Welcome to Athens, Georgia, home to the University of Georgia's historic campus. Current rental trends show moderate prices, with one-bedroom apartments averaging $1,173 per month and two-bedrooms at $1,378, both experiencing a slight decrease from last year. The rental market includes diverse housing options throughout established neighborhoods like Five Points and Normaltown. The walkable downtown district, which borders UGA's North Campus, features local boutiques and restaurants alongside venues that celebrate the city's rich musical heritage, including the 40 Watt Club and Georgia Theatre where R.E.M. and The B-52s first performed.
The State Botanical Garden of Georgia offers 313 acres of trails and themed gardens, while Memorial Park provides walking paths and a bear habitat. The city's history is preserved in its antebellum architecture and historic districts, particularly visible in the Greek Revival buildings downtown that earned Athens its "Classic City" nickname.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at University Garden
Check the google reviews, they are true. Our family chose not to listen because of the cost. We made a huge mistake, from bug to Maintance to management it is a nightmare and you will spend more money than the cost of rent after everything is said and done .

I love my apartment and everyone is so nice. The office people have been wonderful. The apartments are a bit older but are great for the price.

It really means a lot to know how much you love your home and love living in our community! Our whole team is exceptional, and we are so happy to see your glowing remarks about their service and the great value we offer. Thank you and have an amazing day!
I see all the maintenance has to do around here. Picking up after some lazy neighbors who don't care about where they live. Instead of blaming the office people, take some responsibility. They are the best this property has ever had. Been living here 5 years. They actually care about us. I love this place. I see so many people complaining and feel bad that these people working that really care are made to look bad. Why move in if you know it is old and you don't like the age. That is no ones fault but your own. I just want these office people and maintenance to know I care and think they do the best they can do.

Wow! Thank you for the five stars! We are so glad to know you love our community. Our team is dedicated to proactively attending to your needs. We are glad that you feel enthusiastic about their service. Thank you very much for your encouragement and long-term loyalty. We appreciate you too!
The place is full of bugs, extremely slow on maintenence, and staffs are useless. You can complaint a hundred time but they wont solve any problem. Also, they tried to fake themselves as "UGA staffs", which I personally feel so ridiculous.

Thank you for taking the time to review. We strive to offer you the finest residential experience possible, and we are sorry if pests have affected your satisfaction and if our service has not met your expectations. When you have a moment, please stop by the office or give us a call so we can promptly address your concerns. We look forward to hearing from you and making things right.
garbage area outside during rain is a swamp and stinks, property management doesn't care that 'strangers' are lurking around at all times, railings are falling off (the fix is to jury rig with wire, not proper fasteners), there is NOT a 24/7 management, it's when they feel like answering the phone. horribly run down in general and bug spray service or not, doesn't help the main 'Tower' building has roaches even where you would not expect them. when informed of a problem / situation on site, they do NOT react in a timely fashion; in fact, barely at all. DON'T bother with this place - there are too many good apartments and condos in Athens to lose your money on this place. It could be nice, but if Management doesn't give a rats' patoot, there's nothing you can do to remedy. I think some of the office personnel have Way too many things on their plate with other outside interests than are able to put the time in to management this poor old place.

We look forward to hearing from you.
STAY AWAY. I moved in because I lived out of state and did not realize how bad this place actually is. 1) when I moved in they got the wrong date and gave me an apartment that was dirty and had boxes in the balcony. 2) In addition, the floor was coming up in the bathroom and 3) the hallway always smelled like smoke from cigarettes or pot. 4) I had a large bug problem and 5) the complex itself is unsafe and police cars are always circling the complex. While I had many issues with the apartment itself and being in an unsafe neighborhood the worst was when I moved out. If you have a pet expect to pay a pet odor fee of $65! Even though you pay an extremely large non-refundable pet deposit that pet deposit means nothing as nothing was damaged in my apartment and the office stated after that the apartment carpet had smelt like dog even though my dog always laid on her bed and had not been in the apartment for over 3.5 months since when they came to spray for bugs, the smell overwhelmed the apartment. In addition, they charged me for the blinds ($35) even though I put a report when I first moved that the blinds did not work. Finally, if you do decide to go here even after all of these things, beware that you have to submit a request 2 months in advance that you are moving out or they will charge you for those months even though you cannot live there. Just a precautionary tale and learn from my mistake.

This apartment is in such a fantastic location! Less than 5 minutes from downtown and less than 5 minutes from Sanford Stadium... Go Dawgs!!! My apartment is very spacious and really in the heart of Athens. You could even walk to the public library for some quiet time and good reading. The back patios are perfect for Fall and Spring days to just lounge around and maybe grill something yummy for your tummy. I love that our complex is pet friendly so I can keep my two gorgeous pups with me all the time! Living here would definitely keep you happy.
Cute building, 460 a month but the whole building needs remodeled in Lexington tower.
