Located about 100 miles north of Seattle, Happy Valley is one of Bellingham’s most wooded neighborhoods. Similar to other Washington communities, Happy Valley has underdeveloped pockets of land and access to parks, wetlands, forests, and meadows. Property Ratings at University Heights
1. carpets, bathrooms, counters, drawers were all disgusting when we moved in. 2. tiny rooms, thin walls and doors. not as bad as viking gardens but still not worth ~$920/month 3. they WILL CHARGE YOU for any damages they can if you didnt report them when you first moved in. this is especially dangerous because everywhere you look there is damage so its hard to notice every little thing and remember to write it down when you move in. I honestly wont be surprised if I dont get my incredibly expensive deposit back. 4. stove broke and it took over a month for them to fix it
Management is the worst I've ever seen. They are so unorganized and unhelpful and don't care about their tenants at all.

Management is awful, I recommend checking out the other reviews posted around the internet. I couldn’t get them to call me back at any point over the course of a year. It took over 2 months to get a key to my mailbox & many times the office was closed. I sent easily 10+ emails without ever getting a response in regards to coordinating my move out, no one ever responded. There have been a few accounts of them continuing to charge people after they move out & sending them to collections. This place is obscenely overpriced for the area, if I were you I’d just find somewhere else.
