Uncaring management has no solution for a broken appliance (washing machine) besides ending my lease or letting me use a vacant apartment to do my laundry which is completely absurd.

Thank you for your review, Will. As you said, we offered you the use of a neighboring apartment while we waited on the installation of your new washing machine. While we are very sorry that we were not able to get the machine immediately due to an injured maintenance technician, we did hire a vendor to complete the work as quickly as their schedule would allow.
“Property mangment is lack luster and the premises is not secured. Don’t be fooled.” That’s a million dollar marketing line if I have ever seen one.

I have been living at Waterford Cherry Creek now for almost a year. My roommate and I renewed our lease right away because we are seriously happy with where we live. Management is hands down the best I’ve ever seen. They are helpful and caring. Any maintenance issue gets fixed immediately. It’s surprising. You will love living here. Overall, I’ve been very comfortable and happy living here. The rent has been reasonable, the mgmt helpful and understanding, the maintenance capable and responsive. Any issues quickly resolved. There are some outdated or old features here and there but the majority of things are updated. Big laundry and dryer instead of those teeny little stacked ones.

There's a dog that has been disruptive to my quiet enjoyment for more than 7 months now and this week the owner, who's unable to train one dog for community living, just brought another dog into the equation. The barking is unbearable and I've only gotten three uninterrupted nights of sleep in the past 7 months. That was last week while the resident and dog were gone. It was too good to be true. From 4pm - 1130pm last night the dogs had 14 separate barking tirades. The night before they wee barking multiple times around 10pm, then again at 330am. The night before that it was 240am amd 530am. The night before that it was 540am. It just doesn't stop...it's all hours with frequency of virtually every night I'm at the house. The owner doesn't have dogs that are conducive to community living and the response from management thus far indicates little care for my rights to quiet enjoyment.

I am so pleased with my apartment and the amenities at Waterford Cherry Creek. My small dog and I love it here. The apartment has everything I need, and is on the first floor, and it is close to the swimming pool, hot tub, mailbox, package pick up, and garbage dumpster. There is also a gym and dog wash area by the package pick up area. There is a beautiful walking trail across the street from the office, and a great park across the street from my apartment. I’m a block away from King Soopers Grocery, and about three blocks away from a small shopping center, including a bank. I’ve been able to schedule all my doctor appointments close by. The office crew are wonderful and so helpful. It’s a great place to live.

I've lived in this community for over a month now and have been incredibly impressed with the grounds, management and maintenance staff. Michelle and Betsy went above and beyond showing me multiple units to suit my needs and further through the application process. Not to mention they were incredibly welcoming and communicative. Shortly after moving in my hot water heater stopped working and they sent someone out immediately to fix it. My only complaint about the apartments are that you can sometimes hear your upstairs or downstairs neighbors and the floors creak in certain areas, but I've put down some thick area rugs and it seems to have helped.

I’m elderly living by myself. I’ve lived here for nearly two years now with my dog, and I love it! I feel safe, and any maintenance issues I have are taken care of in a very timely manner. The office staff are very friendly and accommodating. I plan to stay long term.

