I have complain multiple times about my house smelling like weed and I signed a lease to live in a smoke free building BUT when I come home and my house is filled with smoke and nothing is getting done. The house is closed, AC on….and my house is still filled with smoke, come on. Rent is good, actual apartment good…but this…
I have been a long time resident here at Valley Oak. The property is beautiful and the management is always nice and professional.
Seems my first review was taken down, but would not recommend this complex. Lived here for a while and the staff is rude and will never get anything done. Extremely loud/obnoxious neighbors? Doesn't matter to them, they will say it's normal and cant do anything. Work orders? Takes days to get them completed. Not to mention the homeless people always in the garbages and even though you have assigned parking spots, some people will decide to park there anyway. Not to mention how disgusting my unit looked when I first moved in behind the fridge and the bathroom. Would give it 0/0 if possible.
Would not recommend living here. Aside from always hearing neighbors fighting outside and the homeless people going through the garbage all day and night, you will NEVER have peace and quiet inside the apartment. Never lived somewhere with such lack of common courtesy and rude people. And if you complain, management does nothing. Takes management days before fixing a repair or issue with the actual apartment.

Recently, I moved out of state. I lived in Valley Oak for 3 years. From the beginning, I really liked it there. Savannah and Saryanna in the office are both kind, helpful and very good at their job. I only needed maintenance once, due to my flub, and the issue was repaired same day. The grounds are kept up, laundry always worked. They were more than fair when I moved. No nit-picking or over charging. Good neighbors on my side. Best apartment experience I had.
I have lived at valley oak for 3 years and am moving recently thier is apparent gang members and activity on property and managment does not care because. They dont live on sight. Only a matience person does.

Quiet, clean. Always making capital investments to keep the appearance fresh. A little off the beaten path in Modesto, which can be a pro or con depending on the person! Would highly recommend.
