Property Ratings at Twin Oaks at Southwood
I almost escaped from this complex. The leasing office is the worst ever. They almost do nothing. Dropped the maintenance orders often and never intervened for the people who were making extreme noise at night time and destroying the trees, lawns, and bushes. There are so many tenants who are living with many more numbers than the policies. The unit above me were 2 bedrooms, and they had 6 regular family members and 2 other adults who were "visiting" the household, the unit beside me was one bedroom where 2 adults/2, children and their grandmother who was also "visiting" no matter how they define the visiting. Of course, the excessive numbers make excessive noise. It was the noisiest apartment I ever experienced.
When I moved in two years ago, what sold me on Twin Oaks was it's Southwood location and the big green spaces for my dog to be able to walk. After having been there a few years, I can say that one of the best things is being in a 2nd floor apartment and not having anyone above me since the buildings are only two stories, so I don't hear people walking above my head at night. The other thing I really appreciate is being able to park outside my front door and walk straight into my unit from my own ground floor entrace -- it makes it a lot easier to bring in the groceries. The staff is also very responsive whenever an issue comes up, for example when the light outside my apartment went out.
I love living at Twin Oaks. Mike the rest of the staff are great and they do the small things like letting a cleaner in the apartment when I'm away at work. I also love being able to walk to work at the State Office Building. If you want quiet and lots of green spaces, this is the place for you.
You should know that while they price this apartment like it is a "luxury" apartment, the cost of utilities will actually bring that up by quite a bit because most of the appliances are at the end of their natural lifetimes, especially since most of them rarely get serviced. I've lived here for about four years and I can tell you nobody does regular maintenance on the appliances, the only maintenance they do is when there is something wrong and they will usually find a bandaid for that problem if they can avoid a more expensive or comprehensive fix. 1/1 bottom floor apartment with average utilities between 200-250 a month! Outrageous, even for Tallahassee prices.
I lived here from 2019-2021. Southwood is very safe. The management was always wonderful to me. Any maintenance requests I made, were handled within one business day. My neighbors were mostly young families and all very kind to me. The trails are also another amazing resource.
Steer clear. I’m terminating my lease early bc of shoddy management and maintenance. My AC unit recently backed up due to a lack of maintenance (not in my control), causing water and maggots—yes, maggots—to spill into my apartment. I’ve had trouble having requests completed with management and am apparently not alone. These units (and the display unit) are nice on the outside, horrible on the inside. I would never recommend this place and am eager to move out.
Front desk staff is very rude .Their response is not proper.everyone giving different information.the lady on front desk say if your credit report is good they wave deposit and the other guy say they not gonna wave it.not only that when I went there next day ,there is one white guy and he is not able to understand what I m trying to say.He is showing that they don’t care whether we go there or not...he is not ready to co-operating.sooooo sooo disappointing.!!!!!
I put down a deposit on an apartment at Twin Oaks in January of 2016 to move in on April 16, 2016. Then something came up in mid-February, less than a month later, and I needed to back out, based at least in part on the fact that I felt that the leasing agent at Twin Oaks gave me inaccurate information. However, they told me the fine print in the application allowed them to keep my $200 deposit as "liquidated damages." Mind you, I was giving them more than 60 days notice and they have a waiting list of people wanting to live in their complex, but whatever. They kept my money, and I would not recommend doing business with them.
Air conditioning has quit more times than I can count. The electricity bill hovers around $350 a month because they never fix it properly and it's under sized. The staff is rude, lazy, and incompetent. I've discussed the ant problems with several neighbors and everyone has fought ants all summer. At $1,200 a month for rent it is a rip off!
My wife and I lived at Twin Oaks and we really loved the community and the complex. It is very quiet and in a safe area of town. The management is great and worked with us to negotiate fair prices. The grounds are well maintained, the apartment itself was spacious and beautiful with lofted ceilings. Amazing price for what you get. We could not have been happier at Twin Oaks.