We moved out of Waterford Cherry Creek on June 15th; 9 mos early due to the condition of the apartment and property paying a buyout fee of $3248.00. •misrepresentation of the apartment by refusing to show it before we moved in •Apt wasn’t ready on move in day; laminate floors not done, $300 credit but never finished •Apt not clean on move in day •Paid a premium for a renovated apt; definitely not premium apt •Turned in pages of repairs; maintenance chose 3 and ignored the rest (no sink stoppers, tub stopper not operational, no hot water in shower, missing shelf in both freezer and refrigerator, washing machine makes a metal on metal scratching sound (maintenance unable to help), to stained cabinets, filthy carpet, disgusting film on fire place glass, shelves missing from closet at which maintenance said it was “intentional” but shared shelves in other closets), spackle filled nail holes but not painted •Unbearable smell of body odor + wet cigarettes; we had 8 plug ins, no exaggeration. •PM did not check on us one time; paid to move in and not a peep since (after pages of Apt repairs, a move in check in was necessary) •Garage floor stained with oil and also smelled horrible; like wet cigarettes and cat urine; paid $345 for a professional power wash company to clean and this only helped with the smell temporarily (while still cold outside) •Sidewalks a death trap on snow days •Poop everywhere on grounds •Hvac vents never cleaned before we moved in •We changed our on air filter monthly even though advertised this was an amenity •Exterior bedroom wall not insulated so a temp differential of 15 degrees; very high gas costs so where we saved in rent, we paid in utilities •Washing machine doesn’t clean clothes, agitator tears clothes, it’s dirty and disgusting; more harm than good, had to go to the laundry mat, unusable •Not safe; homeless people in the complex often, gates don’t lock or have gaps through which people climbed in •Motel and condemned building across the street attracts unhoused population •••The very worst part was the odor mentioned above, it was disgusting and a shame to allow people to pay to live in those conditions.•••

The leasing staff are incredibly hard working and they resolved all of my issues upon moving in. Special thanks to Olivia who was very responsive and helpful! The units themselves are very spacious and great for remote workers and commuters alike. The community is quite and very safe. The neighbors are nice and are respectful. Would highly reccomend this community to anyone wanting to live near the hustle and bustle of denver but at the same time in its own little community. This community is definitely a hidden gem!

Renter's should be rewarded for paying rent on time...Cherry Creek raises the rent at a very high rate every year! They offer low rates when you first move in after that is where they get you! Will never come back. Community has also gone down since I have moved in. Crime rate is awful. No Security for the premises. Even though they are real quick to raise the rent rates!

Truly one of the worst community managers I've ever had the displeasure of dealing with. Her attitude and demeanor is pompous and uncaring about any resident issues. Avoid this complex. Since she makes the rules expect a genuinely terrible time when attempting to do... anything.

Stay far away! The most incompetent and inconsiderate management I have ever encountered. I communicated the style apartment I was looking for and was promised that, so I applied for that specific apartment. Turns out they have no clue what each individual unit looks like. This happened several times throughout the process. They quoted me at a set rent but when they sent me the paperwork it was much higher. They also added fees to my move-in that I had already previously paid for. It too several phone calls and emails to clear all this up. Needless to say, I am not moving in but they have no problem keeping my holding fee...a fee that I wouldn’t have paid if I knew what that actual apartment looked like. I have filed a complaint with Greystar and BBB.

Thank you for reaching out, when you had initially toured, we had discussed that we were not 100% sure if the home would have maple or white cabinets, and that we would know more upon the past resident moving out. When we were able to walk the home, we did notice that there were maple cabinets. In regards to the rent being higher this happened when you decided to switch apartment homes. Waterford is beautiful, clean, and in the perfect location. Staff has been wonderful and responsive. The layout of the apartments is great, and we love calling it home.

Waterford Cherry Creek has the worst maintenance service of any apartment I have ever lived in by far. Do not move here unless you want to call maintenance every two weeks for the same 3 problems over and over again.

Waterford Cherry Creek is a wonderful place to live. Friendly, professional staff willing to help and meet your needs. As an elderly widowed woman with a young dog, it was important to find an apartment on the ground floor. The staff at Waterford worked with me to find just the right apartment. I can see myself staying here long term.

Im beyond satisfied with my experience so far! We havent lived here long but throughout the process the staff has been great and very attentive! The community is nice and quiet while still being close to shopping and not too far from downtown.

I've been there two weeks and it seems like a nice place to live. It's been quiet for me, which is important, and it has a little park for my dogs to run. I'm looking forward to seeing how I enjoy it when COVID restrictions subside.

This is probably one of the worst communities I've ever lived in. If I was tied to a lease, I would've moved out 1 week after move-in. I am still dealing with issues from move-in (4 months ago) from a laundry list of items and it's completely unacceptable. I do my best to stay at places instead of my apartment, which is ridiculous because I pay monthly rent here. Counting down the days until I can depart this dump.

