Property Ratings at Villa Siena
Living at Villa Siena went downhill quickly. We moved in during the pandemic and office staff was friendly, very helpful and supportive to me as a resident. Somewhere shortly after, management moved off site and the entire community took a turn. I noticed that long-term residents were few and people moved in and out at rapid rates. The grounds are not kept, there is animal waste every where, even on the sidewalks, pest control is no longer provided, there are mice and roaches all over. The trashes are always over-flowing and large pieces of furniture cluttered near them. There was no visible security on-site, although they claim to have a security officer- any time I tried to call, the security officer did not answer or return messages. I lived here for 2.5 years and at each lease renewal, I had to fight a rate increase even though there were no improvements made and the community worsened. I would not recommend living here to anyone.

This place is way too expensive for what it offers: cockroach infested community, disrespectful management and employees, being towed left and right, car break ins, lack of security, extreme lack of parking. The list goes on, but please find a better place to live, there are many more options that are better/cheaper.
If you’re looking at potentially moving to Villa Siena just be prepared to be misled often. I lived here in a 3BR unit for 1 year and honestly I did like the place a lot. However, the leasing office and its employees are another story. First off just look at the first 5-10 pictures chosen on this page to give you a preview of the “units.” Except these are in fact pictures of the interior of the leasing office (hands down the nicest place in the complex). Oh and don’t be too disappointed if on move in day you open the door to your new place and find that the “hardwood floors” advertised in the listing have somehow morphed into carpet. Also if they mention that utilities (trash, water, gas) are “included,” at Villa Siena “included” means they will provide you with these services and “include” a monthly bill. Also make sure you NEVER forget your gate key in your apartment, or be prepared for constant berating from security guards who will still not ever recognize you and that you are a tenant even after seeing you on a nightly basis for almost a year. One last thing MAKE SURE YOUR PARKING PASS IS SECURE AND VISIBLE FROM EVERY POSSIBLE ANGLE! If not and a SG doesn’t see your pass after a quick glance in the dark, they will swiftly tow your car and force you to pay the $323 to retrieve it the next day. As a resident I had my vehicle towed twice from the lot, both times my pass was in my vehicle. PS the leasing manager “Hoa” will not understand a word you say. Love the pool though great community and BBQs!
