Colorful, active, dynamic, energetic, diverse – all of these apply to West Campus, and with its large amount of students in the neighborhood, it’s easy to see why. The brightly-painted buildings, the trendy little pizza joints, and even the amount of bicycles in the area help define this neighborhood as a haven for University of Texas-Austin students. But even if you aren’t a student, this neighborhood is terrific – there are plenty of apartments to choose from, the housing stock is diverse, and the location is ideal.
West Campus extends from Lamar Boulevard to “the Drag,” or Guadalupe Street. The Drag is where you’ll find a wide selection of shops, restaurants, and bars. These include local favorites like Cabo Bob’s, Halal Bros, the Spider House Café and Ballroom, and Kerbey Lane Café. On the west side, things are a little quieter with Pease Park and the Shoal Creek Greenbelt framing the area.

Careless Management The Geokey system is aggravating and difficult to use, as well as an extremely annoying inconvenience. I have had to delay being able to get into my apartment just because my phone died, locking me out of getting home to be able to charge it. It’s unreliable, and worries me in the case of a power outage. They also chose to switch to this system with almost no forewarning or asking if the residents even wanted it. As soon as my lease ends, I’m out of here as fast as possible, and I will be sharing all of my negative experiences (including repeated maintenance that never truly fixes our problems) with anyone and everyone looking to lease here.

We understand how inconvenient it can be when technology doesn’t work the way it should, especially in urgent moments like a dead phone battery. To resolve this concern we are in the process of installing a charging station that will be readily available in an area where you do not need your phone to access it if your phone is dead. We hope to have this ready to go very soon and thank you for your patience. In the meantime, if you are locked out you may visit a nearby location or borrow a friend's phone to call the office and choose emergency maintenance for a lock out and they can assist you. I've enjoyed my time here at Villas on Guadalupe. It is near campus so walking is not a problem for me. It has good security with closed gates and is close to fast food restaurants in case you are hungry. The management here is very communicative and able to rely on if you have any issues.

I have lived at the Villas for the past 3 years and mostly have nothing but positive reviews. I love the office staff, they are always very nice and helpful and maintenance is very fast in fixing anything. Recently, they started doing renovations at all hours of the day and on weekends, which is unfortunate for me because my unit is right next to all the noise. Also, the number of false fire alarms going off in the middle of the night is too many to count.

I like my actual apartment but there is always construction waking me up or going on ALL day long. Fire alarms go off a lot and rent fees are really high.

honestly, management is very disorganized, and then they fine you for it. The apartment itself is nice... but if you're on the Guadalupe side it's very loud on weekends.
super chill vibe like being away from west campus. feels warm and cozy over here! chill vibe and feels like theres more space around me and in my home.
The location is nice enough, but the service is terrible. I submitted a service fee for one of the many gross parts of my apartment last year, and maintenance simply never came. Note my request was submitted three months prior to move out. This particular request had been a problem before and the maintenance had fixed it--so the issue was not that it was my duty to fix it. I was then charged a move out fee for the problem because the maintenance people never fixed it. When I reached out to management about my problem, they completely ignored me.
Do NOT live here. They take advantage of you and provide the worst quality of living. A few issues I had with this place: - Rent is Not Pro-rated: Move-in date is usually around August 25th, and they make you move out around July 25th, but they still charge you a full 12 months even though you're not there for a whole month. If you want to terminate early, you still are liable for a whole 12 months' worth of rent. - Slow Maintenance: When I moved in my windows did not have screens. I put in a work order and it took 2 whole months and 5 phone calls to have screens installed. Our AC broke down twice, and each time it took over two weeks to fix--unacceptable in Texas's 100-degree weather. There were multiple times when they said they'd "get someone to fix the issue within the next 48 hours" and no one would come unless we kept following up. - Pests and Dirty: The hallways are always a mess with trash and bird poop and I suspect they don't do enough pest control since I've had multiple cockroaches and gnats found in my unit that I ended up having to take care of myself with some bug killer spray. - Parking Fee Not Canceled: A parking space is $100/month, and I had originally signed for a spot since I thought I'd have a car upon moving in, but I ended up not having a car for the first 6 months and had asked for my parking spot to be canceled during that time. The office refused, saying "it is part of the lease". The parking space was an add-on to the unit, it is not part of the lease. - Missing Packages: a few of my Amazon packages said they were delivered to the front office but the office lost them. - Loud: Leaf-blowers start at 8 am and fire alarms always going off. I understand it's near a university and there's a frat house literally across the street, but just make note that it's also near a couple of bars. - Bad Wi-Fi: You don't have to set up your own Wi-Fi but just keep in mind you're sharing the network with all the other hundred or so residents so expect a slow connection. Also a side-note, I noticed when it got closer to July (when potential new tenants would come to take a tour) they'd start sprucing up the place. Hallways that were filled with trash for the majority of the year would suddenly get cleaned up, the pool which was always dirty would suddenly become swimmable, work orders would be addressed faster, etc.. Just keep that in mind if you're touring the place in the summer.
I love living here! The staff members go the extra mile to make sure I feel welcome, safe, and happy! I love all the resident events, they are so fun and I appreciate all the hard work the staff puts into them! Totally recommend all the events to other residents. It really makes me excited to be back in person. The units have a ton of space and maintenance responds quickly with any issues I have. The security is nice and having a patrol officer after hours helps me feel safe.
They’re sprinklers like to randomly burst at 5:30 in the morning along with the fire alarms going off. Maintenance department sucks. Management is less than helpful and rude. Apartment itself is nice, but not when it has water dripping from all the light switches and smoke detectors. After that happened, I called the emergency maintenance line, and they said it was not their problem. You really gamble every night if the fire alarm will go off and/or sprinklers will ruin the drywall in your apartment.
So, my daughter rented here . She did not stay half the year, and did not do any damage . Then then charged 110 dollars for a stain on a carpet and never contacted me despite leaving my phone number and address . Instead they just sent it to a collection agency !!! Plus multiple other issue with her apartment. If you are a parent DON’T RENT AT THIS APARTMENT!!
Warning: do NOT let your child live here — it is unsafe and there are sanitary issues abound. There are ant problems and kids run around in the evenings disturbing residents. The faulty fire alarm goes off at random times during the night and there gate systems malfunction often. This is the worst run residential complex ive ever encountered — run by 20 year olds.
This place is the worst. The management is not helpful and rude. The actual apartment you receive will not be near as nice as the model they show. Ours was still dirty (hair in the carpets among other things) and half of our appliances (toilets and washing machines) didn’t work. The gym is awful and half the equipment is broken. And parking is a nightmare. (Guest parking is NOT free contrary to what they might say). Please don’t waste your time or money on this place.. find somewhere better.
Overall, really enjoyed living at The Villas. Lauren at the front office is super helpful and friendly.
