Colorful, active, dynamic, energetic, diverse – all of these apply to West Campus, and with its large amount of students in the neighborhood, it’s easy to see why. The brightly-painted buildings, the trendy little pizza joints, and even the amount of bicycles in the area help define this neighborhood as a haven for University of Texas-Austin students. But even if you aren’t a student, this neighborhood is terrific – there are plenty of apartments to choose from, the housing stock is diverse, and the location is ideal.
West Campus extends from Lamar Boulevard to “the Drag,” or Guadalupe Street. The Drag is where you’ll find a wide selection of shops, restaurants, and bars. These include local favorites like Cabo Bob’s, Halal Bros, the Spider House Café and Ballroom, and Kerbey Lane Café. On the west side, things are a little quieter with Pease Park and the Shoal Creek Greenbelt framing the area.

things are always broken or breaking and it smells weird sometimes so i say the maintenance is definitely lacking but the apartment themselves are nice however for the price and the amount of money that everyone has to pay for everything not just rent is kinda ridiculous for the experience

I honestly love it here for west campus. Definitely not perfect but compared to other buildings Villas has fine elevators, nice community events, friendly staff. I've never had to make a noise complaint and the residents are super chill. Pretty good gym, nice rooftop, overall great experience.

I love how close the apartment is to campus and I love the amenities. However, maintenance takes a while to fix things and the elevators seem to always have problems.

I love living here. It is very quiet, although there have been a lot of issues with little bugs and brown stuff dripping from the AC. That has been kind of recurrent, but the maintenance team is very kind and always comes quickly to fix the problem.

Horrible experience. From moving into an apartment which was not what we were told we were going to get to the dirty looking floors due to dried up paint. The maintenance is slow. We have called them so many times and still no hot water. Hot tub is always broken.

I went to the information counter to ask how to sign up for the application. The worker at the counter was nice, she explained what I should do, what information I needed to provide, and what I needed to fill out the form. It’s been great! Campus is close by and if I have a question, I go to the front desk and it gets answered immediately. I remember I had some issues with my fob and it got replaced immediately.

So far villas has been great! We've had a few maintenance issues but they're resolved within a few days. The rooms are so much bigger than any other apartment I've lived in at west campus

I like the amenities and the apartments but I am dissapointed because they promised windows when we signed the lease, but ended up with no windows in any rooms at all and basically no sunlight at all.

Elevators are constantly broken it was almost impossible to move out we had to use the stairs. AC has been broken as well. Spa was closed for half the year (basically the whole second semester l) it re opened when everyone left for college. Hallways are ocassionally clean

Other than the elevators being out pretty often, and the security guard that gives you a hard time sometimes at night for doing the smallest stuff its a great building and love the amenities!

I've lived at Villas on Rio for 2 years. I love my pod layout and the amenities. I also appreciate the package system update, it is much better now. My only suggestions would be to improve the elevators so they don't break all the time and letting the amenities be open 24/7!

the elevators are always breaking down. we paying extra to be on higher floors just to have to walk 13 flights of stairs. ridiculous. also incredibly inconvenient for those in wheelchairs or in crutches.

Elevators are ALWAYS broken and poorly communicated when each elevator is broken and when they'll be fixed. The apartments themselves are okay, but very similar to many other apartments in West Campus. However, the gym is nice.
