Welcome to Athens, Georgia, home to the University of Georgia's historic campus. Current rental trends show moderate prices, with one-bedroom apartments averaging $1,173 per month and two-bedrooms at $1,378, both experiencing a slight decrease from last year. The rental market includes diverse housing options throughout established neighborhoods like Five Points and Normaltown. The walkable downtown district, which borders UGA's North Campus, features local boutiques and restaurants alongside venues that celebrate the city's rich musical heritage, including the 40 Watt Club and Georgia Theatre where R.E.M. and The B-52s first performed.
The State Botanical Garden of Georgia offers 313 acres of trails and themed gardens, while Memorial Park provides walking paths and a bear habitat. The city's history is preserved in its antebellum architecture and historic districts, particularly visible in the Greek Revival buildings downtown that earned Athens its "Classic City" nickname.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at University Oaks
anything they tell you is a lie they just want their money... anything messes up around your apartment will never get fixed ! infested with bugs pest control comes when he feels ! ,
I love the inside of my apartment, but the neighborhood is terrible. The people around have no common decency. Loud music, loud kids, loud cars, people fighting, the list goes on. If you work a 9-5, don’t bother living here because you’ll never get any sleep. Prime time is after 10pm apparently.
This has got to be the most dysfunctional office staff you have ever encountered. There's constantly people leaving and doing so in such a way that there is no continuity. If you have mold and you were dealing with Jorge, well now you'll have a new staff person and they have no record of anything and so now, you'll have to start the fight again to get things done. But don't expect it to be fixed once maintenance gets there. They're going to argue with you about how "long" it's going to take if they actually do the thing they were called to do. Then they will tell you they have to go to the supervisor or the store and then they'll mark the work order complete. When you call, guess what? You're going to have to start all over because nobody knows what you're talking about because the last person you spoke to is no longer there. If you want proof, walk behind building N, walk around building F, walk over the bridge (there's a HOLE in a bridge people use!!), look at all the leaks coming from the air conditioners in the buildings by the pool. It's a mess and they will promise it's getting fixed and then nothing happens.

I lived here for 5 months because I was bound by my lease, but there was absolutely nothing as described on the internet or brochures. On top of that the day my lease had ended, I went to the office to return my keys and move out, but they told me my lease said I had to inform them 60 days before moving out, even though they earlier had said that I can leave as soon as my lease ended. I ended having to pay two extra months of rent, even though I wasn't living there. Overall, they hide information from you and are not a good place to live at.

I went and toured the property a few days ago, and it was beautiful. I love the changes they've made to them and I like that the size of the apartments are the perfect size for me and my small family. The staff was very welcoming and friendly and really took the time to access my needs. Chyenne was very sweet and helpful with assisting me. I would recommend this property.
I toured University Oaks with Cheyanne and had a great tour! The property was clean and inviting. The staff seemed like they were genuinely happy to help me find my new home, and I am so excited to move in!
Kyle did a great job taking me up to a unit to take a tour of the apartment. Nice affordable apartments.
Very dishonest in rates and fees. Highly recommend you avoid at all costs. We were charged $125 just to apply for an apartment and were given a rate along with what it included. When it was time to sign the lease the rate has increased approximately 32%!! Of course we were told there is a disclaimer stating rates can change. However, the lower rate is STILL listed on the website so other suckers can apply, pay the application fee and then find out the true character of this business!
