Benson Gardens is a small rectangular neighborhood situated between Highway 133 and 72nd Street, just outside of Downtown Omaha. Benson Gardens is largely residential, but a variety of restaurants and the Plaza 90 Shopping Center can be found along the neighborhood’s border roads. A short trip north of Benson Gardens will take residents to larger shopping destinations like the Village Pointe Shopping Center, or travel south of the neighborhood to easily access the Keystone Trail, which follows the Little Papillion Creek. Village at Grant Square is a welcoming community that offers comfortable living with a great neighborhood feel. The property is well-maintained, with spacious layouts that make it easy to feel at home. Residents appreciate the convenience of its location, close to shopping, dining, and everyday needs. Overall, it’s a place that combines value, comfort, and a positive living experience.
We lived at the Village at Grant Square for 2 years. Within our time we experienced: our oven starting on fire because it was made in 1952, our walls leaking water and causing water damage that they tried to charge us for, multiple unanswered maintenance requests, the sink overflowing like Niagra falls into the kitchen and getting dirty water on the living room carpet, that was never cleaned out, and an atrocious bill for "damages" like burnt out lightbulbs. Terrible management, worse maintenance, outdated, dirty, horrendous place to live.
I've been living at Village at Grant Square for a few years, and it's been fantastic. The current ownership, over the past two years, has significantly improved the property, units, and amenities, making it a great place to live. The property is beautifully maintained, with immaculate landscaping and clean common areas. The units have been modernized with new appliances, updated flooring, and fresh paint, making them comfortable and stylish. The amenities are excellent, with a fitness center featuring state-of-the-art equipment and a pool area perfect for relaxation. The community lounge and business center are great for socializing and productivity. I highly recommend living at Village at Grant Square. The improvements made by the current ownership have transformed this property into a fantastic place to call home.

I moved out of this stink hole after living there for 2 years. I had cleaners come in and I was there during inspection. When I moved out I gave them all my information so if there was anything I needed to pay I could.I TOLD THEM I DONT WANT ANY SUPRISES IN THE MAIL. The lady said because of light bulbs not working I will be charged for light bulbs. I’m now happily living in a new apartment and it’s been 7 months since I’ve lived there. I just got a letter from collections and they’re claiming I owe them 160 dollars and are not saying what for. (Weird how I passed inspection and she said everything looked fine) why did they never send me any emails or phone calls or letters regarding any payments needing to be made? Why am I hearing about this NOW? Sounds like they just want money, and are going after people who had minor fees and they purposely didn’t notify me, now for me only to be surprised by collections. I’m going to dispute this. They were the worst management I have ever lived under
The property has a lot of pluses and minuses. The pluses are the storage and the location of the apartment and the maintenance and the apartments are very quiet. The minuses are the new management on the property. The management are extremely rude and very unprofessional. The reason why I am stating this is because I had a very direct question and when I asked the assistant manager to explain the issue to me so that I could get further clarification, the response that I have gotten was extremely defensive and combative.
Been here for a long just don’t do it, it’s not worth it the place is so old and needs major repairs the hallways have water spots and smell very bad; The young lady at the office and Ron the matenenice man are the only decent souls here keep looking there’s better out there.
Although my apartments aren't new and do not have newer appliances it is quiet which is important to me and my daughter.

I have been at this apartment for two years and I just singed a lease for my third year. I wouldn't have done this if it wasn't for the new management group. Selden is a company I have rented from befor. They in the past worked with me and my work orders were finished in a timely manner. I have high hopes for the new management! So far they have met all of them. All of the review about the pervious issues are true, but I am confident that all of these things are being changed by Selden.

Nice apartment. The appliances are out of date. But the kitchen is a good size. The balcony is big but it isn't covered. The apartment is a good size but there isn't much storage. Nice clubhouse and pool. Nice staff. It's very outdated!!

This property has many pluses and minuses. Great things are that it is centrally located in town, with easy access to the interstate system or downtown. Also, pet friendly, they even have a bark park for residents!!!! The office, workout facility, and pool area are really nice. Compared to similarly priced apartments around Omaha, these are some of the most spacious, and have the most closet space. Down sides are they seem to change management companies quite often. They also have some buildings with bad smells and poor tenant cleanliness. Also, a HUGE down side for me, no alcohol allowed at the pool. I repeat, NO ALCOHOL allowed in the pool area. Kind of a huge bummer for me, but if you are not a drinker, shouldn't be a problem. Overall, they get an average rating. I absolutely love the loacation (only 20-25 minute walk to Benson) but there are other downsides. 3 stars
