Property Ratings at Vickers Roswell
I loved living at Vickers but like many of my neighbors, I was only there until I decided where I wanted to build. Otherwise, the property was well kept, maintenance was always responsive & nice, and the Manager always made herself available even to the extent of hand delivering packages when I would go on extended trips. I was there for a while and cannot say I experienced any mishaps that could not have happened elsewhere. Someone mentioned carpet stains and alarms but the front office would schedule regular cleans & honestly the neighbors were respectful of the community. I also recall the horrible alarm noise for hours but it was due to a storm & the staff along with RFD was there for a while until resolved. I also loved that they allow residents to customize their apartments (many communities do not allow this). It would’ve been nice for the company to offer services to assist with interior upgrades but I didn’t mind paying out of pocket to truly make the space my own. Outside of the price point and Alive After 5 traffic, I and many others that I chatted with frequently truly love the community and I still keep in touch with many of my neighbors. Overall, I felt safe, I never felt embarrassed to bring guests over, and if I ever decide to sell, I would choose Vickers.

Lived there many years and it went progressively downhill after Waypoint took over. Three property managers in three years was also problematic. Maintenance wasn’t kept up either. I kept trying to hope for change, for improvement, for a sign and ultimately had to force myself to move. I don’t like to disparage businesses, but also wouldn’t feel great if someone else had bad experiences they don’t deserve. Things that are likely to happen to a resident could include: Maintenance issues sometimes require paying someone to have repairs done because there was no sense of urgency and /or repairs are not properly completed. Fire alarms going off and having first responders involved happen too many times to count. The garage entry gate may close abruptly damaging your car. And you will need to have a good carpet cleaner on speed dial to address filthy, pet messes in the common hallways. My review is not intended to malign anyone but to allow others to make informed choices if they consider this property. Location is awesome but that’s where it ends. It’s sad because this could have been a community gem.
