Property Ratings at Uptown Terrace
Fire alarms go off regularly and management is nonexistent. Prepare to pay way too much for the worst renting experience of your life
I just moved here from Indiana and I have to say that the office staff is super friendly and very professional. I put a work order in for my dishwasher not working and wow! I was impressed on how fast the maintenance got my dishwasher taken care of and there super nice and very professional they even asked if I had anything else that need to be taking care of while they were there. If I could give a 10 star I would. Uptown Terrace is a great place to live. I would recommend it to everyone!!!
“Management” is horrible and manage nothing. The most you’ll get it “sorry it happens” including if you have packages stolen from their “secure” building that is never secure. Dog poo is all over the property - uncleaned. Hallways smell absolutely horrendous which is now backed by AC units that have been out in buildings for nearly a month. Elevators and hallways continually disgusting as this “luxury” building doesn’t have a cleaning service. Courtyard is a continued clown show and if you believed you’d have a home in the apartments - prepare to listen to loud music and barking dogs 24/7. Nothing is regulated. Basically a public pool as they “can’t regulate” and good luck finding parking if you’re a resident - that’s not regulated either - despite it being in the lease. Apartments are not sealed well - units are humid even with AC on full blast. Trash and moldy food and drinks all over the property - inside and out. You can find many other properties at a lower rate in the area. Worst place I’ve ever lived in my 15 years of renting.
Poorly constructed, tons of issues still unresolved. Uneven floors, noisy rooftop AC units, uncontrolled smoking policy including pot, uncontrolled trash policy so there are always bags of trash in the halls, sewer gas smell unresolved for 9 months, low water pressure, windows leak air, etc., etc. Unresponsive/ defensive management and corporate office. Don't believe the brochure as I did and get fooled into a lease. There are other places in NWA to lease.
The only pro to this apartment complex is the location. Sure, it looks cute inside but the construction is the worst quality possible - the building is falling apart despite being 2 years old. The leasing staff & property management is a mess, untrained and constantly turning over. The gym is constantly closed due to flooding and many residents have unfortunately dealt with flooding in their own units as well. No one cares to maintain the property- it took them days to clean the parking lot when we had a snow storm and trash service is super unreliable - dog poop and trash all over the property. My building was left without a door for 5 months because somebody drove into it - clearly there is no urgency with fixing issues. There are MUCH better places in the area for the same price - stay away!!
The leasing office isn’t trained at all. There’s a constant employee turnover. They give out false information and corporate doesn’t hold them accountable. Each tenant is told or promised something different. They are more worried about leasing new units and getting commission vs actually taking care of the residents who live here. Do yourself a favor go to apartments.com and read the real reviews. The pros of this place are absolutely the location, but you can get a better experience down the road. I have unfortunately had to break my lease. They refused to waive any fees for breaking my lease due their carelessness and lack of response for issues. ($2200 due immediately at notice). They are quick to respond and harass you for payment when breaking the lease, but not for things that make this place livable (like a working sink). They have multiple units open and some that have been open for 5+ months they can’t lease. Instead of working towards a compromise to keep a resident and their reputation, they would rather you move out and hike up rates. I would highly recommend you look elsewhere.
New apartment but poorly built. Low quality materials that look like they are nice. Lots of flooding. A lot of residents do not care what their dogs leave behind and where. General service to have things fixed was terrible. Missing tile and parts of hardwood. Unfinished cabinets. The price is way too high for what it is.
The apartment was comfortable enough and the pool is nice. I moved in while the place was still under construction, which took a while. There are consistent problems that I would not expect from a "luxury" residence: leaks in the roof, unreliable elevators, floods when it rains too hard, overworked staff. And, yes, the dog poop left by the neighbors. When the new lease was offered at 127%, I decided it was time to move on.
Changes in property managers again. Floors are not level and my furniture leans! Cannot reserve the clubhouse for after hours. Dog poop not being picked up or enforced even though they do the dog poop DNA.
