Villa Medici Apartments

I have lived at Villa Medici for three years and have greatly enjoyed it the entire time. My apartment overlooks the lagoon which is active a great deal of the time with geese, ducks, and occasionally a heron. In the spring it's especially sweet when the goslings and ducklings are cruising the waterways. I cannot imagine a more restful scene from an apartment window. Also, my neighbors are very considerate. I have found the manager, assistant manager, and head facilities manager to be nice, responsive, and professional. The grounds, including the pool, are beautifully maintained. I would encourage anyone who is looking for an unique apartment complex to check out Villa Medici.

This is such a nice area with trees and ponds. Even if you aren’t outdoorsy, you will appreciate the ducks and geese. Apartments are spacious and dated. The air and heat are from a boiler /chiller system. You can’t change the temp from your own home -but then again , the utilities are included in a flat rate system. Neighbors are pleasant and staff is really great. Repairs are taken care of fast. Like any apartments there are some downsides—a few tenants smoke on the patio -a no no , and others let their dogs bark all day. It’s a shame that the apartment can’t enforce the rules. Most tenants are great, however . I would recommend it highly.

Really like the apartment so far, and everyone seems very friendly. Looking forward to my stay here. Move in went great and management was very helpful.

Under the new management the property is finally being handled properly. We are finally having normal maintenance issues addressed.

Because it is a great place to live. It is a very good location , all the staff is friendly and professional. Maintenance is great, always prompt and efficient

I just think there are so many tangible and intangible things here; that are not available anywhere else I am aware of.

The community is overall welcoming and has been comfortable for individuals moving into apartments for the first time. A pretty extraordinary experience unanticipated in a metropolitan area. The water features and fowl create beautiful surroundings - an unexpected treasure .

IT is quiet and a very friendly place to live. We extremely enjoy the wildlife and water fall. And feel more secure with it being a gated community

Any maintenance concerns that I have are always tended to very promptly.

Leaves and trash in the carports are a continuing issue. Residents often have to do the sweeping.

I would stay because I think Alice is fantastic in the office. However, I have not had a pleasant experience working with Jackie. I do not know if I would consider renting again. It will depend on the increase in rent.

so far the residents in our building that we have gotten acquainted with have been very neighborly and pleasant,and so we would feel very comfortable in recommending the villa to family and friends...

Maintenance staff is polite & professional. Response time, however, can be slow and my current issue remains unresolved.

current management excellent. Problem is past owners and management did a poor job so now current management is left needed to fix many problems that should have been taken care of years and decades ago.

Like the privacy, the water feature, the pool Do not like steps to basement, would prefer hand railing on both sides and larger washing machine

We love our apartment and our neighbors. We are however concerned with the verbal and written communication regarding the outside area and what we should and shouldn't do regarding that area. One of the reason we rented the apartment was the green space.

The office workers are friendly and try to help residence I know it not always their fault that things don't get done. The maintenance people are usually very friendly and try to do their job but don't always have what they need to get it done with.

The management team is outstanding. Concerns and issues raised have been addressed in a timely manner, and, in many cases, immediately, which is remarkable, considering the number of units in the complex.

Some of the exterior (fencing and wood rot) is very unsightly.

Because I love it here snd the staff is friendly and professional. I have never had a problem.

I think the apartment community is one of a kind with the layout of the water running thur it. Very nice setting.

So far our experience has good. All our maintenance problems were met and fixed and the person who helped us was very friendly.

I Love this community. I would have to be honest ... that since I suffer from allergies and not being able to have access to air conditioning... While others are able to open their doors and windows it' a miserable at times. I must say the last couple of years have been better since they have been turning the system on earlier.

Appreciate the quick response time, especially on the weekend!

The townhomes are roomy with a nice patio. However; basement water is an issue. The complex is old and needs some updates. The Utilities are a real issue; especially in the winter.

I love the design, setting and my neighbors all seem like me.

