Property Ratings at Villas del Sol
I have lived here for almost 3 years and will not renew my lease. It was poor when I moved in but this was cheap them and all I could afford. It has gotten worse since I moved in. I have had things disappear from my apartment and getting repairs done (and done correctly) has been a nightmare. Currently, the trash is piled high and no pick up in the last two weeks. It is not worth the high price they are charging. Cockroaches are everywhere, as are stray cats and trash. Oh, they don't pay for water and haven't as long as I lived here. When I asked about it, I was told that they could not get it removed yet they can raise the price with no issue. Stay far from here.
Every review is accurate and true, yet this place still commands a 3.5/5 In what world is that true mathematically? It is a 1/5, period and stay away from this place. Roaches upon entry when my son moved in, gun shots in the middle of the night, trash littering the place daily, no pool like in the pictures, the laundry room never works, a management team who is on Cinco De Mayo apparently because they are absent for any complaints. A true disgrace of a place. You should be ashamed for taking the money you do for this Rat trap of a place!
I live by the leasing office. Everyone on that side keeps to themselves. There’s some men who do drink outside, but keep to themselves and have occasionally had a few too many and made a mess. Other than that, neighbors in that area look out for each other. But I would like to add, the amount we are paying, management, we need better security like a good camera system . The mail room needs it, harsher punishment for vandalism on the gates. Maintenance is overwhelmed, I know this, but they need to answer the tickets requested. Everyone here deserves level of safety, this area is evolving and the trash needs to be taken out.
I moved into this complex after I lost my job during covid and was living off of savings. I needed some place cheap while I bounced back, and man did this place deliver. I literally had no options, so if you do I would 10000% suggest looking for someone else. This was by far the worst apartment I’ve ever lived in. The grounds were unkept and littered with trash, the units were not properly maintained, and the other tenants were atrocious. Upon my move-in, the apartment was unclean and had a putrid smell; for which management did nothing. There were was a constant air of danger, be it from the shootings, police presence, or break ins. My front door was kicked in while I was away, and management did nothing about it. And tenants were constantly playing loud music in the parking lot until 2/3AM. This is just the beginning: constant maintenance issues, bug issues, trash and littering, thin walls and cheap finishes. Do yourself a favor and avoid at all cost.
I have lived in many places in my life and this complex is an absolute joke. The laundry rooms were broken for literally 6 months after that ice storm we had and now that they are “fixed” the machines still don’t work. Every time you have to do laundry you have to cross your fingers. My AC unit has broken three times and the fixes they do are less than temporary. Cockroaches and rats all over the grounds. Parking lot full of people blasting music out of their cars and cat calling my girlfriend when she comes to visit. It is very unsafe for a young woman. I wake up for work at 4 am and even on weeknights there will be people right outside my window just blasting music until about 2 am. I am constantly baffled at the behavior of the tenants here. I have had to yell at people for leaning on my car and having their beers on the hood. There is never a moment of peace and quiet. There is dog poop literally everywhere you look and where there isn’t, there is broken glass or trash. Then they have the audacity to try to raise the rent! Laughable. I only moved here because I was in a pinch but I wouldn’t wish life in this complex on my worst enemy. If this review even convinces one person to not move here I will feel a bit better. Please folks, please please please do not live here.
I just moved here a few months ago. Worse mistake ever! The tenants throw their trash everywhere. The garbage bins are almost always over flowing. When it rains, the parking areas are flooded. The gates that you are giving a swipe to have never worked yet. They are wide open all the time. Maintenance does not clean it up very well. Maintenance also does not do their job well in "maintaining" the units. You need to be very careful walking around because of the broken glass scattered about and dog poo. The countertops are burnt, the cupboards are particle board that is deteriorating and the sinks leak, just to name a few issues. The laundry room is filthy as was my apartment when I moved in. There are big rats by the trash cans and cockroaches in the units. You pay to have "pest control" but it is a joke. I have spent over $40 to spray and gel my own unit so I don't wake up again looking at a cockroach in my bed. I looked into breaking my lease but once you sign it you are stuck unless you want to pay a small fortune. I strongly recommend that you walk the area and really pay attention to what you see. It is not just because someone had a party, the ground look like a trash can all the time. It is pointless complaining to them because they do not listen and nothing is every really done. So, unless you like living in a trash can and doing your own repairs - go somewhere else.
