University Trails Move in fall 2025 Absolutely no communication beyond “starts at 10am”. An email about what to expect and where to park and the fact that if you don’t move in on the Friday, you can’t come on the weekend because their office is closed! Saw some poor girls get stuck because of that. Just more email communication in general would help so much. Staff is friendly and helpful though, and the place is nice enough once you get maintenance to fix everything that should have been done in between tenants. They hadn’t even vacuumed after putting in new carpet, there were strings and fluff pieces everywhere.
Mold with in the apartment I had mold on my cabinets and they just painted over it. There’s still mold within the cabinets. This isn’t the first or second time my entire unit has complained about mold issues.
Completely replaced my sink! I had a small hole in my sink and instead of just filling it they completely replaced my entire sink! I am very grateful 10/10.

After living here for a year, my current roommate and I decided to resign because we did not mind living here. I recruited someone else to sign in place of my other roommate moving out. They contacted the roommate moving in and told her I was not on the lease. I had resigned with them in December and they canceled the lease without contacting me once because my garante did not receive their email for the resign. I found out at the end of May that I did NOT have a place to live for the next semester from my ROOMMATE! Utrails NEVER contacted me and never told me they canceled my lease. When I contacted them about it they basically said that I could not be helped and that the units were sold out so I would have to find somewhere else to live. They also said my roommates could not be helped even though I RECRUITED THEM and they wanted to live with ME. Now I have no idea where I am living for the upcoming semester after utrails completely screwed me over with no remorse whatsoever.

I haven’t felt comfortable living in my apartment since December. The contractors hired to renovate the complex are extremely inconsiderate and have left the place worse than it originally was. Paint is ALL over the place, entering our units without notice, leaving trash EVERYWHERE, and being ridiculously loud at 8am everyday. The property manager is terrible at communicating and has lied to me on several occasions. I would never recommend this place to anyone, I hate living here. I don’t feel respected at this place at all they just treat you like another check, absolutely disgusting and wretched place.

Honestly, not the best experience. The floors and doors in our unit are very very crooked, and the door knob for my bathroom door is stuck, so it doesn't close completely.

I've lived here for 3 years and my experience has been good ! The only thing that isn't the best is the internet, maintenance is pretty fast when it comes to fixing issues and the staff are friendly.

Good place, just the AC broke down a couple of times. I like the gym area but it needs more machines for it to be a better replacement than the gym rec which would make this place way better.

U Trail is a great place to live. The amenities are great and the staff is so understanding. Overall I recommend the apartment for people who just started living by themselves.

University Trails is a great choice for those looking for a convenient apartment close to campus. The complex is well-maintained for the most part with semi-modern amenities and friendly staff. The apartments are spacious and well-designed with comfortable furniture and well-stocked kitchens. Wish there were more community events, but the neighbors have been really nice. Overall, I highly recommend University Trails with a 4.5 out of 5 stars.

The internet service is very poor and I don’t like the convenience fee that you have to pay on top of rent. The dryers are very poor as well.

The apartments are old and have a lot of problems. They put new fixtures to raise rent but my ac is constantly leaking and some units flood every time it rains… I swear my apartment has mold bc I’ve been sick for months. Cheap though and good location but I wouldn’t recommend.

I’ve been having a good experience so far, they have wonderful ammenities, clean rooms, a gorgeous location, and he maintenance is impeccable. I love how close they are to campus and have its own shuttle service.

It’s quite spectacular here. I really enjoy living here. However I wish the appliances would actually work. Half the buttons on the microwave don’t work.