This place was troublesome from the time i moved in to the time i left. Also if you plan on moving out give them a SIXTY DAY NOTICE or you get charged entirely too much

I usually don't waste my time writing reviews but this place is SO bad I feel like I need to. It is a non smoking community which was a huge bonus for me and my roommate- however my neighbors smoke constantly and the smoke seeps into our apartment and it constantly smells. We have had the leasing office come up multiple times and admit they can smell it and it is disgusting and they still have done absolutely nothing except offer us a different, smaller unit that costs more money. Makes a lot of sense, right? Instead of getting the smokers to stop they offer to make us move. The rent has gone up EVERY SINGLE MONTH. We are spending more then $150 more than they promised when we signed the lease for random maintenance fees. There are so many nice apartment complexes in this area so pick literally ANY OTHER place than this.
Pros - I really enjoyed having a garage in my home. This made the horrible parking reviews irrelevant to me as I could park in my garage and have guests park behind me. However, even in my time here I had a guest get booted with 20 minutes ($300 or so dollars) and threatened to be towed once when parked behind my garage. I dislike the company and thankfully didn't deal with them as often as others. Maintenance - Maintenance is very kind and timely. Cons: Mail - There has been a lot of mail dilemmas since living here. I am a pretty low maintenance person and track my own packages, however, even I still managed to get a package of mine returned to sender without being notified of its arrival. Once around Christmas there was a mass email saying that we needed to monitor our own packages or they would be sent away and recommended we get a P.O. Box. I considered this very unprofessional. Parking - read other reviews for what to expect Employees - All of the employees have been very sweet, however, in my time here all of the original employees have left. Kelsey and Dean were my favorite as I could trust the information they gave to be true. They are now gone. With new employees all the time you run into being given false information. Which becomes serious in times of things such as move out. Which is a problem I have now experienced. I will now be out of $800 because while en route to speak with management about a unique situation I was deterred and explained a specific set of "policies" that were not true. Management - You want to feel like you can trust you complex as this is your home. You do not want to feel taken advantage or nor like a dollar sign. When coming to a complex with a problem I would like the problem to be addressed. Not shut out with a smile and told that "its just out of my hands". Its very passive aggressive and insincere. Especially in cases where a problem has been caused by information given by employees that are under management training and instruction. Overall leaving I have felt failed in this area as have others according to other reviews. Price - Considering all of these factors and previous apartments I have lived in, I consider this one to be especially pricey with not a lot of return. My previous apartment was the same price but with higher amenities and 24 concierge, assistance, etc. Here there has recently been quite a bit of crime (car break ins, parks crime, etc).
I stayed here for five years because the location is great and I will say the management (which has changed three times in the last five years) has gotten better. The renovated units were done hastily - we had floors we had to cover that clearly had water damage, a leak from the neighbors water heater / central air unit where you could see a stain, and paper thin walls. Upon moving out they indicated we owed $377 which they turned over to Debt Logic (a collection company) immediately before correcting errors such as removing a storage unit rent despite not having had one in over a year, extra pro-rated rent for the garages after the lease, and over $500 to replace the carpet. I had paid $800 in security deposits and despite it showing on the lease they indicated I only paid $400 to this company they turned it over to. I would not recommend moving here and plan on taking them to small claims if they do not resolve this promptly.
We lived here for 2 years in 2 different apartments. The management moved us to a "newly renovated" apartment so they could renovate the one we lived in. The carpet was improperly installed upon move-in (coming up at the seams, didn't reach the wall). We took pictures and communicated with management about the carpet, but nothing was done. Within weeks of living there, the apartment also flooded (further damaging the carpet). Upon move-out, management charged us for a full carpet replacement and IGNORED all our correspondence and evidence that the carpet had been damaged (and verified by them) prior to us moving in. They not only ignored several attempts to communicate, they sent our bill to a very aggressive collection agency with ZERO acknowledgement of our dispute. Not pleased at all with the new management, document EVERYTHING.
