love this place. I should have arrived here a long time ago.

Really just hate everything about living here and can’t wait to move on! The “amenities” are Not Great and between neighbors’ loud music, dogs barking, and the AC units that sound remarkably like freight trains, it stays pretty noisy.

We couldn't see the apartment prior to moving in only a virtual tour. Apartment not updated like the virtual tour shows. Biggest complaint is moving into an apartment with old carpet in it with pets allowed in.

It's a pretty average place. They definitely did not spend high dollar on painters and flooring installation. The lights had the dinkiest little bulbs that barely did anything. BUT, it was clean and everyone at the office had been super friendly and helpful so far

We've been here a little over two years. The surrounding neighborhood is nice, and we're close to a lot. The apartment's layout is perfect for roommates because both bedrooms come with an attached bathroom. Downsides- everything has the landlord special and I don't think the most recent rent increase was warranted.

Waterford Manors is considerably in a safe location, accessible to groceries/restaurants, with great amenities, peaceful neighborhood, accommodating staff.

Very clean. Nice looking apartments. Very good area. Management is friendly and maintenance is timely. It is very pet friendly, accepts animals that other places normally would not.

This has been a very nice experience, I’ve had no complaints of noise. The only problem I have is that pet owners need to pick up after their pet, I have two and when I’ve taken them for a walk we have come across others dog waste, picking up after your pet is the polite thing to do

This apartment complex is good. They keep everything clean and outside looking nice. The apartments are a good size and the updated ones are very nice.

Buildings are definitely showing their age. As far as amenities, the pool, for one reason or another, is almost never open and much of the equipment in the fitness center is damaged.

Please be aware! The apartment buildings are not smoke free and the management will not do anything to correct the issue. This includes the smell of pot in your own apartment, the units are all in one building, therefore one bad tenant leads to miserable living conditions. I experienced this for months before finally being able to leave my lease. The overall quality of the community has gone downhill as well. Safety, cleanliness etc. This all happened within a few years time. I highly encourage you choose another place to live.

Friendly staff. Maintenance requests always answered in a timely manner. Quiet neighborhood and friendly neighbors. Clubhouse has a pool table and a gym with 24 hour access. Overall, love my apartment and the fact that they are so pet friendly here. Even put it in a brand new dog park this year!

While we love the area and the quiet neighborhood, the community, and the apartment overall, there doesn’t appear to be any maintenance help. We have had to repair many things ourselves as we have submitted multiple requests without anyone showing up to help. Even the air filters aren’t being replaced routinely.

After living in a few different apartments over the years, so far this is our favorite! We got the top floor so the vaulted ceilings are amazing! The only downside to them is the a/c bill in summer. So far the only noise I can hear from our neighbors is their washer- while I'm in our laundry room. That's amazing. Maintenance is prompt and kind, and everyone in the office has been very nice. Pros- Awesome vaulted ceilings on top floor; don't hear our neighbors; great customer service; great neighbors (but that's situational); fireplace; INSIDE ENTRY! (We'll never go back to outside stairs/entry for an apartment); The area in general! Near several parks, close to Manchester Rd, Easy Access to 270, beautiful residential community next-door. Cons- High a/c bill in summer (for vaulted ceilings); wish there were a bigger closet size (especially as a married couple); wish there were an enclosed dog area (Although the outdoor yard is a huge space for dogs, none of it is fenced, so you can't really let the dogs off leash) For the price in this area, it's great!

Stay away. Management will not do anything about very loud downstairs neighbors. I have complained for months with no results. I am being forced to move to find better neighbors.

I have been here a while, more than a year, less than 5. It is not all they say it is. Its old, drafty, appliances are original and very old, windows are metal and you get a lot of condensation, then you get mold . There is no insulation anywhere. Electric bills are way to high. There has been times that apartment smells like a sewer. Office staff doesn't answer phone as much as they should. It is convenient to a lot of things. Just think twice before moving here. You may like it at 1st, but after that.

This would have been a pretty good apartment if I wasn't stuck in a top floor apartment which got up to 80 degrees in the summer. Spent almost the whole summer in an apartment that didn't have the capacity to cool itself to under 78 degrees. Thank goodness my lease was up before summer ended. It's sad that they continue to sell units to tenants knowing they still have AC units that are insufficient for some of the apartments. Working with maintenance was great, but it was quite a headache to work with management because communication wasn't the greatest.

I just moved in a month ago and couldn't be happier with my decision. I scoured the web for apartments within my price range that were closer to work than where I was. I came across this apartment on a whim and had to check it out on my lunch break. When I made an appointment the apartment manager was incredibly friendly and informative on the phone. I visited that afternoon and had two people after me wanting to look at the unit I was going for. The other office lady showed me the display and was also a pleasure to work with. I immediately decided I wanted to live there and have the ground unit by the pool. They were great to work with, the area is nice, and my neighbors are pleasant when I run into them in the hall. My cat and dog made themselves right at home and got acclimated right away! It has been so fun to decorate, the layout is perfect and just spacious enough. The extra storage in the basement is really benefial and you don't get that too often in apartments! When I moved in, there were a few minord issues but the maintenance had it all taken care of for me. All of the folks that work here have been great and it is really starting to feel like home. Around the area, there is fun places to eat and fairly close to highways and grocery stores. Definitely worth looking at. The reviews I read made me a little weary, but once I settled in, I knew I made a great decision!

I just moved in within the past two weeks, but so far I love it. The unit I got was laid out exactly like the model- in fact, some of the appliances are newer. No feeling of a "spruced up" model and then getting a disappointing actual apartment. The bedroom is spacious, the walk-in closet is more than enough room even for my admittedly large wardrobe, and the living room is a good size. The dining space and kitchen are small but normal for an apartment. The community so far seems relatively quiet- there's 10 units in my building, and it seems that way for all the complex, so nothing too crazy. It's also a short drive from Manchester, so practically everything imaginable is there- I've had no difficulties getting to groceries, houseware places, etc. The application process was relatively easy as well. They outlined everything I would need clearly. In fact, I expected a lot more complications, but when I showed up on lease-signing day everything was there and ready to go. Everyone I've talked to so far has been great. I have not needed anything from maintenance yet, so I can't speak for that at the moment, but so far I'm satisfied.

The apartments need updating really bad has a smell in them

This place was built in the 70's and it looks like it. Old stove that does not have level burners. A/C that does not keep the place cool. Windows that let cold air in and out of the apartment. For over $800 a month, I would find another place to live.

This is the perfect location if you want to be close to the city, but still have a country feel. We are minutes away from some of the best shopping, restaurants, and malls the city has to offer, yet we can look out and have deer, bunnies, and more on our patio. The office staff is helpful and extremely nice. This was a great choice for my family.

I've been in my apartment at Waterford Manors for over 3 years. I love everything about it - the management is the best I have ever dealt with, the grounds are kept immaculate and my apartment is perfect for just me and my cat. My neighbors are wonderful. Also, I love our pool and use it every chance I get. I love living here and will be here a very, very long time!