University trails is a nice complex, I really like it, it’s peaceful and everything but the gate is a joke. It took 2 months to “fix”. They were done fixing 2 days ago and it’s already broken. 6 cars tonight at 8 pm could not get home because the gate doesn’t open. Of course, nobody is here to help because the office is only open until 5 and not open on Sunday…We had to get someone to trigger the exit gate for everyone to get in. Please FIX the gate, not “fix” it. I don’t like complaining so just help me not have to, especially at a place I like. This should be a priority. And I would consider having an employee who can help with a major issue like this live here… but this really should not be an issue to begin with.
The apartment charged me for pet cleaning when I never had a pet and claimed "the room smelt heavily of animal" which is ironic considering there never was an animal in my room and still will not dispute the charge. I got the carpets cleaned the same month that I moved out, which I moved out early and they went over and cleaned them and charged $250 for carpets that were already cleaned. When I showed my receipt for the carpet cleaning they still would not dispute it. We were also told we'd move into newly renovated apartments and didn't get the appliances till halfway through our lease. Also, the gates were open three-fourths of the school year. If you want to burn a hole in your pocket this is the right choice. But in my opinion, there are better options than this one. They will do anything to get money out of you.
When I had moved out they had charged me out rageous prices for numerous things. I am an extremely clean person with my own personal weekly cleaning schedule and was still charged for a full clean on my entire apartment. I followed step by step of their cleaning guide and was still charged. My previous apartment complex did not charge me a dime and actually refunded me when I moved out because of how clean I left it. I was also charged for a missing couch even though they charged me for furniture removal months prior. They refuse to work if you and they management is very unprofessional seeing that I have messaged them numerous times with no response. They will do ANYTHING to grab every last penny they can. DO NOT LEASE HERE.
Do Not rent here unless you want to be billed unsubstantiated charges after move out! My daughter moved out in July and received a bill for de-flea treatment and carpet damage. She did not have fleas or carpet damage other than what she already reported on her move in sheet. Neither her nor her room mate even owned a pet! We disputed the charges by email and phone and never received a response. We didn’t hear one other word from them until Christmas when she get a bill from a collection agency! Just talked to them again and they still are unwilling to provide proof for these charges! Unethical!
Please do not live here. There were live roaches through out the whole time I lived there. When I reached out about it they sent an exterminator which worked very briefly then a couple weeks later they would still show up. We would see a live one in the apartment at least every other day. When I asked management about it and they said out building tends to get them (so why would they put us in there?!). Other than that the apartment was fine mostly but I cannot get over the amount of roaches we encountered.
Was charged $220 at end of lease. carpet cleaning (50) paint (80) bed cleaning?(40) common area clean (60) I never painted walls, had my own bed,common area was deep cleaned. Don't lease. They just want to take advantage of students.
University Trails is a good place. My opinion would be just to keep clean and it will prevent unwanted things in the apartment. Maintenance is pretty good at responding quickly. They also have great events for the residents to participate in.

I have loved everything about living here. The pool, the clubhouse, the people who work in the front office, and even my apartment. It has been a great experience and I most likely will live here until I graduate. Love it here!
The apartment facility is beautiful, and has so many awesome amenities. The staff is so kind and always very helpful. The rooms are very spacious too and with the new upgrades the 4x4 is gorgeous and so roomy. I love it here and so close to campus plus On a bus route. The price is unbeatable.
University Trails is a great place to live! It is super convenient living so close to campus. The property is gated and they have a covered bus stop which is a HUGE plus for rainy days. Hi my names blake and I have had an amazing experience with university trails. They have been very nice and great for students. this is my second semester here and I will probably be staying here as long as possible!
University Trails is a wonderful option for student housing at an even better price! The amenities are beautiful, the maintenance is fast, and the staff is very helpful. The staff is always having fun community events like taco Tuesday, thirsty Thursday, and grocery bingo. I highly recommend u-trails for all of your student housing needs!
I love living at U-Trails! The staff is always VERY kind and attentive. Anytime I need to put in a service request, I usually see maintenance the same day. Terrific amenities, pretty property, nice residents! Love it here!
I love living here the only thing I just wish there was more pathways to walk on I always have to walk through the grass.
I’ve lived in UTrails 3 years now and I have no complaint what so ever! They have the best leasing manager and a great staff! Maintenance is so good at getting things fixed. On another good note, it is very close to campus and has a bus route, so I’m never having trouble to get to class on time.
They have great prices for a good living space !Only extra fee is electric bill.
This place is great. The community is friendly and the apartments are nice! The reason for my 4/5 is the maintenance could be improved. There are dents and scratches on the utilities such as the fridge and stove, but, with there being a possible renovation to all apartments, these minor issues are going to disappear. I love the pool, study rooms, and gyms! Super nice and clean! The part meant is nice just the utilities are kind of old and break. But I heard they’re doing renovations in Fall!

Good apartments! I like living here because leasing office is super nice, and maintenance is good! They need more bus stops more because they just have the one, but other than that it’s good!