Love my unit but there are no well maintained grounds like the listing shows. The property is ****LITTERED with trash!!!**** Trash and garbage spread throughout the community, inside and outside the comunity!!! neighbors play music excessively loud all hours of the night. None of the washers or dryers work, still dont work. Broken glass everywhere, not a square inch clean of glass or bottle caps. Dirty diapers outside residents apartments...and parking lots, and sidewalks. Mold and rot in one of the laundry rooms...that don't work. No code for the gate, you have to use the card. My neighbors broke the entrance gate so their friends could come and go freely for a Labor Day party. TRASH SPREAD THROUGHOUT THE COMMUNTIY!!!!!!! lazy staff obviously. Oh heads up the late charge is %10 of your rent everyday you are late. We shouldn't have to live like this.
The absolute worst people manage this place. I have a friend who had a terrible experience and told me to just stay away. After reading these reviews, i couldn't agree more.

I want to also point out real quick that i think the complex itself is awesome. Great floor plan and everything, we really liked the loft! The other gentleman that works there was so nice as well. That NONE of this is towards them in anyway. Currently, we are at the Artisan apartments speaking with a lovely young lady, and she is being very upfront that there may be complications, referring us to a friend of hers to help us find somewhere, and is actually HELPING us get into a home, as we are having to stay in a hotel until further notice now. We are not the type of people to go out of our way to write poor reviews. We are very positive, nice people who LOVE uplifting others, but everyone needs to be aware of this and the frustration it has caused. This review wouldnt have even been written if she wouldn't have been so rude today when we picked up our money. With all this said, we've shown how much customer service matters to us that my boyfriend just recieved an interview request with one of their companies lol. No one should have to go through this, so hopefully we can do something to help others like us. Thanks for reading! I hope this helps.
Dont let this place fool you. The managment here basis their advertisement on selfish lies and manipulation. One lady in particular, who should quite frankly be unemployed. If the owners know what's good for them, they'd agree. She has a deep level of wickedness to her, amd its sickening. Truley believe she sleeps soundly in her home, knowing she has put others on the street. Our apartment was supposedly avaliable immediately, went there several times through out this miserable process to hand them the money requested, which she took with a cringe worthy smile on her face, not letting it be known that anything had changed. Days are starting to turn to weeks. They start to ignore and not return our calls, to the point of us having to use a fake number, which they answered immediately, followed by sass only comparable to a small childs. Had to contact the owners, just so we could get our money back, which totalled to 1200 dollars. When we get there, this witch of a lady has the nerve to hold the money behind her head and proceeds to tell us how "we like to write nasty reviews" and she "doesnt appreciate it and we need to stop." I've never written a review in my life, for the record. So, if you'll notice the precious review was my boyfriend just explaining our situation and warning others of this scam. Which just further proves that she's againat people being aware of the truth and is just out to help herself. Let it be known that my boyfriend is the kindest gentleman with his words, but I've had enough, and i refuse to leave out my expressive frustration to show anyone trying to find a home here, what you will have to go through in dealing with this woman. I honestly believe that if ANYONE else worked there that we would not be going through this and that is the NASTY TRUTH.
I was told I could move in and was given a date to move in. On that day I was told that the unit was not ready and it would be available the next day. The following day I was told the same thing. The third day I was told it would not be available for an another week. I contacted the owners and received a call back. I was told the unit would be ready in 2 days. It is still not ready. When I call the office they hang up on me. They do not want to provide me with any information at all. They are incredibly rude. I now have no place to live and am in a hotel while they refuse to return my 1200 dollars I gave them to secure the unit. This place is ran by a horrible dishonest person who has no eartly idea how to treat other human beings let alone manage an apartment complex. I wish I had any other method to express my discontent
For starters. The apartment that I viewed and applies for is not the apartment that they places me in. I was placed in a smaller apartment that I didn't even see because I was unaware of the change that property manger Elma made on her own. Secondly there is NO laundry facility on this property. I walked the property for about an hour then asked residents and they literally laughed and asked what laundry facility was I talking about. The stove, refrigerator and bathroom were DIRTY when I moved it. I had to have maintenance come over for a broke dishwasher on my second day! This apartment has been a nightmare for me and I haven't been here a week yet. Not to mention I am new to Austin.... Ugh. I hope my next place is better. (Yes I have already started looking). I simply advise that if you move here it be your absolute LAST option!!
