Rats living under sidewalks and parking lot in the roots of bushes and trees on the property throughout the property.

La verdad hay mucha basura en los contenedores que tiene semanas y no los limpian eso se ve mal y muchos roedores en el patio

No es un lugar recomendado, es bastante caro para los servicios que proporcionan y las condiciones en las que se encuentra, principalmente mantenimiento viví 6 meses puse una orden porque el sink de el baño no servía salía agua negra con un holor horrible y hasta el último día que viví nunca obtuve servicio

Terrible maintenence program, decent office interaction when you can get a hold of them. All in all not a very pleasant experience for the 3 years I've been here.

They never get any service requests done and the rent is too high.

Don't move here. They take forever to fix things. People smoke drugs in the stairwell. The same people something drugs in the stairwell break into empty apartments. Broken glass everywhere. Cockroaches everywhere. Kids do whatever they want parents don't watch them. Stay away if you can.

Quick to fine and slow to respond to maintenance requests, if ever.

Place has seen better days potholes and parking is bad no spots available

Don't move here! It takes months to get any maintenance done and management is rude and flippant about it.

Really got a home feeling to it. Could use a lot of touching up on the outside but the inside of them are pretty nice . Small details that could be worked on better but it's really not too bad

There's cockroaches, several neighbors have moved out because they're everywhere. There's rats they don't open or clean the pools. There's glass outside everywhere on the ground. I put in work orders then I I get a completion survey tho no one came.. I know they didn't come because the problems don't change.

Villas staff is incompetent and careless since we moved in theres been problems with everything from minor repairs that could have been completed in a matter of minutes by maintenance most of which i fixed myself because i was tired of waiting for maintenance to fix them. There is no noise ordinance whatsoever. The amount of drug activity and dope heads is overwhelming. The building is full of roaches and giant rats. Office staff never responds back no matter the importance of your call. They say they'll call you but never do its safe to say they just dont care or have better things to do. Id compare this place to the projects.

Villas on 76th has a communication problem with their residents they were supposed to come to my home when they said they would and then they show up 2 days later we can't get anything fixed.

63 days without air-conditioning last July and August, in the hottest summer ever. 72 days with black stinking goop dripping from my bathroom ceiling. A full week of my toilet leaking all over the floor, months without carpet padding from flooding in January. This is the reality of living here.

Voy a cumplir 3 años en este complejo de apartamentos he vivido muy tranquila la administración son muy amables e eficientes Los precios son un poco altos Están un poco sucios los estacionamiento y los jardines .y no es toda la culpa de la administración pero si tendrían que tener más personal

New management has brought WAY too many restrictions including patios....had my car towed 5 times even with permit...last time a PUC investigation revealed management office called and specifically requested my car to be towed....fencing on patio falling apart...maintenance not being done...laundry rooms not functioning...swimming pools didn't open last year...no longer looks appealing...pot holes will swallow your car...generally has over all run down appearance..

This place has so much potential but no one cares enough to take care of the tenants . My neighbor has had syringes fall on her patio, my other neighbors have mold it’s a mess. Meanwhile they put more emphasis on looking nice from the outside rather than taking care of the inside .

I would not recommend this to my worst enemy. This place is horrible trash everywhere, bugs you name it. There's no parking you get towed even if you have a space here, the maintenance team don't care they don't clean or do maintenance. Nothing ever gets fixed there's always problems here with gangs or people fighting and breaking into cars. Dog poop everywhere even the sidewalk that's disgusting especially with little kids runnings around this place should be shut down. It's Horrible STAY AWAY

Do rent here if you are a working professional who wants a nice comfortable living environment. You cant wash your clothes with the On-site laundry facilities because NONE of them work! It smells like mold and random people sometimes take up residence in the there. The pool this summer was only open for 1 week and then was closed, when you would call you again got a run around or no one knew what was happening. The trash situation is on another level good luck trying to throw your trash as you pay for other non resident trash thats being dump here and leaving no space to throw your trash. So it gets placed to the other trash on the ground. Mind you we pay for maintenance, ground keeping, and trash which is silly because non of that is ever kept up. I would say if you have no other options then move here but if you can find some place else. Youll waste your money here on false advertising amenities. Good luck on your next home search.

Terrible communication with renters, disgusting laundry rooms, unkept property cleanliness.

They are poorly managed and I would not recommend them to anyone poorly taken care of

I have lived here over 5 years now and I would like it a lot better if they upgraded a lot of things in my apt and responded to the maintenance issues in a timely matter, especially if they are an emergency. I have not gotten new carpet the whole time I have been here and it was bad when I first moved in! Also not even a paint touch up!

Very friendly staff and spacious units, however there were so many issues with the place when I moved in that I would expect to be done during the apartment turn before someone new moves in.

Worst apartment to live in, the leasing office and maintenance are very disorganized they are always short staffed and I have had 3 different property manger since I lived here there is no steadiness in the office. Had to contact Code compliance just to get stuff done. The office ladies are not professional and every time I go in there to make maintenance request they act like its my fault and they don't ever put the request in and im tired of these apartment thinking things are joke.

Nice place to live. The management company for the property are very professional. The A/C works.

Apartments are terrible, having entomophobia with a cockroach infestation does not make me feel better about living here, there are a bunch of drug addicts wondering around at night doing who knows what, kids leave trash and toys all over the place, neighbors playing loud music at midnight, police visit neighbors almost every week, washing machines are disgusting that I have to go to other cleaner laundromats, apartments are falling apart, rent keeps going up, I always feel unsafe and maintenance requests take forever to fulfill.

The villas on 76th has some of the worst management i have ever experienced when you put in a work order they never follow through or even give you a call when you need something fixed

The Villas on 76th is an ok place to live, has its own share of problems like any other apartment complex but the overall management team is pretty good about responding to issúes with anything that goes wrong.

Its great apartments and the people that work here are respectfully and nice people

Maintenance crew is and was very quick and professional.and is backed up with an amazing leasing staff amoungst the rest of the VILLAS ON 76th staff. You can't go wrong with renting here.

Economically reasonable and overall simple/satisfying to stay at.

Dont move here roaches wont go away apartments are nasty looking will always have problems with something management sucks act annoyed when you call

I really thought things would be good at Villas on 76th, they are nice apartments, great floor plans and I even love that everybody has their own outside space like balconies & patios, 1st floor even has a fenced, concrete yard to each apartment. Great neighborhood, pretty quiet, even has a little community park right next door but with my experience here has been not so great, they have worked out for others.

Staff here are very friendly and professional. I am happy to call the Villas home.

I never will. The pool I live for 3 years there they never get to fix anything for you grab a new apartment for $ 100 less than they tell you a price when you just grab it and then they go up as if they were a new apartment, the truth is I don't recommend anything and then when you leave that I end your contract they want to charge you for everything they find bad and apart from the large deposit they ask for and they do everything possible not to return it and they want to charge you even more when you leave

Love that is close to everything. Staff is friendly and considerate of my needs.

Apartments are in a good area, close to major highways and stores.