The water ways make for a very nice setting for the community.

Quality of maintenance inside is poor and landscaping/parking lots maintenance is poor.

I would definitely recommend Villa Medici. It is a great place! However, being an old complex, there are things that, if addressed and repaired/fixed/updated, would make a difference as to whether or not someone would choose to live here. The maintenance staff is very good, but seems to be more than EXTREMELY busy. Perhaps the addition of additional staff would help to address resident issues in a more timely manner.

A quiet, safe place full of cordial tenants. Large units with very accommodating outdoor space.

Outside and inside maintenance has been average at best. Slow to respond. Promises not kept, and poor common area maintenance.

The complex is safe when the gates work. The majority of the people are friendly when you walk around the complex.

Yes, I am very new here. In fact because of covid-19, did not even get to see my apartment before committing to it! So I took a leap of faith in challenging times, and do not regret it at all. I am not sure how long I will be here, but am very happy with all parts of it at this point.

If you are looking for a flashy community then the Villa is not for you. If you are looking for a quiet, but welcoming neighborhood with waterways then the Villa may be your spot. I was reminded last week when my stove went out and had a brand new one in and operating in no time why I live here - they spoil us and make it SO easy. I did not have to lift a finger, just simply opened the door and they were on it --- and remarkably cheerfully! That's all I needed and I went on with my day. Thank you!

I moved in less than 3 months ago and already Ive noticed various red flags around the ‘new apartment’. Heating/cooling doesn’t work, there are chips and cracks on the countertops, no overhead lighting whatsoever (we use lamps at the moment), poor plumbing system, etc. That doesn’t even scratch the surface. We have tried contacting the office many times but they fail to follow through and fix the issues. We have spend time and money moving into these apartments and already we are looking for a different apartment complex elsewhere. If you’re looking for an apartment that is old and run down for an outrageous price, then move here.

Zero stars. Dishonesty, heartless & rudeness are the key words to describe the Assistant Apt Mgr Donna. Many staff run around acting so miserable and rude. The entire complex & units are falling apart due to age & lack of maintenance...then they charge you at move out for any upgrades needing to happen. Many tenants have hired their own contractors out of frustration to get things repaired. They have requested items from the apt management for months and get the run around. Many tenents have performed tree trimming and etc out of safety as broken branches hang all over the place and in the tree branches above...waiting for a strong wind to blow them onto a car. The apartment complex hires the cheapest low quality "professionals" in the business. Eg... They paved the entire parking lots...with the thinnest layer of tar to which you can still see the previous paint lines underneath. They only did this because they were listed as a stop on the KC water garden tour. The flat rate utilities is outrageously expensive. They sent false moveout bills to collections before even contacting me about them...this was nearly 5 weeks after moveout (the cut off is 30 days). The estimates for repair were from before I moved in. I called the vendors, and they had no idea of any updated estimate nor of any work having been performed. The collections agency is really bad, and they solely work with the parent company of this complex. They are just as impractical & rude...this company is called National Credit Systems Inc. They don't care, and they don't accept pictures, picture files, videos...nothing...for which it makes it difficult to prove the claims are false otherwise. This place is bad. Stay far away!

While the grounds are beautiful and the tenants very kind, this is a very poorly run complex. The pricing is outrageous considering what you have to put up with. When I moved in on January 6th, there was no heat in the apartment. It took two days for them to fix that. Outlets were so damaged they were sparking. Doors and drawers wouldn't shut and everything is outdated - not would you would expect for the price. At one point, maintenance took my screen door for no reason and after multiple requests it was still never put back in place. The office management is disorganized and has horrible follow-up. If they want something you better believe they will track you down, but if you need something good luck. Look elsewhere, you'll be glad you did.

Villa Medici is a beautiful place to live year-round. The view of the rivers along with the ducks, geese, and landscaping make this a peaceful paradise. The office and maintenance workers at Villa Medici are ready and willing to help you whenever you need it.
